    I purchased a bungalow in Niagara region earlier this year for $555,000.. Currently converting to legal 3 unit via 2 separate 1 bed 1 bath units in the basement and one 3 bed 1 bath unit upstairs.. I’m doing everything at cost so I’m all in for about $130,000 for my reno budget.. I’ve engineered 2 Murphy beds in both basement units as well.. looking at getting about $5,200/month + hydro when everything is all finished ($1,600/month cash flow at todays interest rates). it’s awesome to see other people take advantage of this new bill!

    Wow! Great vid!! Super informative and interesting. I’m so impressed by how a regular 2 storey house can be turned into 3 units, w a bachelor in the attic, and how fresh and luxurious everything is. I’d so live here. Such a cool vid

    Great reno job and very informative vid! Just wondering what was the minimum width required of the stairs going up to the third unit? and also what is the minimum or standard width of standard hallways drywall to drywall?

      Thank you! Min 34" for both. We usually like to spec out 36" to be safe.

    Great video as usual.
    Will have to keep you guys in mind, as I'm looking for something similar in Hamilton. $250k for that conversion is quite reasonable.

      Yes reno cost was reasonable considering scope of work

    I plan on rebuilding my house, with a basement apt and an ADU in my backyard.

    Great project. Was there a parking requirement ? Also, is there a minimum lot frontage you would require for this kind of multiplex ?

    • @suiteadditions
      @suiteadditions  Рік тому +1

      Yes in this case only 1 space for original home.
      No issues on frontage

      @@suiteadditions That's interesting in Hamilton. Some cities like Oshawa require each additional apartment to have a parking space. And each of that parking must have independent street access. In addition, there is a open landscaping requirement of 50% for the front yard. So for a triplex it's hard to fit 3 parking spots + 50% open landscape unless you have a wider lot (55+ feet). Some cities seem more relaxed on the rules than others.

      @suiteadditions  Рік тому

      @@xv2ut yes Hamilton has been very progressive of late on parking requirements

    Wow! Great video. Quick question, how do you guys handle parking? Is there enough parking for 3 units without them blocking each other? I am new to this and looking to convert one of my properties to something like this but I am stuck with the parking availability. Any suggestions would be great. Thanks in advance.

      @suiteadditions  Рік тому +1

      We try our best to provide parking , but depending on location, it's not always necessary.

      @@suiteadditions But even if it is not necessary by law, where will the tenants park then? Would that affect the 'attractiveness' of the unit?

    In Hamilton, can you add two basement units in a two story single family house? Zoning is R1. Thanks

    • @suiteadditions
      @suiteadditions  Рік тому

      Yes as long as you are able to comply with building code and parking bylaws.

    Is heat pump a better option or Radiator. Heat pumps have govt rebates isn't it?

    • @suiteadditions
      @suiteadditions  Рік тому +1

      Heat pumps are good but not effective for those -20 degree days. You would still need some supplementary heating. If the house is already fitted with radiators and boiler, I would keep it and use a high efficiency condensing boiler.

    Great video and nice work . They mentioned min ceiling height in a basement is 6 foot 11 . Isn’t it 6 foot five in a basement in Hamilton ?

    • @suiteadditions
      @suiteadditions  Рік тому +1

      Thank you. 6-5 for basements is for 2 units. 6-11 is for 3 units and above.
