If you're dreaming of buying a place in the sun and are considering buying villa in Spain this video is for you. We talk about how to buy a house/property in Spain in this video. We also share the best places to search for a property in Spain.
Before you buy a house in Spain you need to consider all the financial and legal requirements. In this video we talk about our experience of buying property in Spain and talk with a Property Lawyer about the process of buying a house in Spain.
We discuss the need to have an N.I.E. in Spain and what that entails and we look at the tax you will need to pay on a property purchase. We are with our Property Lawyer Mario Stan who explains the legal requirements and what to look for if you are buying in Spain.
It is essential to see your property in person if you are buying a house in Spain but there are many websites that have properties for sale including; A Place in the Sun, Think Spain, Kyero and Idealista to name a few. These property search engines can help you find your dream property in the sun but you then need to think about viewing a property to make sure you know exactly what you are buying.
Some important things to look for when you are viewing a house are the conditions such as walls, damp and cracks. It is important to see that the property description matches up with reality and that you can see the condition of the property you are interested in buying.
You will need to seek legal advice to make sure that the property is legal, always consult an independent property lawyer. You will need to consider setting up a Spanish Bank Account and either being present for the house completion or giving Power of Attorney to your Property Lawyer to complete on your behalf.
You will need to exchange money if your funds are not in Euros and we will do a few separate videos to talk through what we did. Please let us know if you want us to feature any specific topic.

Hi Dave, thanks very much for the lovely comment. We are a bit different in that I ( Julia) have an Irish passport, so have been able to get residency and the 90 day rule doesn't apply. Gary is still going through the process off my residency and we will do a vlog on residency when he gets his. Thanks for watching 🥰

Morning, thank you, glad you're enjoying the vlogs. So I have an Irish passport so residency is different for me, the NLV is a good option.
We're not sure about your ULEZ question, I expect people avoid ULEZ areas, we personally haven't even come across the issue but we tend to park outside of cities. We will talk more about residency in a vlog fairly soon. All the best Julia and Gary 🥰

1. is if you gave the firm power of attorney I presume it was only for your Spanish bank and the money that was in it.
2. Are they helping you with residency or aren’t you going for that Thanks Xx
Hi guys 👋 thank you 🤗 So yes the Power of Attorney was for the Spanish account and to exchange or act on our behalf. Obviously they contact you before they do anything as well. They are taking us through residency, we are starting the process this week. Glad you found it useful ❤️

You could even get T-shirts made, We named Julia Bubbles because her fun personality and always laughing .You can just tell shes such a nice loving person. That was really good info Babs 😊. Answered many of our questions. Hope Gary gets better soon....maybe stay off the Sangria for a while Babs to stop anymore accidents 😂. We feel his pain, on our recent trip to Spain in the Moho, wifey fell off the ladder getting into the bed....broke her ankle in two places....3 days in hospital near Malaga. 8 weeks later, walking around like it never happened (apart from the scars and screws and plates in the ankle). Keep smiling both😊

Great vid as always - you even make watching a video on buying a house fun. Just one point to add - if you buy a new build property in Spain - as well as the other charges, there's also a 10% VAT (IVA) charge so if it's a new-build property, you need to make allowance for about 20% extra on top of the purchase price.
