I’m a real estate agent and don’t do dual agency (when you represent both buyer & seller). An agent that doesn’t practice dual agency can still double side a deal if the buyer (in this case the investor) represents themself in the transaction. Instead of offering an agent to represent you too I would tell the agent you will be representing yourself in the transaction and there will not be a cooperative fee owed to a buyers agent if your offer is accepted.

" ( do they? ) how do I respond to that. she's aware I will be assigning the deal & she's cool with it. she asked cause her commission will be locked in to the sale price from the seller. I said I would be glad to give her a commission out of my pay on top of what she gets from the seller. so I can deal with her in the future. thank you in advance for any & all help.

Lili....this is a great, truthful video full of advice that the Realtor community will applaud! However, just so you know, there is no standard 6% commission built into the deal. Many times when we help our clients with distressed properties, the commissions are negotiated lower (sometimes significantly) in order to help the seller in this very stressful situation.

JOIN any local real estate investors club, for cheap. Your conscience will be clear about saying you work with investors, because now you do, maybe, as needed, if you need a few. Be not intimidated. Those clubs mostly are designed to help newbies.

Example unexperienced agents.1st said wholesaling was illegal, 2nd we were not end buyer assigning property. Move on! Screen agents...…. Highly recommend Lili's book camp! New /seasoned investor's ALWAYS use title company, knowledgeable, wholesaling and assignments.

(An assignment contract I know,) but is there any thing you would need to include that since the negotiation was through a real estate agent? I find using agents is usually a dead end.Most agents I have dealt with can only focus on the commission. They just don’t seem to look at the long haul. This is just been my experience, but I am always willing to learn different techniques to make it happen. Thank you

That sounds good to offer also an additional 3% but I can see how that would be conflict of interest for the agent bc they have to remain ethical on both sides and they can be hard when it comes to investors bc they want a low ball offer but the seller want a higher return. That's just my take on it but I'm still learning
Hi Paris, I'm an agent and have listed investment properties. My brokerage doesn't allow me to represent both sides (dual agency), so I have either suggested the buyer find an agent to submit the offer or I can refer them to a different agent on my team. I would suggest partnering with an agent on the buy side. You don't pay their commission, they can negotiate best deal on your behalf, and it will help avoid delays in presenting offers for you ongoing. :)
@@kristycoleman9272 Factually Dual Agency is currently illegal in only 8 states. They are Alaska, Colorado, Florida, Kansas, Maryland, Oklahoma, Texas and Vermont. If you live in these 8 states, dual agency is illegal. You are correct. But Dual Agency is not illegal in all of the other remaining United States.

just saw this video and went out and saw a fixer listed in Los Angeles that i want to try and wholesale it but a little nervous since the amount of its present value is so large. ( 1mil and change.)The arv is 1,450,000. been on the market for a few months. i could use some help on this one. Hopefully i get a response from you Lili on this. Thanks

I never heard you mention NDA/NC agreement, but I did hear you say another investor backdoored you to steal a deal. So how can you approach people knowledgeable about the wholesale business or even the bird dog type of person with something so absurd as a $100k car? 99% of us aren't interested in this kind of asset..Itz a nice attention getter though.. Do you also include a NDA/NC agreement. People will dare to bump you out of the way and not pay you and dare you to do something about it.. In Chicago where I grew up it was known that everyone who comes correct deserves respect and no one is too BIG to get dealt with for disrespect...IJS Letz be real about it.. If you mentioned it in the training, what episode is it in? Which one do you use now? His Answer: Al, got your attention didn't it? And yes, send me the NDA. The title company I believe issues you the check once everything is completed .
Its on the HUD/Settlement Statement. The closing attorney will handle all the details

I find using agents is usually a dead end.Most agents I have dealt with can only focus on the commission. They just don’t seem to look at the long haul. This is just been my experience, but I am always willing to learn different techniques to make it happen. Thank you

How exactly do you get the agent to put the offer sheet in the contract do you tell them everything over the phone or do you email them the sheet and say I need you to put what’s on the sheet in the contract?

As in the purchase and sales agreement and assignment agreement contract do they write up both since there representing both us and the seller ?
Also once we do have a offer for them do we send them only a offer letter with what you said added in the offer to write in contract ?

LilI i have a question, After i get the contract signed and everything. does the agent take the contract to escrow? or do i? and if so how do i add my wholesale fee into the contract without the agent knowing? how would i write that? and how do i write it to the point that it subtracts from what the buyer is actually going to buy it for minus my assignment fee and sellers actual money?

I’ve spoken with a couple of agents who have declined the “double dip” offer and stated I’d have to find my own representation.. some don’t even return calls lol. How do I go about dealing with this? 🥴
That sounds good to offer also an additional 3% but I can see how that would be conflict of interest for the agent bc they have to remain ethical on both sides and they can be hard when it comes to investors bc they want a low ball offer but the seller want a higher return. That's just my take on it but I'm still learning
Hi Paris, I'm an agent and have listed investment properties. My brokerage doesn't allow me to represent both sides (dual agency), so I have either suggested the buyer find an agent to submit the offer or I can refer them to a different agent on my team. I would suggest partnering with an agent on the buy side. You don't pay their commission, they can negotiate best deal on your behalf, and it will help avoid delays in presenting offers for you ongoing. :)
Check with your state. It's illegal in many states to have dual agency. It's legal in my state, but my brokerage doesn't allow it.

@@kristycoleman9272 Factually Dual Agency is currently illegal in only 8 states. They are Alaska, Colorado, Florida, Kansas, Maryland, Oklahoma, Texas and Vermont.
If you live in these 8 states, dual agency is illegal. You are correct.
But Dual Agency is not illegal in all of the other remaining United States.

hello this is my first deal/s & Im dealing with an agent ( out of state ) & she asked me " will the end purchaser still use her to close the transaction ? " ( do they? ) how do I respond to that. she's aware I will be assigning the deal & she's cool with it. she asked cause her commission will be locked in to the sale price from the seller. I said I would be glad to give her a commission out of my pay on top of what she gets from the seller. so I can deal with her in the future. thank you in advance for any & all help.

Here is an excerpt from a facebook conversation that I had with a potential cash buyer for larger properties. I never heard you mention NDA/NC agreement, but I did hear you say another investor backdoored you to steal a deal.
So how can you approach people knowledgeable about the wholesale business or even the bird dog type of person with something so absurd as a $100k car? 99% of us aren't interested in this kind of asset..Itz a nice attention getter though.. Do you also include a NDA/NC agreement. People will dare to bump you out of the way and not pay you and dare you to do something about it..
