You watch car videos you ever seen them point out recalls or potential problems down the road or they just go through and highlight things they like about the video! To be fair in detail this might have been one of the best executed houses ever shown by Enes. If the price tag was 25 Mill it would feel perfectly fine. But 135? I know nothing about luxury real estate but even i had to laugh whrn he said that.
As an architect I love these videos, many times people are only guided by appearance and how it looks but the most important thing in a house is the comfort and quality of the spaces in the long term, since it will be a place where you will spend most of your time, and sometimes it doesn't matter if it's worth a hundred million or a few, but rather the quality.
By the way, I discovered your channel recently and I've already seen all the videos lol 💯
I hope you are aware of that when you are building your houses, because from what I have seen lately, architects seems to have no idea of what they are doing and still think we should pay a huge price for it.
The whole 1980s NY loft open plan (lazy architecture) isn’t cool anymore. How many random seating areas (wasted space) can you “design” into an empty container?
You can’t see kids running around these houses.
108 degrees in the daytime, so you can lay out by the pool for up to 5min. 88 degrees at night, so everyone is sweating during your outdoor party.
I’ve been to Dubai on business a few times and living the hotel life is world class. Impressive suites with a butler and limousines to take you to the next air conditioned destination.
Happy that Enes got a free trip to try and sell this tract-house on a sandbar, but c’mon man.

That's why I struggle to see a real use case for the beautiful sauna... I mean just step outside for a few minutes and you get the same effect... it's almost like trying to sell a hammam in Singapore where the climate is hot and humid.

The entire house is an illuminated warm work of art with the city skyline glowing in the background. It's something I would expect to see on an OLED TV demonstration. I like the tan and brown combination. It's clean, calming, masculine and new looking. I always enjoy Arvins comments. I learn something new in every video. Thank you posting!

After I purchase the Rolls Royce miniature for any home I purchase, then go buy the toaster.
The irony is Arvin brings up many of the issue that the orginal palm home buyers had. The lack of diversity in the homes, the size, how close they are to each other, and the price they paid.
When I first saw the Enes' video, I thought "Man, this one is so pretty. It really makes you admire the beauty of the details. I wonder how Arvin would react to it."
I'm happy to see I'm improving to see the flaws (like the entrance of your primary room being the closet) and not losing the sense of admiration to the good parts. This video felt like when you're not sure if you did your homework correctly and then next day the teacher confirms that you were doing the right thing.
And man, the price tag is just absurd. It can be more valuable if you consider the watches/cars being part of the home, but not nearly as close as 135M.

Most relevant thing said - track house. Enough said. Never pay millions for a track house. I wouldn’t pay $1M for just about any track house. When you have a track house, remember, no matter how much you bling it out, it will never be anything memorable nor special because next door is the same.

I am like a noob in house realestate but eversince I started watching your vids, I now can point out the negatives of these expansive homes right away, before I was blinded because of the pricetag they put in them, so I used to justify it by thinkg because it's expensive it's good the way they designed it

I don't think the bridge killed the view. It's there but still kinda blends into the shoreline because it's low. I didn't even notice it until you said first said something. The skyline isn't blocked whatsoever by that bridge. Though at night it was more noticeable. It still stands that very little of this place is acceptable for $135M.

Great video as usual. However, this was one of the first vids that felt a bit nitpicky? What used of that size would have an outdoor bathroom?? And with the heat of the Dubai, a nice indoor break is a welcome reprieve. Is obviously way too expensive, but sticking to genuine critiques is what I love about your vids.

I've got a couple houses Enes toured that I'd love to see breakdowns of.
I worked in an office and it overlooked the port and a main road. I actually liked to look at the main road to watch the vehicles passing by. After all, unless a big cruise ship is coming in, looking out unto a relatively still ocean with minimal waves can get dull after a while.
I agree with everything aside the pallette comments. When in the Middle East, you should make it a Middle Eastern theme. It's not Europe or the US. If one wants a western theme, then buy a house in the west.

He used to be a realtor in California so he probably made plenty of money with that to begin with. He made UA-cam videos while he was a realtor, and as the quality got better he gained more subscribers and notoriety which then led him to quit realty and do UA-cam full time. Now he probably most definitely gets paid a pretty penny to do these mansion tours.

Enes has a video from 2 years ago touring “the craziest mansion we’ve ever seen” in France for $141m. Could you please do one of these reactions to that house? I love that video and to my peasant “can’t afford a $500k home” brain, that is the dream. But I’d be super interested to see a 45m breakdown from you on that property.
I agree with everything stated here. The house is full of beautiful high-end details yet so much wrong and priced way too high. Maybe it's just me, but I didn't see any bathroom doors unless there were pocket doors that escaped my attention. What really blew my mind was the half bath near the entryway that also seemed to have no door. I can just imagine the guests' surprise attempting to use that thing.
That last bedroom, the walk-in-closet is soooooo big, bigger than the actual bedroom, that i will feel I am sleeping in a closet not a bedroom. And I don't like pink, but this house is so brown, and beige and sand, that i loved the pink bathroom, a little touch of color finally.

How much would you say he spent on finishing? Because I counted about 3-4 B&O tvs which go for around 20k, I can see why they would put such an unreasonable price tag. The owner broke the bank on this house for sure!
i like the views, much better than a lot of views from palm jumeirah and remember that many of these houses on palm jumeirah have similar prices but this house looks weird and is SO overpriced... definitely takes the cake (i especially love the random collumn in the middle of the living room)
and theres other houses being built on the island aswell, outside the bulgari houses/apartments, and most of them as we can see especially the ones who face downtown dubai are some big hitters, but as usual with property development you can tell that the people who actually spend the money clearly rather want build on their own accord not having to comply with Bulgari design guidelines
what people dont know about dubai is that foreigners (especially from countries with money) are only allowed to buy/own properties in certain areas such as jumeirah bay island, Downtown Dubai&Business bay, Emirate Hills, Palm jumeirah... dubai most definitely does not LACK land but the only way to bring value to it is to virtually limit the land available which is why you see skyscrapers in these particular areas a lot

I'd love to see you go on one of these tours with Enes lol that video would be hilarious with how he over sells and says everything is exquisite ect & how realistic and honest you are!
Dubai you nailed this one. Nice property. It appears to have been filmed in the winter, as I see no shades to protect from the intense summer heat. With temperatures reaching the 100s and high humidity from late April to October enjoying the outdoors is only possible from November to February. It gets so hot that you sprint from your car to the house just to escape the heat. Other than that amazing finishes.

One thing no one pointed out is those giant geodes are dyed. You'd have much more variation in tone, and only specific hues based on the chemical composition of the crystal itself.
Has anyone mentioned the lifting tiles at one of the corners of one of the pools. I watched the Inez one first and there's not a single enclosed toilet in the building. Maybe they're all electric composting.
Those giant pillars everywhere must be part of a superstructure holding the island in place.

I kind of come to your videos expecting negative criticism all around but this time, I like that you noted many positive things about this home, I do not know how I feel about the price especially as I can not fathom that much money but I am sure it is not $10m like you said, Dubai real estate is also priced high these days and with no income or property taxes, there is more than you can get in LA, just my opinion

Just found your channel and subbed. I find all that marble and onyx quite tacky. These surfaces stain easily and generally don't age well. Elements of this house I found to be childish, the starlight ceiling, model cars showcased throughout. The opening roof was a waste of design effort. The owner just wanted opulence but no taste was evident. Some of your comments were so on point. Yes, the sauna and the fire pit area were the best features of the house.
he says "what an amazing, unobstructed view of the skyline" when the bridge is right there obscuring the view. :D

that tv was stupid. they should have had a wall that would fit that tv. it looks like an afterthought and yes people could totally bump into it often. also, barbieTM would love this home. too much pink for me.
Thoughts on offices: if you have large windows and great views why would you set the desk up so your back is to that and facing the wall?

I'm perplexed over the sliding doors on the 2nd floor, there are no balconies, what are they stepping out on to?
That marble walkway looks nice, but I think it would be a slip hazard when wet. I can see some decked out woman in heels, slightly tipsy, tumble into the water feature losing her step or getting hurt. Wouldn't make for a nice night. That's the least of the concerns with this $100M graft.
That outside sunking seating shade is just a replica of dubai metro station.
I've seen homes from Blue Heron Las Vegas that are bigger than this! That's a great view of the bridge,

Apart from the size, the interior of the house is very well executed. It has got that luxury hotel/private resort vibe but cozy at the same time. Not many people are going to be in the market for this with that price tag unless you're a multi-billionaire who specifically likes paying premium for brand names, too much value is being placed on something you can't control in this property.
