I'm deeply regretting my decision to buy a flat in Majestique Tower East. I urge anyone watching this video to reconsider purchasing any property from Majestique. They have been unresponsive to my emails and concerns, and I feel misled. The land for Majestique Tower East is uneven, with slopes everywhere. Residents of the E1 and E2 towers must navigate a steep incline daily, making it challenging for senior citizens to walk comfortably around the community. Furthermore, the development is progressing tower by tower, which means construction noise will be a persistent issue, even on weekends.
I was booked 2bhk flat 10 days before .. builders sales team selling flats by telling customer that possession Will be in 2025 but when I checked on MAHARERA it is showing 2026.. and they will mention possession date 2026 in agreement. Immediately i cancelled it.
This is usually the case in all under construction projects. Builder commits one year earlier date than Rera committed date. This is a general practice.
Its standard practice - Builders plan for 4 towers and launch only 2 stating early possession but they have Rera validity till the last tower is completed. All points in agreement is written for builder benefit.
How to check if project fall under blue line or red line? Is it mandatory for builder to mention that project do not fall under these line? If not, why Government make such declaration compulsory?

approval from central govt is pending. once that is done, construction will start which will take at least 5 years to complete considering metro + flyover combo. My personal suggestion - don't buy/invest in wagholi. issues like water quality, traffic, tanker mafias, electricity load shading, no drainage pipelines and dust are never going to be solved considering increasing population.
I am also in a position where builder is forcing to take soft possession and start interior without OC. Me and few of us denying the possession as OC is not there but seems it's not working. My project is in Dhanorie built by one diamond name builder.
Yes it is however water body is the natural waterflow and very small, whereas other societies are directly on the riverbank of mulamutha and in modern construction it won't matter as we are building bridges in the sea now.

Things you say are just idealistic scenarios.Builder procures oc by paying the respective authorities handsomely. Incomplete buildings k partial oc lek possession de dete hai. Aur hm usko contest nahi kar sakte kyuki its completely legal for them
Is it good to buy a semi commercial property in Hinjewadi phase 1? Price is 25/30 lakhs, they said that you'll buy a studio, there will be a company which will develop the studio, there will be 10 yr agreement and you'll keep on getting rent. After 10 yr, contract will renew.
