This is so so much more refreshing than seeing copy and paste new builds being slapped everywhere. We have a disabled son, so an extension may be needed in the future for more ground floor space to avoid stairs and this has gave me some amazing ideas! Absolutely love it!

As an architect, I'm also glad you didn't get that extra metre done on the side, it was definitely a happy mistake. Otherwise, it definitely would have looked too big and out of proportion with the existing house! the scale definitely works really well as it is.

Its great you guys love it so much. The kitchen looks like it hasnt been done yet though. Hiding appliances and adding trim to top and bottom of wall cabinets and a cohesive design go a long way. With really good design the kitchen could easily have had an island with seating and even more storage but would have looked less clutered and more stylish at the same time. But who cares, you guys love it and its exactly how you want it !!!

Great build mate, will add a lot of value. I’d have been tempted to go that extra meter wider, give yaself more room in bedroom and kitchen for an island. But that’s personal preference 😊

HI pal, it was discussed with planning TBH and I cant quite remember but there was a adjustment we had to do, because i didnt want the door as it ruined the flow. I cant remember if it was the heat detectors or not.
I love your extension and can see you're si thrilled with it. However the only small change I would make is the upstairs full length window should be able to open. You'd appreciate it during the hot summer months getting some airflow, through, but it's a small design point. I can't get over how grand it looks

Mate this is one of my favourite comments ever on our house extension. I dont share the cost as it can be misleading TBH (Area, pre covid, plot, access, etc) But I can say its a hell of a journey if you get the right builder a house renevation or extension is fun. Love the look of the outside but the interior is a bit of shambles if I’m being honest. No hate no jealousy it’s just I see the space and I picture what I would’ve done differently and how I woudlve designed the place, but hey as long as you and the Mrs is happy!

Great extension jonny, the roof tile on the porch are they the same as the main roof. Looking at your neighbours they looked different so was that part of planning application. Please could you dm you builders details as planning for extension myself in Manchester.
Hi mate no issue changing the roof slates mate. They were different to what we have. The neighbour is the only one in the neighbourhood with similar tiles pal. Sorry builder wants nothing to do with this pal, he is super happy and settled with his work flow mate. Sorry about that
Personally im not a fan of extensions, i love the challenge of changing a floorplan (fully understand not as cost effective for resale) but this caught my eye, intrigued.

Thank tyou mate we love the house extension TBH. Windows: Yeah we sprayed them, more of a temporary measure really but TBH 3 years down the line and zero issue. We will replace them if/ when they fade

I’d be very interested to know costs of your extension, I saw another comment that you wouldn’t post as costs change, but I do think its content many would be interested in (particularly me!) but it’s your personal finances so your choice to disclose or not 😊. Carpet fitter wasn’t a big issue he was just a plant pot talking about how tough he is, how he is the best carpet fitter in the north and how he should be tipped for his work. Nothing massive just a straight up nugget
Cheers Sharpey mate it was one hell of a journey mate, but TBH I absolutely loved it, mainly caused I had huge trust and belief in my builder mate. That step is so imprtant in your extension, trust your gut. We have paused the en suite mate and probably going to do it this year TBH as the wife keeps moaning at me and it too far to walk for me in the middle of the night for a pee (Too much info but hope it made you laugh 🤭
@koifishjohnny can I ask , the two rooms joined on to the new bedroom, what size are they? This is how we doing ours with one being an en suite the other a wardrobe

Awesome build mate, jealous comments to be expected, and have these people completed their own extensions, the plans the problems, the costs, the neighbours etc, just at the end of my own double extension and open plan kitchen, the entrance is into the utility, my washing machine looks great too, this is where the kids, dogs etc enter the house, would I have them enter straight into my new kitchen, hell no 😂 And love the pond, also have a koi pond myself 👌

Reason being it depends on so many things like location, covid/ no covid (this affected us), specifics of job, type of ground, etc etc so I feel if I shared my cost it has the potential to mislead people. Looks really nice mate honestly the overall design and build looks great. There’s only two things I would’ve changed in the design phase; would’ve been for the extension to be in line with the existing property, only because it would’ve made the entrance bigger instead of being hit with that wall as you open the front door (wall on left). The other thing is a utility room, personal preference but laundry in a kitchen always irritated me, probably growing up and having cooking smells clinging to your clothes.

@@johnnyfied1 Really enjoyed it mate, I’ve been watching that BBC series of Your Home Made Perfect. This video really was no different except it isn’t made for tv via production. Funny enough, I felt that might have been the case with the planning, I’m assuming part of it is how close the property is to the public boundary, honestly at least you made it as comfortable as you could! As for the utility room, it can always be added at a later date by clever configuration. Main thing is you and your family enjoy it, sometimes as humans our biggest downside is we’re never 100% satisfied with anything haha

Hi pal thanks for your kind comments about our home extension. If you loook on the video you can see where the garage was in relation to width. The width from the external wall is 4m out. So just a bit larger than the inside of a garage I think. Length wise it is longer about 8m long from the back of the extension side to the front window. Its great you guys love it so much. The kitchen looks like it hasnt been done yet though. Hiding appliances and adding trim to top and bottom of wall cabinets and a cohesive design go a long way. With really good design the kitchen could easily have had an island with seating and even more storage but would have looked less clutered and more stylish at the same time. But who cares, you guys love it and its exactly how you want it !!!

Great build mate, will add a lot of value. I’d have been tempted to go that extra meter wider, give yaself more room in bedroom and kitchen for an island. But that’s personal preference 😊

HI pal, it was discussed with planning TBH and I cant quite remember but there was a adjustment we had to do, because i didnt want the door as it ruined the flow. I cant remember if it was the heat detectors or not.

I love your extension and can see you're si thrilled with it. However the only small change I would make is the upstairs full length window should be able to open. You'd appreciate it during the hot summer months getting some airflow, through, but it's a small design point. I can't get over how grand it looks

Mate this is one of my favourite comments ever on our house extension. I dont share the cost as it can be misleading TBH (Area, pre covid, plot, access, etc) But I can say its a hell of a journey if you get the right builder a house renevation or extension is fun. When we bought the house we had the vision of extending it due to the unusual end plot, its worked out better than we could imagine and we are very lucky to call this place home ❤️
Maybe some tinkering with interior walls for a better layout but all in all super happy and an experience of a lifetime.
PS I say "wife" a lot but what I really mean is "the boss" 🤣 I'm a lucky man.

Builder wants nothing to do with this mate. He is super happy with his work flow mate. If he changes his mind I’d 💯 pop him in. He is just a happy fella doing what he loves and has a bloody waiting list can you believe haha
Love the look of the outside but the interior is a bit of shambles if I’m being honest. No hate no jealousy it’s just I see the space and I picture what I would’ve done differently and how I woudlve designed the place, but hey as long as you and the Mrs is happy!

Great extension jonny, the roof tile on the porch are they the same as the main roof. Looking at your neighbours they looked different so was that part of planning application. Please could you dm you builders details as planning for extension myself in Manchester.
Hi mate no issue changing the roof slates mate. They were different to what we have. The neighbour is the only one in the neighbourhood with similar tiles pal. Sorry builder wants nothing to do with this pal, he is super happy and settled with his work flow mate. Sorry about that

Personally im not a fan of extensions, i love the challenge of changing a floorplan (fully understand not as cost effective for resale) but this caught my eye, intrigued.

This is amazing job looks really nice, and your right with that type of marble pictures and videos of don't do it justice, I know because I have this myself in my property, It is really gorgeous in person. Did you say you painted the windows? if so wont the paint fade over time?
Thank tyou mate we love the house extension TBH. Windows: Yeah we sprayed them, more of a temporary measure really but TBH 3 years down the line and zero issue. We will replace them if/ when they fade

I’d be very interested to know costs of your extension, I saw another comment that you wouldn’t post as costs change, but I do think its content many would be interested in (particularly me!) but it’s your personal finances so your choice to disclose or not 😊. It’s more that everyone working on the build was top quality. Carpet fitter wasn’t a big issue he was just a plant pot talking about how tough he is, how he is the best carpet fitter in the north and how he should be tipped for his work. Nothing massive just a straight up nugget

Cheers Sharpey mate it was one hell of a journey mate, but TBH I absolutely loved it, mainly caused I had huge trust and belief in my builder mate. That step is so imprtant in your extension, trust your gut.
We have paused the en suite mate and probably going to do it this year TBH as the wife keeps moaning at me and it too far to walk for me in the middle of the night for a pee (Too much info but hope it made you laugh 🤭

Thank you very much, no we didn't but we should have considered a utility room. We did it over 2 years but had a break between the single storey and double storey.

Awesome build mate, jealous comments to be expected, and have these people completed their own extensions, the plans the problems, the costs, the neighbours etc, just at the end of my own double extension and open plan kitchen, the entrance is into the utility, my washing machine looks great too, this is where the kids, dogs etc enter the house, would I have them enter straight into my new kitchen, hell no 😂

Reason being it depends on so many things like location, covid/ no covid (this affected us), specifics of job, type of ground, etc etc so I feel if I shared my cost it has the potential to mislead people.
My advice is to follow the "find a good builder video I did" (link below) then work out the average based on your job pal.

Looks really nice mate honestly the overall design and build looks great.
There’s only two things I would’ve changed in the design phase; would’ve been for the extension to be in line with the existing property, only because it would’ve made the entrance bigger instead of being hit with that wall as you open the front door (wall on left).
The other thing is a utility room, personal preference but laundry in a kitchen always irritated me, probably growing up and having cooking smells clinging to your clothes.

Funny enough, I felt that might have been the case with the planning, I’m assuming part of it is how close the property is to the public boundary, honestly at least you made it as comfortable as you could!
As for the utility room, it can always be added at a later date by clever configuration.
Main thing is you and your family enjoy it, sometimes as humans our biggest downside is we’re never 100% satisfied with anything haha

Hi pal thanks for your kind comments about our home extension.
If you loook on the video you can see where the garage was in relation to width. The width from the external wall is 4m out. So just a bit larger than the inside of a garage I think. Length wise it is longer about 8m long from the back of the extension side to the front window.
