I am an architect, and discovering your channel has been an eye-opener for me. I used to think I was the only one noticing some of the unusual finishes and design concepts in Enes's videos. Your channel has provided a new perspective on my future design journey.
Holy moly, educating us on the Island orientation to city center and showing the custom home area really put this house in perspective. See? This I think is what Arvin brings to the table. He reveals things you can’t see in Enes’ videos. Enes’ videos are great. I love them. And Arvin is helping us see what’s really happening. Excellent video!

At least we have Arvin to explain why Enes is having so much trouble getting some of these properties off his hands, LOL.
@ yeah. I think people who know their project is in trouble hire Enes to help pump up their troubled project. So Enes can’t tell the whole story. Isn’t it great then that Arvin has come around? It’s really the perfect balance of beautiful production and putting the project’s best foot forward and honesty about where the flaws are. I think the two channels are perfect companion pieces.

As an architect I love these videos, many times people are only guided by appearance and how it looks but the most important thing in a house is the comfort and quality of the spaces in the long term, since it will be a place where you will spend most of your time, and sometimes it doesn't matter if it's worth a hundred million or a few, but rather the quality.
I hope you are aware of that when you are building your houses, because from what I have seen lately, architects seems to have no idea of what they are doing and still think we should pay a huge price for it.
The whole 1980s NY loft open plan (lazy architecture) isn’t cool anymore. How many random seating areas (wasted space) can you “design” into an empty container?
To be fair in detail this might have been one of the best executed houses ever shown by Enes. If the price tag was 25 Mill it would feel perfectly fine. But 135? I know nothing about luxury real estate but even i had to laugh whrn he said that.
maybe since it's close to asia it's also about negotiating down while noone loses face. only sensible idea that comes to mind. i mean a bulgari resort is not a glory item at that price tag. it's like you're settling with it, not into it.
For this price, you got good insurance premium that will definitely cover the owner of any setbacks 😅😅, furthermore anyone who can afford this house is certainly a billionaire, so 139m won't be affecting him in any ways 😂. When I first saw the Enes' video, I thought "Man, this one is so pretty. It really makes you admire the beauty of the details. I wonder how Arvin would react to it." I'm happy to see I'm improving to see the flaws (like the entrance of your primary room being the closet) and not losing the sense of admiration to the good parts. This video felt like when you're not sure if you did your homework correctly and then next day the teacher confirms that you were doing the right thing. And man, the price tag is just absurd. It can be more valuable if you consider the watches/cars being part of the home, but not nearly as close as 135M. Great video, keep up the good work!

13:14 it's funny cause in countries like Morocco, Algeria as well as Iran, their zillij mosaics are primarily glazed in blues, greens and whites to evoke water and vegetation in contrast to their desert climate. They've been using those colors for centuries.

I worked in an office and it overlooked the port and a main road. I actually liked to look at the main road to watch the vehicles passing by. After all, unless a big cruise ship is coming in, looking out unto a relatively still ocean with minimal waves can get dull after a while.
That marble walkway looks nice, but I think it would be a slip hazard when wet. I can see some decked out woman in heels, slightly tipsy, tumble into the water feature losing her step or getting hurt. Wouldn't make for a nice night. That's the least of the concerns with this $100M graft.

108 degrees in the daytime, so you can lay out by the pool for up to 5min. 88 degrees at night, so everyone is sweating during your outdoor party. I’ve been to Dubai on business a few times and living the hotel life is world class. Impressive suites with a butler and limousines to take you to the next air conditioned destination. Happy that Enes got a free trip to try and sell this tract-house on a sandbar, but c’mon man. Thanks for the great videos. (He lost me at the three car above ground garage)

Dubai you nailed this one. Nice property. It appears to have been filmed in the winter, as I see no shades to protect from the intense summer heat. With temperatures reaching the 100s and high humidity from late April to October enjoying the outdoors is only possible from November to February. It gets so hot that you sprint from your car to the house just to escape the heat. Other than that amazing finishes.
Most relevant thing said - track house. Enough said. Never pay millions for a track house. I wouldn’t pay $1M for just about any track house. When you have a track house, remember, no matter how much you bling it out, it will never be anything memorable nor special because next door is the same.
well depends if you wanna be seen and care about the next door or not. one thing is obvious about that building - it's made so you can enter and close the door behind you.
One thing no one pointed out is those giant geodes are dyed. You'd have much more variation in tone, and only specific hues based on the chemical composition of the crystal itself.
The problem with how the office is staged 18:00 is that the desk chair is facing inwards, not out towards the view; and all that light from the outdoors is shining on your computer screen so you won't be able to see anything on it. But if you place the chair on the other side of the table, then it's jammed up against the two chairs which will have to be moved. Also regarding watchwinders, you really only need them for annual or perpetual calendars which are a pain to reset if they wind down. A normal automatic watch doesn't need a watchwinder, and a non-automatic hand-wound watch wouldn't benefit from a watchwinder at all. There's even a school of thought that says a watchwinder used on a regular automatic watch will reduce its life expectancy somewhat.
Being poor and having to clean my own living space I always wonder - how does the cleaning works in these types of settings? Vetted crews provided by property management or individual owners arrange it on their own. My guess that it should take a sizeable crew and they should be there every day or every other day. Please share, I am interested! Oh, and very nice review!
Leaving aside the price, this is a house where a family of four can stay in comfort, unlike the town sized mansions we usually see in US. Looks like a cozy place.
I actually think the bridge adds to the views. It sits very low and doesn't obstruct the skyline. It adds an additional layer to the views making it more 3D. I guess it is a matter of taste and personal preference though. For me that makes the views more interesting.
People close to me always complain that I find little ugly details when fine dining or at nice homes, and here's this dude getting paid to do this. Touche.

Out of all the properties I've seen and watched in videos, this one is my favorite. If I had FU money, I would hire that design firm and replicate it elsewhere (except the pink bathroom). The finishes and overall design elements are exquisite. LOL

Wow when I read the title I assumed it was one of those 135 million dollar clickbait titles where it's actually 135M AED (Which would be around 36M USD). I still thought it was very overpriced at 36M USD when I saw it's only 10k Sqft & 4 bedrooms. You can imagine how hard my jaw hit the floor when Enes revealed it actually is genuinly 135M USD. That's about 10x too much IMO.
How much would you say he spent on finishing? Because I counted about 3-4 B&O tvs which go for around 20k, I can see why they would put such an unreasonable price tag. The owner broke the bank on this house for sure!
I am like a noob in house realestate but eversince I started watching your vids, I now can point out the negatives of these expansive homes right away, before I was blinded because of the pricetag they put in them, so I used to justify it by thinkg because it's expensive it's good the way they designed it

I agree with Arvin in that they need an outdoor bathroom and that outdoor bar is definitely a danger zone for slipping and sharp edges for ANY age. Overall it’s a beautiful home, just waaaaaay overpriced. Thanks for posting.

Why would anyone pay even $13.5million for a Dubai home, if you are not a local. You can't be a citizen there, you can't own property because all you get is long term ownership, which can be rescinded at any time the authorities want because the place lacks the kind of laws and liberties we take for granted in America. There are no views, and the landscape is terrible. The heat and humidity is unbearable.
bingo... there was a time when I thought about it since a multi-bedroom thing on the palm cost less than a 3-room flat in my home town but especially that you didn't actually GET to the water - when it should be that you can dive off your balcony into the water. was just so typical, their charade, always fenced in and no real amenities to leisure. and then add to it you can't even know if someone died building it... this country is not meant for living.
I agree with everything stated here. The house is full of beautiful high-end details yet so much wrong and priced way too high. Maybe it's just me, but I didn't see any bathroom doors unless there were pocket doors that escaped my attention. What really blew my mind was the half bath near the entryway that also seemed to have no door. I can just imagine the guests' surprise attempting to use that thing.
Having lived in Dubai and other parts of the Gulf for 20+ years in similar villas (but not so well furnished), I can tell you right now that most of your life in this home would mean living with dust. It gets everywhere, onto and into everything. Dubai is dusty for 11 months of the year. The one month it isn't - it is cold, and occasionally rains which means - mud everywhere.
I don't think the bridge killed the view. It's there but still kinda blends into the shoreline because it's low. I didn't even notice it until you said first said something. The skyline isn't blocked whatsoever by that bridge. Though at night it was more noticeable. It still stands that very little of this place is acceptable for $135M.
Most pools aren't infinity, you typically have to enter a certain price point to start entering that "infinity pool" territory. Look at LA for example, so many homes have pools, even 6 figure homes so you can imagine just how many pools there are, an infinity pool is a much bigger step up. You're just used to seeing only ultra luxury homes on UA-cam so it can seem like every pool is an infinity pool
i did not expect arvin not commenting about the big ass flower pot sitting on top of the dining table. instead of looking at your family when having dinner, they're just gonna look at vases haha
This place is genuinely gorgeous and so inspired. It evokes a distinct feeling to it. I love when i can remember the unique way a place feels due to its design. Dreamlike, escapist, almost opressive tranquility. Its soo welcoming and forcefully comfortable yet utilitarian. How interesting, the tug between those opposite qualities is quite pleasing.
Ignoring price, it's one of the nicest homes I've seen on the channel. I'd never buy a house that didn't at least have enough lawn so I can have a catch, but the house itself is amazing. Edit: how tf did Arvin spot that palm tree?? 🤣

That last bedroom, the walk-in-closet is soooooo big, bigger than the actual bedroom, that i will feel I am sleeping in a closet not a bedroom. And I don't like pink, but this house is so brown, and beige and sand, that i loved the pink bathroom, a little touch of color finally.

That marble walkway looks nice, but I think it would be a slip hazard when wet. I can see some decked out woman in heels, slightly tipsy, tumble into the water feature losing her step or getting hurt. Wouldn't make for a nice night. That's the least of the concerns with this $100M graft.

That's why I struggle to see a real use case for the beautiful sauna... I mean just step outside for a few minutes and you get the same effect... it's almost like trying to sell a hammam in Singapore where the climate is hot and humid.

Dubai you nailed this one. Nice property. It appears to have been filmed in the winter, as I see no shades to protect from the intense summer heat. With temperatures reaching the 100s and high humidity from late April to October enjoying the outdoors is only possible from November to February. It gets so hot that you sprint from your car to the house just to escape the heat. Other than that amazing finishes.

Most relevant thing said - track house. Enough said. Never pay millions for a track house. I wouldn’t pay $1M for just about any track house. When you have a track house, remember, no matter how much you bling it out, it will never be anything memorable nor special because next door is the same.

well depends if you wanna be seen and care about the next door or not. one thing is obvious about that building - it's made so you can enter and close the door behind you.
One thing no one pointed out is those giant geodes are dyed. You'd have much more variation in tone, and only specific hues based on the chemical composition of the crystal itself.
The problem with how the office is staged 18:00 is that the desk chair is facing inwards, not out towards the view; and all that light from the outdoors is shining on your computer screen so you won't be able to see anything on it. But if you place the chair on the other side of the table, then it's jammed up against the two chairs which will have to be moved. Also regarding watchwinders, you really only need them for annual or perpetual calendars which are a pain to reset if they wind down. A normal automatic watch doesn't need a watchwinder, and a non-automatic hand-wound watch wouldn't benefit from a watchwinder at all. There's even a school of thought that says a watchwinder used on a regular automatic watch will reduce its life expectancy somewhat.
Being poor and having to clean my own living space I always wonder - how does the cleaning works in these types of settings? Vetted crews provided by property management or individual owners arrange it on their own. My guess that it should take a sizeable crew and they should be there every day or every other day. Please share, I am interested! Oh, and very nice review!

Leaving aside the price, this is a house where a family of four can stay in comfort, unlike the town sized mansions we usually see in US. Looks like a cozy place.

I actually think the bridge adds to the views. It sits very low and doesn't obstruct the skyline. It adds an additional layer to the views making it more 3D. I guess it is a matter of taste and personal preference though. For me that makes the views more interesting.

Out of all the properties I've seen and watched in videos, this one is my favorite. If I had FU money, I would hire that design firm and replicate it elsewhere (except the pink bathroom). The finishes and overall design elements are exquisite. LOL

Wow when I read the title I assumed it was one of those 135 million dollar clickbait titles where it's actually 135M AED (Which would be around 36M USD).
I still thought it was very overpriced at 36M USD when I saw it's only 10k Sqft & 4 bedrooms.
You can imagine how hard my jaw hit the floor when Enes revealed it actually is genuinly 135M USD. That's about 10x too much IMO.
Keep up the good work! Great content. I can't ever afford these homes probably but it does give me nice ideas for my own largish apartment.
How much would you say he spent on finishing? Because I counted about 3-4 B&O tvs which go for around 20k, I can see why they would put such an unreasonable price tag. The owner broke the bank on this house for sure!
It's weird he wouldn't take those model cars with him i that is what he loves. Nobody else would want those things. Especially in the kitchen!

I am like a noob in house realestate but eversince I started watching your vids, I now can point out the negatives of these expansive homes right away, before I was blinded because of the pricetag they put in them, so I used to justify it by thinkg because it's expensive it's good the way they designed it

I agree with Arvin in that they need an outdoor bathroom and that outdoor bar is definitely a danger zone for slipping and sharp edges for ANY age. Overall it’s a beautiful home, just waaaaaay overpriced.

Why would anyone pay even $13.5million for a Dubai home, if you are not a local. You can't be a citizen there, you can't own property because all you get is long term ownership, which can be rescinded at any time the authorities want because the place lacks the kind of laws and liberties we take for granted in America. There are no views, and the landscape is terrible. The heat and humidity is unbearable.

bingo... there was a time when I thought about it since a multi-bedroom thing on the palm cost less than a 3-room flat in my home town but especially that you didn't actually GET to the water - when it should be that you can dive off your balcony into the water. was just so typical, their charade, always fenced in and no real amenities to leisure. and then add to it you can't even know if someone died building it...

I agree with everything stated here. The house is full of beautiful high-end details yet so much wrong and priced way too high. Maybe it's just me, but I didn't see any bathroom doors unless there were pocket doors that escaped my attention. What really blew my mind was the half bath near the entryway that also seemed to have no door. I can just imagine the guests' surprise attempting to use that thing.
Having lived in Dubai and other parts of the Gulf for 20+ years in similar villas (but not so well furnished), I can tell you right now that most of your life in this home would mean living with dust. It gets everywhere, onto and into everything. Dubai is dusty for 11 months of the year. The one month it isn't - it is cold, and occasionally rains which means - mud everywhere.
Thoughts on offices: if you have large windows and great views why would you set the desk up so your back is to that and facing the wall?

I don't think the bridge killed the view. It's there but still kinda blends into the shoreline because it's low. I didn't even notice it until you said first said something. The skyline isn't blocked whatsoever by that bridge. Though at night it was more noticeable. It still stands that very little of this place is acceptable for $135M.

Most pools aren't infinity, you typically have to enter a certain price point to start entering that "infinity pool" territory. Look at LA for example, so many homes have pools, even 6 figure homes so you can imagine just how many pools there are, an infinity pool is a much bigger step up. You're just used to seeing only ultra luxury homes on UA-cam so it can seem like every pool is an infinity pool

This place is genuinely gorgeous and so inspired. It evokes a distinct feeling to it. I love when i can remember the unique way a place feels due to its design. Dreamlike, escapist, almost opressive tranquility. Its soo welcoming and forcefully comfortable yet utilitarian. How interesting, the tug between those opposite qualities is quite pleasing.
Ignoring price, it's one of the nicest homes I've seen on the channel. I'd never buy a house that didn't at least have enough lawn so I can have a catch, but the house itself is amazing.

I like it. Just the right size for me. Needs a couple fixes but overall I like it.
That last bedroom, the walk-in-closet is soooooo big, bigger than the actual bedroom, that i will feel I am sleeping in a closet not a bedroom. And I don't like pink, but this house is so brown, and beige and sand, that i loved the pink bathroom, a little touch of color finally.
