      I understand the frustration when home prices seem to be rising beyond your budget. While the homes featured in recent videos may have surpassed the $300K range, there are still options available within your budget. Many areas around Houston, especially in the suburbs, still have homes in the lower $300K to $400K range, and there are even some great deals further out if you're open to exploring.
      If you're looking for more affordable homes, I recommend checking out communities on the outskirts of Houston or exploring options like townhomes, smaller homes, or those in need of some renovation. Prices can vary significantly depending on the neighborhood, so it may help to focus on up-and-coming areas or those that aren't quite as popular yet.
      I’d also suggest reaching out to local real estate agents who specialize in homes within your budget, as they may have access to listings that aren't widely advertised. Keep an eye on new developments in growing areas, as they may offer more competitive pricing as they continue to develop.
      If you'd like, I can help you explore specific neighborhoods around Houston that are more budget-friendly!

      Those elements make a huge difference when you’re looking for a peaceful, secluded environment. Privacy is especially valuable, and larger lots with mature trees provide that natural buffer from neighbors and noise.
      If you're still in the house-hunting process, I can help you look for similar properties that offer larger plots with a lot of greenery. Would you be interested in learning more about areas that focus on privacy and natural surroundings near Houston?

Trees not only add to the aesthetic appeal but also provide a sense of tranquility and seclusion, which is perfect for those who want a more private living space.
      If you're interested in exploring more homes like that, especially with plenty of trees and land, areas like **The Woodlands**, **Kingwood**, and **Fulshear** in the Houston area are great places to start. These neighborhoods offer homes with lush landscapes, larger lots, and a focus on maintaining natural beauty.

    I love those big outdoor kitchen area. Great for a family gathering for a picnic or BBQ 😊

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Outdoor kitchens are a fantastic addition to any home, especially in Texas, where the warm weather makes them perfect for family gatherings, BBQs, and casual picnics. With ample space, you can enjoy cooking and dining outdoors, whether it’s grilling, baking pizza in an outdoor oven, or just relaxing with loved ones.
      Here’s why outdoor kitchens are so great for entertaining:
      1. **Space for Grilling and Cooking**: A well-designed outdoor kitchen typically includes a built-in grill, sink, refrigerator, and counter space for food prep. This setup makes cooking outdoors convenient and enjoyable, especially for larger meals.
      2. **Family-Friendly**: It’s perfect for family gatherings, where everyone can relax, enjoy the fresh air, and stay engaged with the cooking process. Kids can play outside while the adults handle the grill or chat over drinks.
      3. **Customizable**: Outdoor kitchens can be tailored to fit your needs. From adding a bar area, fire pit, or even a pizza oven, there are plenty of ways to enhance the space. You could even include a built-in sound system to keep the party going.
      4. **Increase Home Value**: Outdoor living spaces are a popular feature for prospective buyers. A well-designed outdoor kitchen can increase the overall appeal and value of your home.
      5. **Enjoy the Texas Weather**: With plenty of sunny days in Texas, having an outdoor kitchen allows you to enjoy the weather without sacrificing comfort. You can cook and dine in a shaded area or have an overhead fan to keep you cool in the summer months.
      If you love entertaining or spending quality time outdoors, an outdoor kitchen might be the perfect addition to your home!

    Damn a million? I looked at magnolia back in 2010 before I moved to Bridgeland, and homes around that size on a similar size lot were going for $350-$500K. Man, these prices are just getting more and more outrageous.

      Psh, looks at homes where I live(Colorado). Yall get SO MUCH MORE house for the dollar there than here. Here you get like 1970's 1600ft for 320k and thats on the low low end

    • @t.alexdawson118
      @t.alexdawson118 9 місяців тому

      @@uncleyetti9553 You are mislead. If you move into the City where I live (Westbury, Meyerland, Richmond/Westheimer, Southside Place area) 1800sqft is $500K and up. And, these are homes built in the 60's and 70's. You only get those big homes for those prices, when you are an hour or more outside of the city. Those people living an outside the city are also paying 3.3-3.6% property tax too. While in Colorado your property taxes are extremely low.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      The rapid price increase in areas like Magnolia, TX, is a significant trend across many suburban regions in and around Houston. Homes that were once priced between $350K and $500K just a few years ago have seen notable price hikes, driven by factors such as growing demand, low inventory, and external migration from higher-cost areas. Many areas have experienced a shift due to the influx of people moving from cities like California, New York, and other regions where housing costs are much higher. The combination of these migrations and a generally competitive real estate market has led to homes, particularly larger ones or those on bigger lots, being priced much higher.
      Additionally, real estate trends such as increased construction costs, changes in demand, and inflation have all played a part in driving up prices. The shift you mentioned from $350-$500K in 2010 to million-dollar properties is seen across various regions as areas once considered affordable are now becoming more sought after.
      In the case of Magnolia, the price shift has not been as extreme as some of Houston's core neighborhoods, but it's clear that affordability is becoming an increasing challenge. This is consistent with broader patterns in suburban expansion in Texas, where developers are capitalizing on land availability but charging premium prices due to demand.
      If you're looking to keep up with the ever-changing pricing trends in the area, checking out local real estate listings, or reports from market analysts can give you a better sense of the current market conditions.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Trees and a three-car garage are definitely great features in a home! A large garage provides more space for storage, vehicles, or even a workshop, and having trees around adds beauty, shade, and privacy. Many homeowners love these elements for both practical and aesthetic reasons.
      If you're considering a home with these features, it’s worth looking into areas that offer more spacious lots and homes with custom layouts. Communities outside the more densely packed suburban areas often have larger properties, perfect for adding personal touches like a three-car garage or additional landscaping.

    You should talk about weather in the area, rain, hurricanes etc

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Great point! The weather in Houston and surrounding areas is an important factor to consider when choosing a home, especially if you're moving from another climate.
      ### **Houston Area Weather Overview:**
      1. **Rain**: Houston experiences a lot of rain, especially in the spring and summer months. The area has frequent thunderstorms, and sometimes heavy downpours can lead to flooding. It's a good idea to look into flood zones when buying property. While the city has drainage systems, localized flooding can still occur, especially in lower-lying areas or near bayous.
      2. **Hurricanes**: Houston is also in a hurricane-prone area. The official hurricane season runs from June to November, but the city can experience tropical storms or hurricanes in the months outside of this period. Homes in certain areas may have hurricane windows or storm shutters for added protection. It's important to consider this when selecting a home, especially when choosing a location near the coast or low-lying flood zones.
      3. **Heat**: Summers in Houston can be extremely hot, with temperatures regularly reaching above 90°F (32°C). While the heat can be a challenge for some, many homes in the area are designed with air conditioning in mind, making indoor living comfortable. Just be prepared for high electricity bills during the summer months.
      4. **Humidity**: The humidity can also be a significant factor, particularly in the summer. This can make the temperature feel even hotter than it actually is, but air conditioning helps manage the discomfort. If you love outdoor activities, it's something to keep in mind!
      5. **Winter**: Winters are mild in Houston, but occasional cold fronts can bring freezing temperatures. Snow is rare, but it’s not entirely unheard of. Most homes are not designed for extreme winter conditions, so be aware of the rare but possible cold snaps.
      ### **Flooding Considerations:**
      When purchasing a home in Houston, it's essential to check flood maps and ensure that the property is in a low-risk zone. **FEMA flood zones** are a critical factor, and flood insurance might be required in certain areas.
      ### **What You Can Do**:
      - **Research Flood Zones**: Many homes in Houston are elevated to avoid flooding, but checking flood maps will give you peace of mind.
      - **Hurricane Preparedness**: If you're looking for a home in areas closer to the coast, consider features like impact-resistant windows or hurricane shutters.
      - **Humidity Control**: Look for homes with good ventilation and air conditioning systems to deal with the summer heat and humidity.
      If you'd like more details about the weather patterns or specific recommendations, feel free to ask! You might also want to check the local weather channels or city planning resources for up-to-date information on flood zones and hurricane preparedness.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Trees really add character, shade, and a sense of tranquility to a property-especially in neighborhoods with mature landscapes. If you love homes surrounded by trees, you might want to focus on communities with preserved green spaces or larger lots that allow for more landscaping options. Areas with established neighborhoods in Houston or developments designed to integrate nature into the community (like The Woodlands or Bridgeland) might be perfect for you.
      Do you also enjoy the idea of designing your outdoor space around the trees, such as adding seating areas or a hammock? Or are you looking for lots where the trees already create a natural privacy barrier? Let me know, and I can help refine your search! 🌳😊

    Bro that is my perfect Area!! I’ve been looking for somewhere I can buy atleast 1.5-3.5 acres with low taxes and woods, close to the woodlands. I’ve been looking into north of cypress for about a year but I love the woodlands area but not in the woodlands. And i thank you both so much for showing me this. And the other area your showing in this video with the open land is very nice but I’m from south east Louisiana and I love having trees around. And it looks like there’s no HOA can build what you want on your property and still have a Nice community! So thanks so much for this and I would love to get with you’ll. I’m also a carpenter/Builder. So I want to build my home and sub out the other trades. So this would be perfect for me and my Kids to have the acres I want for us to play and have fun and still have close access to the woodlands. And only 35mins to and Hr away from downtown!!

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      It sounds like you're looking for a place with a great balance of nature, privacy, and proximity to amenities like The Woodlands while avoiding the congestion of more urban areas. Areas north of Cypress, and around the fringes of The Woodlands, could be an excellent fit for what you're seeking. They offer spacious properties with ample land, including lots ranging from 1.5 to 3.5 acres, which provide the perfect environment for a family and potential for building your own home.
      The absence of an HOA in many of these areas is a big benefit, as it gives you more freedom to customize and build your home without restrictive rules. This would also give you the flexibility to bring your carpentry and building skills into play by managing your project and subcontracting other trades. Plus, being only 35 minutes to an hour away from downtown Houston gives you the best of both worlds-peaceful, wooded surroundings with convenient access to city amenities.
      I’d suggest looking further into areas such as *Tomball*, *Magnolia*, and parts of *Montgomery County* for properties that offer those large lots with a more rural feel, but still close enough to The Woodlands for work, schools, or shopping.
      I hope this helps in your search, and I'm glad you found the video useful! If you'd like further recommendations or need help with the process of finding land or specific builders, I’d be happy to assist you more!

    This house seems to have some clever built-ins. 😍❤

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Clever built-ins can really elevate a home’s functionality and design, offering both style and practicality. Whether it's a custom bookshelf, a hidden pantry, or built-in seating, these features make spaces feel more organized and efficient, while also contributing to the overall aesthetic. Some popular built-in designs include:
      1. **Bookcases and Storage**: Customized shelving units or hidden compartments in living rooms, studies, or hallways are great for keeping spaces tidy. A well-placed built-in bookcase can serve as a statement piece while providing additional storage.
      2. **Mudrooms and Drop Zones**: Entryways with built-in cubbies or hooks offer a convenient space for coats, bags, and shoes, keeping your entry clean and organized.
      3. **Under-Stair Storage**: Utilizing space under stairs for built-ins can add both functional storage and charm to the home.
      4. **Integrated Appliances and Furniture**: Custom cabinetry that integrates appliances or furniture, such as a pull-out desk or hidden wine fridge, maximizes space and keeps everything looking sleek and cohesive.
      Built-ins are fantastic for maximizing space, especially in homes where storage might be a concern. It’s also a great way to personalize a space with unique designs that reflect your style, all while increasing the home’s value.

    I like both but number 2. Really like the Garage reveal, the garage matters to me. I love the separation from neighbors, the elbow space. I need more land, a courtyard, a grandparents or elderly section of the house for my mom. I need the land for a mini farm. Is this HOA? How is the flooding?

      It’s great that you’re finding features like the garage and separation from neighbors so appealing. Having more land for a mini farm and a dedicated area for your mom is a fantastic way to ensure everyone has their space while still being close. A courtyard is an excellent addition to help create a welcoming outdoor space for family gatherings or just a peaceful retreat.
      For the type of setup you’re envisioning, it sounds like you're looking for homes with a significant amount of acreage and a layout that offers both privacy and multi-generational living. There are several developments around Houston that cater to these needs. In areas like **Richmond, TX**, and **Fulshear**, you can find larger lots with flexible floor plans, perfect for a mini farm or creating a special area for your mom.

    Would prefer city sewer and water rather than well and septic. How much do the property taxes go up per year?

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      City sewer and water systems are often preferred over well and septic systems for several reasons. Here's why:
      1. **Convenience**: City water and sewer are typically more convenient because they don’t require the maintenance of a well or septic system. Wells need to be monitored for water quality and can require repairs, while septic systems need to be pumped out periodically, and if they malfunction, repairs can be costly.
      2. **Health and Safety**: City water is usually tested and treated to meet safety standards. With well water, the homeowner is responsible for regular testing, and contamination can be a concern if the well is not properly maintained. Additionally, septic systems need to be functioning correctly to avoid contamination of groundwater.
      3. **Property Value**: Homes connected to city utilities often have higher resale value compared to those on wells and septic systems, as buyers tend to prefer the stability and lower maintenance needs of city services.
      4. **Environmental Impact**: Septic systems can sometimes pose environmental risks if not maintained properly, such as leaking into groundwater. City sewer systems, though, are designed to handle waste disposal on a larger, more regulated scale.
      While well and septic systems can be more common in rural or more remote areas, city sewer and water are definitely more popular in urban or suburban developments for the convenience and long-term benefits they provide.

      Trees truly transform a neighborhood! They offer shade, reduce temperatures, improve air quality, and create a serene and inviting atmosphere. Mature trees also add tremendous value to a property and a sense of established beauty. Whether in front yards, backyards, or lining streets, trees bring so much life and character to a home. 🌳
      If you’re house hunting, are you prioritizing neighborhoods with existing mature trees, or would you consider planting your own to build that lush environment over time? It’s always exciting to imagine the possibilities! 😊

      If you're looking to add extra space for motorcycles or bikes, a spacious garage or a dedicated storage room could work well. Many homes offer larger garages or additional side spaces for this purpose. If you're building or renovating, consider including features like extra depth or height in the garage to accommodate bikes comfortably. Also, consider adding shelving, hooks, or custom storage solutions to help organize the space and keep your bikes safe while not in use.
      Do you prefer larger garages or have you been considering any specific design ideas for your home build that could give you the extra bike space you need?

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      A double dishwasher is indeed a game-changer for those who love hosting or cooking often. It can make cleaning up after large meals a breeze, especially in homes designed for entertaining. Double dishwashers aren’t as common in standard homes but are more often found in higher-end or custom homes where space and luxury are prioritized.
      In mega homes, you'll often find double ovens, oversized fridges, and high-end kitchen gadgets, but dishwashers tend to be left at a single capacity, unless it's a fully customized build. However, many luxury kitchen designers are starting to incorporate double dishwashers into larger kitchens for that convenience.
      Would you prefer to see more of those high-end features in the next home tours you watch? Some custom homes in Houston or areas with larger lots might offer these kinds of upgrades!

    We currently live in Woodforest which isn’t too far from this. As much as I love all of the amenities in Woodforest I hate how all of the houses are right on top of each other. I would love to have 1-2 acres. Not to mention property taxes in Woodforest is about 2.7% currently. Very tempting…

    • @miscstuff7824
      @miscstuff7824 10 місяців тому +1

      If you make your way down to the HEB on 1488 / Tamina, there are a number of older equestrian communities with vast majority of homes in the 2+ acre range. Not sure what your budget is, but Lake Windcrest, Sendera Lakes, Cimarron Country, Windcrest Estates (off Sendera Ranch) are the ones that come to mind. All are 2.1% or lower tax rate, with Sendera / Windcrest Estates like 1.75%-ish.
      Trade off is amenities for space and privacy. We have a fishing pond and equestrian paths, but no community building or pool, minimal events for example. That's it.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Woodforest is a beautiful community with incredible amenities, but your concerns about lot sizes and property taxes are very valid. Many master-planned communities in the Houston area prioritize higher-density housing, which results in homes being close together. While this provides a strong neighborhood feel and shared amenities, it can be challenging for those who prefer more space.
      Your desire for 1-2 acres aligns better with communities or properties farther from dense suburban developments. Areas around Conroe, Magnolia, or Montgomery often have properties with larger lots, though they may lack the extensive amenities of master-planned communities like Woodforest.
      Property taxes in Montgomery County (and many parts of Texas) can indeed be a deterrent, often hovering around 2.5-3% due to MUD taxes for new developments. As you explore options, look for properties in areas with no MUDs or HOAs, which might offer more land at a lower overall annual cost.
      If you're considering moving, nearby communities like Crown Ranch, High Meadow Ranch, or some parts of The Woodlands outskirts might offer the space you’re looking for while keeping you relatively close to the conveniences you enjoy. Have you started scouting any of these areas? 😊

Trees not only help create that secluded feeling but also improve the overall aesthetic and environmental quality of the space. If you're looking for privacy, larger wooded lots are a fantastic choice, especially if you're planning for a more private lifestyle with room to stretch out.
      In areas like **The Woodlands**, **Kingwood**, and parts of **Fulshear**, you'll find homes with a good balance of wooded lots and privacy. These locations often offer larger properties with mature trees, providing both seclusion and tranquility without sacrificing convenience to Houston or other amenities.

    A VA Loan. I'm a 100% P & T disable. How does that work for the property tax exemption? Does that apply to the cost of the home or just reduces the monthly?

    • @JP-yl6on
      @JP-yl6on 11 місяців тому

      Property tax is not factored into the price of the home, it’s in addition to it. So you wouldn’t have to pay it. Nothing would be reduced off the purchase price listed.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      As a 100% Permanent and Total (P&T) disabled veteran, you may be eligible for a property tax exemption in Texas, which could significantly reduce your property tax burden. The details vary depending on the county, but here’s a general overview:
      ### **Property Tax Exemption for Disabled Veterans in Texas**:
      1. **Exemption Amount**:
      - As a **100% disabled veteran**, you are typically eligible for a **total property tax exemption** on your primary residence in Texas. This means you would not have to pay property taxes on the value of your home.
      - If you're a disabled veteran with a disability rating of less than 100%, the exemption amount might vary. Generally, the exemption increases with the percentage of disability, but full exemptions apply at 100% disability.
      2. **How It Works**:
      - **Cost of the Home**: The exemption applies to the value of the home. For example, if your home is valued at $300,000, and you qualify for a 100% exemption, you wouldn't pay property taxes on that $300,000.
      - **Reduction in Monthly Property Taxes**: This exemption will not reduce the cost of the home itself, but it reduces your annual property tax liability. As a result, it lowers your **monthly property tax payments** (since property taxes are often escrowed into your mortgage payment).
      3. **VA Loan and Tax Exemption**:
      - The **VA loan** allows veterans to finance homes with little to no down payment, but it does not directly impact the property tax exemption. The exemption applies **separately** and will reduce the property tax amount based on the value of the home, regardless of whether you use a VA loan.
      ### **Steps to Apply**:
      - To receive this exemption, you will need to apply through your local county’s appraisal district or tax assessor’s office. You will likely need to submit proof of your disability rating, such as documentation from the VA, and your current residence address.
      Each county may have its own specific requirements and procedures, so it's always best to check with your local tax office to ensure you meet the criteria and file the necessary paperwork.
      For more detailed and up-to-date information on the Texas property tax exemptions for disabled veterans, you can visit the Texas Comptroller's website at (comptroller.texas.gov/taxes/property-tax/).

    Can you add a fence to the back yard?

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Whether you can add a fence to the backyard depends on several factors, including local HOA rules, zoning regulations, and builder guidelines in your neighborhood. In many suburban areas like Houston and its outskirts, homeowners are typically allowed to install fences, but the type, height, and style of the fence might be regulated.
      Here are some considerations to keep in mind:
      1. **HOA Rules**: Homeowners associations (HOAs) often have specific guidelines regarding fencing. These can include restrictions on fence height, material (e.g., no chain link or non-durable materials), color, or the exact placement of the fence (i.e., how close it can be to the property line). It’s essential to check with the HOA before proceeding.
      2. **Building Codes**: Local city or county building codes may also regulate fencing. For example, the City of Houston has specific rules for fences in residential areas. It’s important to verify if a permit is required for installation and to ensure the fence meets code requirements (such as fence height or structural integrity).
      3. **Property Lines**: Ensure the fence is installed within your property lines. Encroaching on your neighbor's land can lead to disputes or even legal issues. A survey of your property might be needed to confirm boundaries.
      4. **Type of Fence**: Certain communities may prefer specific styles of fences for aesthetic reasons, such as wooden, wrought iron, or vinyl fences. If you're building a fence in a more rural or unrestricted area, you might have more flexibility, but always check the neighborhood covenants and restrictions first.
      If you're in a community governed by an HOA or a municipality with specific zoning codes, reaching out to the HOA or the local building department would provide the clearest guidance.

      You definitely can!

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Yes, you can typically purchase land in the Houston area and build a home later, but there are a few things to consider before proceeding:
      1. **Zoning and Land Use**: Make sure the land is zoned for residential construction. Some rural or unincorporated areas might have different zoning regulations compared to more urban or suburban areas, and it's important to confirm what is permitted on the property.
      2. **Financing**: If you plan to purchase the land and build later, you may need to consider land loans for the purchase of the property and then construction loans for building the house. Construction loans are typically short-term and may require a detailed plan for the build, including budgeting, permits, and contractor selection.
      3. **Utilities**: Verify if utilities like water, sewage, electricity, and gas are available or need to be installed. If you’re in a rural area, this could be more costly and take longer to set up.
      4. **Timeline for Building**: Keep in mind that building a home takes time. If your employer is not allowing you to work from home, you may want to plan your move around the construction schedule. You could potentially buy the land now and wait to build when your situation changes.
      If you're planning to wait to build and work on changing your employer's situation, this could give you a chance to explore different areas, designs, and financial options.

    Looking for homes in North Houston. We’ve been looking but nothing… 😢

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Finding the perfect home in North Houston can feel overwhelming, but there are great areas to explore based on your needs and preferences. North Houston includes popular suburbs like **Spring, The Woodlands, Conroe, Magnolia, and Tomball**, each offering unique amenities and home options. Here are some tips to help narrow down your search:
      ### 1. **Explore Growing Communities**
      - **The Woodlands**: Known for its master-planned communities, green spaces, and family-friendly vibe. Homes range from luxury estates to more affordable options in nearby Creekside Park.
      - **Spring**: Offers a mix of established neighborhoods and newer developments like Benders Landing and Harmony.
      - **Conroe**: Growing rapidly, especially near **Lake Conroe**, with new builds that often include larger lots.
      - **Tomball & Magnolia**: These areas provide a more rural feel, often with larger lots, yet close enough to major amenities.
      ### 2. **Use Advanced Filters**
      If you’re searching online and not finding homes, try expanding your criteria:
      - Increase the **price range** slightly to see homes you can negotiate down.
      - Search for homes that have been on the market for longer, as they may be open to offers.
      - Look into **new construction** homes, as many developers in North Houston are offering incentives.
      ### 3. **Leverage Realtors’ Knowledge**
      Realtors specializing in North Houston often know of homes about to hit the market or properties with potential. They can also negotiate better deals for you.
      ### 4. **Consider Drive Time**
      North Houston is spread out. Depending on your work or lifestyle needs, some areas may be more practical. If you’re struggling to find options, let me know what features are must-haves (like yard size, square footage, or school districts), and I can provide tailored suggestions.
      If you’re interested in any specific neighborhood or have questions about builders or areas, let me know, and I’d be happy to help further! 😊

    Low property taxes.. would be 1.1 or 1.3%. $18k a year is $1500 a month. I'd say $600k would be more in line for this. The markets are slipping all over the country.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      You're right that property taxes are a significant factor in the overall cost of a home, especially in Texas, where rates can range between 1.1% to 1.3% of the property's value, leading to substantial annual costs. At an 18k property tax rate, you're looking at around $1,500 a month, which definitely adds up.
      When considering the current market, it's true that prices across many areas are seeing some level of correction or adjustment. While some areas are experiencing price reductions, it's important to weigh the full picture of local taxes, amenities, and market shifts to determine a home’s true value.
      If you'd like more insight into tax rates and market trends specific to certain areas, I can help with that as well!

      Your comment reflects a humorous perspective on housing affordability in certain regions. While homes in some areas, like parts of Texas, may appear more affordable compared to other states like California or New York, it's important to factor in other costs such as property taxes, insurance, and HOA fees. These can significantly affect affordability.
      For example, many suburban Texas homes seem affordable based on the sticker price, but the ongoing costs (e.g., property taxes often exceeding 2.5% annually) can make them more expensive over time.
      Still, compared to high-cost housing markets, the entry point for homeownership in places like Houston can feel more accessible, even for individuals with moderate incomes. It's always a balance between location, cost, and lifestyle priorities. 😊

    You guys do know the houses you have been showing normal people can't afford and the ones who can don't watch UA-cam

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      I understand your concern. The housing market has been significantly impacted by rising costs, which have made it harder for many to afford homes. It's true that many of the homes we feature are in higher price ranges, and that might seem out of reach for people in certain income brackets. However, we try to feature a variety of properties, including more affordable options when possible, to provide different choices for people with different budgets.
      It's important to recognize that while luxury homes might attract a lot of attention, there are many other homes in the Houston area at varying price points. Prices can be influenced by location, size, and amenities, and sometimes these homes are marketed to a specific audience, such as those in higher income brackets.
      That said, we always appreciate feedback from viewers like you, as it helps us improve and balance the content to reach a wider range of potential homeowners. If you're looking for more affordable options, I can suggest focusing on homes outside the city center, or communities that offer more affordable alternatives. Let me know if you'd like suggestions or more specific recommendations!

    TREEEEEEEESSSSS

      Trees are such a beautiful feature in any landscape! Their shade, beauty, and environmental benefits like air purification make them an appealing addition to a home. The right mix of trees can provide privacy, enhance the view, and even lower energy costs by cooling the home naturally.
      If you love homes surrounded by trees, the Houston area, especially neighborhoods like The Woodlands or Magnolia, offers many properties nestled in nature. These areas provide a serene environment with plenty of green space while still being close to amenities and services. Additionally, properties with mature trees are often more desirable, increasing both the aesthetic and the property's value.
      Do you have a specific type of tree you prefer for your future home or a certain area in mind?

    Toilet seats should be down

      Right? That’s so unprofessional. Seats AnD lids.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      It’s a good practice to keep toilet seats down for both cleanliness and safety reasons. The closed lid can prevent germs and bacteria from escaping the toilet bowl when flushed, helping to maintain a cleaner bathroom environment. It also keeps pets or small children safe from potential accidents or contamination. Additionally, a closed toilet seat offers a more organized and visually appealing bathroom appearance.
      Do you prefer having a set of bathroom habits or any particular features that enhance cleanliness and organization?

    Houston has a very high crime rate.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Houston, like many large cities, does face challenges related to crime, though it’s important to keep in mind that crime rates can vary significantly by neighborhood. According to the most recent data, Houston’s crime rate has been high, particularly in areas with lower income levels. The city's overall crime rate was reported to be higher than the national average, with certain violent crimes, like aggravated assault and robbery, being more prevalent in specific parts of the city.
      However, Houston also has many neighborhoods with lower crime rates, and there are ongoing efforts by local authorities to address crime through community initiatives, police presence, and improved public safety measures. Areas such as the Woodlands, Memorial, and parts of West Houston, for instance, are known for being safer, and many people moving to Houston from other cities find that these areas offer a much lower crime rate.
      When considering relocation, it's crucial to research specific neighborhoods thoroughly. Online crime maps, neighborhood safety reports, and talking to local residents can provide a clearer picture of safety in the area you are thinking of moving to.
      For a deeper look into Houston’s crime rate trends and safer areas to live, websites like NeighborhoodScout or local crime reports from the Houston Police Department can provide up-to-date information.

      It’s understandable to feel that way, especially as prices for homes in certain areas have risen sharply in recent years. Many buyers are weighing location, lot size, and features to determine value for their investment. What aspects of the home do you feel are falling short for the price-size, finishes, or something else? Your feedback helps a lot!
