Thanks for the video sir, here are my observations - Wagholi is near to Major IT sectors like kharadi, magarpatta and yerwada which is benficial. Airport is also near compare to other location. As it came under PMC in next 3 years it will groom for sure as it has potential still(not like Kharadi which is already done) Wagholi has multiple good schools near by area Problems are - Traffic issue, water issue, facility issue like gardern, hospital, play grounds But if they do so all those changes this would be next BKC i beleive
Next BKC is difficult.. Wagholi solely depending on Kharadi because of near distance, other wise Wagholi don't have anything of its own... PMC included multiple villages in its limit so Wagholi will get few or very less attention with others
Look to make a similar video on Marvel Zephyr- the initial phase , the problem phase and current premium phase. Gives the viewer an idea of how real estate progresses and location + society management plays a role to make it better

Kharadi has genuine people of power like Surendra Pathare who actually care about the location, people and development, whereas, most of the land in Wagholi is purchased by Satav Patil and Pawar family who 1. has ensured that any inter roads connectivity or road widening is litigated amd blocked for monetary benefits, 2. Runs the water mafia and creates water issues 3. Scares and transfers police officials so his guys/rural folks who vote dont get traffic cases at keshnand and awhalwadi 4. Blocks any non-localites/non-marathis from doing business where they are not benefitted - in all gives a damn about the development or growth of Wagholi.
I live in wagholi near Wagheshwar Temple, no body cares about the traffic rules. Continues dump trucks dust, traffic, noise etc all the problems. I will say spend 10-15 lakhs but buy in kharadi 😅

I lived in nyati for 1 month almost everything is good but even in monsoon the water problem is there and the water is very salty and unusual i feel. I left that apartment immediately
Really don't invest in Wagholi / Awhalwadi / Manjri Khurd and nearby Area, very arrogant people and worst roads, selling plot taking money from us and dominating us only on various parameters, its true advice

Wagholi has good potential in near future due to it connectivity. No doubts rates will go high. Once good steps need to taken by govt to overcome traffic of nagar road and it will resolve soon s i hope. Also metro will boost the market

I think whole East pune has water problem and wagholi is worst. Kharadi seems too small. There is no township or big societies which can accommodate large number of families (even like nyati elan are rare). Nearby areas like tulja bhavani, chandan nagar are already occupied and crowded.
Still it has better greenary than kharadi area that is way too much expensive also top notch builders of kharadi have poor development and have quality issues..ans wagholi has much better roads comparatively many posh areas of Pune
Wagholi has worst roads in entire Pune.... See the Bottlenecks in nagar highway , everytime it gets choked , huge traffic 24/7 ....... No other roads except the only nagar highway

every area in pune is over hyaped. Good PR is done by promoter Govt and everyone as stamp duty is their lungs. No water No good roads all traffic

DPR for newly mearged is in progress for 34 village. Without DPR PMC won't start work. Hope u know what is DPR.
