CalHFA's $40,000 ADU Grant - Who qualifies and how to get it

    As of December 9th, 2022, all funds for CalHFA’s $40,000 ADU Grant have been reserved. Applications have been closed.
    However, with bill AB 157 CalHFA is being required to convene a working group to develop recommendations to assist homeowners in qualifying for loans to construct ADUs and JADUs on their property and to increase access to capital for homeowners interested in building ADUs. They have until July 1st, 2023 to prepare this working group.

    California homeowners, the state wants to pay you $40,000 to build an accessory dwelling unit with this ADU grant!
    The CalHFA is offering this grant to augment your ADU construction or renovation loan. The grant is intended to help low and moderate-income homeowners to build ADUs.
    Don't think you qualify? The income limit actually varies across the state. For example, in Yuma County the upper limit for annual household income is $159,000, while in Marin County it’s $300,000.

    The problem is now the interest rate is so high can’t barrow any money now and who wants to be debt when you might lose your job but the ADU would be a income that you can use so it is a catch 22 situation

    You can only get one ADU grant per property If you build a ADU and an Jr ADU at the same time you only get a grant for one of the units.

    Can I use some of the grant for site prep, like leveling the area of a hillside for the foundation and the maybe needed retaining walls associated with site?

    How do we know how much money is left in grant pool?
    Is there a way to guarantee that one will receive the grant money provided all the criterion are met?
    What I am trying to get to is: I start the project to gain this $40k grant but only realize that there is no more money left in the pool.
    Can this somehow be locked in advance?

    Just wondering if I’m already get the permit for ADU and I have my own licensed general contractor do I qualify to apply this grant too ? Thanks 😊

      A grant is free. A loan you have to pay back. Can someone explain to me. Thanks

    Business has been slow, was not able to qualify. We are at 5% on are 30 year loan. 21 years to go 👎
    We want to build out 1 car garage portion & adu in the back yard. We have a huge lot👍
    How can you help with getting the Grant & more? Thanks in Oceanside ca.

      All funds have been reserved as of December of 2022, but CalHFA is currently trying to get $50m more in funding for the grant. Right now it's just a waiting game.

    Seems like there’s misinformation being spread here (and I hope it’s not for the sake of selling your services). I would love for you to be right because what I’ve been told makes no sense.
    You use the term “reimbursement” in regards to the CalHFA grant, and during q&a, you say that you have to have COO prior to “reimbursement” but I’ve been told there is no mechanism for reimbursement by the lender I’m working with, which happens to be the only lender that does the 2nd construction loan. If you pay out of pocket at anytime prior to your construction loan being funded, and if payments are not going through escrow, those soft costs are not reimbursable. Your lender will say “we can reduce your principal balance”, which is not the same thing as being reimbursed…

    Why are these prefab units SO UGLY???? It would cost the same to make it look nice than it does to make it look dowdy and disproportionate.
