      That warehouse yard looks very familiar, i'll see if i can pass by here in Edmonton and do a tour myself. Honestly that prefab home could be great for a veteran&small families that's having difficulties finding a home here in Edmonton due to overprice and lack of supply too in the real estate market.

    I don't own a TV, so the living room is fine, but I would have to have a bigger fridge. A movable island with stools might be nice for a place to eat. If you report on this company again, let us know how the homes are insulated. Thanks for checking it out, Kerry. I think the US price is pretty good.

    I live in a three story, drafty, 4 bedroom, 100 year old house. I hate it. In the winter, I spend a fortune on heating oil. In the summer, the stupid flies invade as if I have a window wide open with no screen--- I have no idea how they get it. It skeeves the hell out of me. And the damn things ignore my indoor bug zapper. Ridiculous.
    I want more than anything in my retirement (I'm 55 now) to live in a small, new, energy efficient home. With everything sealed to keep the damn critters out.

      May I ask what prompted you to move into a four bedroom 100yr old home to begin with? I’m just curious. I grew up in a town called “Historic” Marshall. Why historic, 85% of the houses in town and out of town. They’re beautiful homes for the most part but you know going into a home like that to winterize the hell out of it. Close off all rooms not being used with registers closed of course. As for flies, they’re probably coming through attic space, chimneys and fireplaces etc. And cover drafty windows windows with thermal curtains closed at night and left open on cold sunny winter days. Good luck and enjoy your retirement plans 😊

      I'm in the middle of a divorce now ( another reason I'd prefer to not stay here long term-- too many memories ).
      20 years ago, my then Wife and I bought this house. We had 2 children, were living in an apartment, and were planning to have more children. So we needed more space.
      She liked the size of the house. I liked the price and taxes.
      But it's really become more of a chore to maintain. Our three kids have been living with me for the 3 years we've been separated. And I do not want to put any more money than I need to into this house.
      For me, a Boxabl ' Casita' would be ideal in my older years. Especially with solar panels, and electric everything.
      It would be easy to maintain, comfortable, safe. And the lower cost of living would make it easier for me to, well, live:)

      Consider spray insulation, replacing the windows. If you can’t replace the windows, consider plastic sheeting insulation systems. Caulk around the windows on the outside. Attic insulation 12”. Insulation is the cheapest solution. Fix all leaks on the doors. Consider a pellet heater. They work very well and don’t cost a lot in pellets.

    I like it. Who needs more kitchen? An island just gets in the way, a small fridge uses less electric, an id just get a microwave you can bake in, and im golden!

    Not bad, though could use some easy improvements, IMO.
    I'm one of the "do the windows open" complainers, lol, so thanks for pointing that out in advance. It does need windows on the back wall, though, you want windows that allow you to vent hot air, so you need air to flow through and out of the building. So many of the units you showcase seem like they would be absolute ovens in the summer with all the windows and metal (often black) exteriors. Builders don't seem to be accounting at all for off-grid use or expect a very expensive solar system that can power AC all day and into the night, which you would need. No one seems to be doing any passive solar designs for the buildings either, which is a real shame.
    Don't like the kitchenette, myself, I would want more of a full kitchen.
    The built-in storage in the bedroom is really nice, though I would want some drawers.
    2 bedrooms are nice because you can turn the 2nd into a home office. Would be nice of one of the bedrooms had an exterior door, having a deck outside off of that would be nice.
    Nice bathroom, but I would rather have one with a window, both for light and fresh air/steam venting. I suppose the easiest way to do that would be to have a tile shower.
    Water heater should really be an instant water heater.
    One thing I'd like to hear about in your videos is insulation ratings in the floors, walls and ceilings. Also if the builders do or do not do custom design on the models. This one sounds like they do as you talked about the kitchen. Also looks like the builder builds tiny houses - there's one out the window at @1:35, did you film videos for any other units while you were there?

      The mini-split system is also A/C and we stayed pretty cool in the summer heat sitting in this thing.

      A shed roof with clerestory windows would go a long way towards reducing unwanted solar heat gain. With proper site orientation of course. Some of those floor height windows could be eliminated while still allowing light and also providing chimney convection airflow. The shed roof is better for solar panels if oriented E-W, and those panels would provide shading for the roof further reducing heat gain. Shed roof gives more overall ceiling height and interior volume. Of course some don't like that look, but hey, you're gonna be living in a black metal box so to me traditional aesthetics are already out the window. May as well go for function.

    Good one Kerry! Stylish, spacious and good value for the US price (assuming the shipping costs are not egregious coming from Edmonton)! This builder should DEFINITELY open a US location!
    The only things I would change here is take out that back window and put in a bigger frig, reconfigure the furniture to include both a TV and dining area, make the loft room the kids' side (genius layout there to fit in several kids btw!), and put a lock on the hot water heater cabinet so the kids can't access it.
    Great job! Had to like this one! 😂✨👍🏽

      The point of these small homes is downsizing and getting rid of junk. You don't move into one and try to take all your junk with you, IMHO, and if you take more than you need, there is a shed I bet they could make you one to match. 😂😂

    There are pros & cons to having vaulted ceilings in every room.
    Not having a vaulted ceiling in a second bedroom or bathroom allows for some services to be put up. That hot water cylinder that’s taking up wardrobe space is a good example

    Of course all those windows make it nice and bright, but I'd like to see it with some window coverings on it to give a little more privacy.
    Ordinary people don't like to live in a fishbowl. 😉

    If design options are there, design with organization in mind. Utility room that incorporates, washer dryer, water heater, and place for mops, brooms, vacuum cleaner and cleaning supplies. I love the windows, but windows that open up in cooler seasons. A larger fridge is a must if you’re living there permanently, gotta have room for lots of ice-cream. I’m too old for a loft, but that would be good for storage, or grandkids when they visit. A few tweaks and it would be a lovely home.

    Reading through most of the comments, I suggest you look at their case studies. They definitely can do custom builds to fit some of the comments below. I'm rating them on a high scale for the current pricing of the base models. Plus a nice showing of different sizes. Great find Kerry.

    I think in Canada it’s cooler so that okay, put this in a hot climate, metal, black, and big windows, you will bake. Good fire protection though.

    Shoutout to the Ninja SP101 air fryer, I have it in my small kitchen and it’s PERFECT because it raises and lowers on a hinge so it tucks under the cabinet and you have counter space. So it lives on the counter without sacrificing any real counter space. It’s literally the best thing ever and I’d never buy any other air fryer tbh.

    Wheelchair accessible please, wider doors& halls, ramps not stairs. Would love this. A open area under sink that allows wheelchair user to use sink, rolling shower to accommodate shower chair. This home. Is a great size.

      Outlets available at wheelchair height ,also light switches at wheelchair height height. Accidents happen to ever, even temporary setbacks are easily handled when a few things have been taken care of . All are easy adjustments for walking people to use..

    Way too many windows all over the place - too limiting. It would be much more interesting to have an alloy accordion door frame so you could have the option of creating an outdoor space to the kitchen/living area or glass balcony doors that slide to the side. I think higher rectangle windows that open at the top of rooms would allow light and air into the bedrooms... and because of that extra space at top of room, it might be interesting to take a step up in the bedroom and create some storage beneath in flooring area! I'm not a fan of the different placements of the washer/dryer or the hot water tank. Needs to be better thought out perhaps. But I love the look and some of the details give it a very modern look.

    Many great features but if living in it full time, the kitchen needs to be more robust. If just a weekend house, kitchen may be fine.

    Please ask the company if they have the technology to fog the windows for privacy or windows that you can look out, but no look from outside into your home, like mirrors. Cindy

    I think the roof should extend about two feet all the way around. I think that there should be pot lights above your head instead of the strip lights. Nice

    I think the loft is definitely not for anyone over 25.
    Even you could fall out of that loft trying to get down and you don't need to break a hip.
    I noticed you didn't show yourself climbing down. 😏

    I love the window style in Europe - it can either swing open to side, or…if you turn the handle a different way, it will lean back and be open at the top a few inches, so you could have window open but not big enough for a human to crawl through, and it would be hard for most legged critters to climb up the glass to get in the top opening. They come as big glass doors, as well. Can either swing open, or just lean back to open at top. So ingenious! Wish USA would use this kind of window/door.

    You’re going to install blinds or curtains in the windows, so that’s a perfect TV spot. Assuming you don’t mount it, you could roll it anywhere needed. I love 🥰 everything about this ❤ except the mini fridge. 😳 For a rental or weekend getaway that refrigerator would work, for my needs for a seasonal second home it would be an issue.

    If you haven't heard of them try minimaliste tiny homes they are a company in Quebec and I absolutely love them. I plan to purchase one of their models in a few years once I find land. They have a youtube page and website

    I would use the bedroom with the loft as an office space and stick a sleeper sofa in the bed nook. Maybe put a futon and some pillows up in the loft for adventurous guests to sleep in, otherwise, use it as a storage space or it's probably wasted space for an older person or couple. Bathroom looks a little Home Depot-ish. The couch they have is too big for the space, so I think that space needs an updo, but it is workable. Not my favorite space you've shown us, but it's pretty cool for the price.

I've been searching online for ages, and none of the companies you recently covered ever appeared in my searches. Metatags people! Get your online marketing strategy so you are visible. Would love to see an 800sq 2 storey option. Only have a small footprint so going up is best option.

    besides the price I find the overall outside appearance good. Take care this is a long sucker. I would always put it on a full concrete slab and not on blocks. I am asking myself how that is delivered out without cracking the walls and the ceilings. Such a home moves in transport and breaks silicone joints I used to move smaller glasswool sprayed houses. . And how do you lift that up without bands damaging the overgang and the pvc plates? I see no hooks. Anyways lots of light, good against depression. Remarkable fine and stylish finish nothing to say about that. Ceiling is perfect. Multiple airco/heaters. Disposition is very logic. So privacy is totally obtainable with rolling stores. I don't know, I think, I am counting, before you will be fully oprational on your own plot of land you will reach the 200K mark. What can you buy in your region that can be called a house for that price? That is the question.. NICE SHOT

    Reason why I am fan of this unit. The refrigerator is to small and the kitchen area is also to small. It is not to my liking.     I think the bedroom with the ladder up to the extra room would be the kids' room. Where else in that house would the kids play? There is no space in the bedrooms or living room.

    I could not picture myself living in this home full time. As a vacation rental, yes. A primary residence, no. The bedroom with the washer and dryer hook and the other bedroom have no closet. Plenty of storage, perhaps but no where to hang your coat or bathrobe. The kitchen is cute but not really functional. I certainly appreciate you sharing this video with us. Thank you.

    Happy Thursday video! I like the exterior, and the bottom opening windows. Not thrilled with the actual layout this client has chosen. I would agree with another, that it needs an island/ peninsula for more work surface and eating. Where are any hanging closets?

    I’d eliminate the window by the kitchen and have a full sized fridge and an oven/stove. Yeah, the heat/air con above the bed sucks. Have to fix that.

    For less then 1/2 the price, 49 k USD , you can get a 3 bedroom 2 bathroom house form a prefab house manufacturer in Arkansas. You would have to assemble it yourself though.

    This home could have been designed with more thought and better function. W/D and water heater in the bedrooms is an absolute no-no. I wish they would have called me to help with a smart, functional and aesthetically pleasing design. All three can be accomplished in very small spaces.

    Excellent review Kerry, thanks for sharing. Really like the pitched interior roof. Not a fan of those windows.. They were standard issue in Toronto's 70s... I dislike any window one can't easily escape from in an emergency... Also over windowed. Pardon my nitpicks.

      It's about 130k US dollars for the Mod2 which is two bedrooms. That is a decent price for a prefab.

    This home is easy to duplicate using tubular steel construction kits. My guess is around 75,000.00 complete in the USA using standard building systems.

    If a full kitchen is available with a non-RV fridge and stove, it’s okay. I wonder where they would put full size? Looks pretty limited for kitchen space.

    Want a window in bathroom, want a bigger fridge, A little smaller windows and No opening on bottom, instead smaller windows on the upper windows but have then open outward from bottom keep rain out. A Small projector with pull down shade, tankless water depending on where you live. Want more storage for bathroom. Love the metal and ceilings , size is good. Loft ladder could be better like easier to get up and into the loft. I’d set loft up as some storage, bean bag chair, reading lights and cat walkways up to loft if I get a cat. I need a place for the dog bed. Loft would be better with a small skylight. Perfect if it had solar nice unit overall. Perfect for short term rental I’d rather set it up for a longer term rental or in law type. People need longer term rentals at affordable rates. 1-12 months.

    The 2 bedroom model is what we’re looking for - however at $165k for 700+ sq ft not including site prep, etc (turnkey like some other manufacturers) well - that really increases the overall costs with site, foundation, hooking up utilities, etc. This could easily become $300/ft. In today’s market here in the N Dallas burbs it’s already 300/ft yet these are supposed to be more cost efficient. Not seeing it 🤷🫤

    I went to their website, the price of the Mod 2 is considerably higher than you stated. It is 179k, not 127k, which is a HUGE difference. Even the Mod1 is more expensive than the price you gave for the Mod2. Either you made a mistake or they jacked up the prices or they don't put CA to denote Canadian.

      I don't like to sit facing a kitchen, so I'd place the sofa with it's back facing the kitchen and a TV on the wall between the bedroom & living room. You could also place an eating bar against the back of the sofa, with stools that tuck under, so you can use the top surface for prep space or for eating facing the TV.
