It can definitely be surprising to see dead or sparse grass and plants in model homes, especially when you expect everything to be pristine. There are a couple of reasons this might happen: 1. **New Construction Landscaping**: Many model homes are in newly developed neighborhoods, and landscaping may not be fully established yet. Grass and plants can take time to grow and fill in, and sometimes, they're just starting to take root. The builders often focus on showcasing the interior of the home, and the landscaping may not be fully finished or maintained at the same level. 2. **Seasonal Conditions**: Depending on the time of year, the grass might be dormant or struggling due to weather conditions. In hot climates like Texas, summer heat can be hard on lawns, and builders might not have enough time to refresh everything before showing the house. 3. **Staging for Sale**: Sometimes, landscaping and other exterior details might be intentionally left with a more minimal or “raw” look for staging purposes. This can help buyers visualize the potential and imagine how they would personalize the space. As for the plants on the driveway, that’s probably just a temporary aesthetic choice. Some builders like to add decorative elements to showcase how creative the space can be, even if it’s not entirely practical for daily living. It's always good to point these things out, especially if you’re considering a home for yourself. If you're worried about the long-term condition of the landscaping, that’s definitely something to address with the builder before committing. Do you think the landscaping and exterior details like these would impact your decision on a home, or is the focus mostly on the interior layout and features for you?
Great observation! Blocking garage doors with landscaping is definitely something that can be problematic, both from a practical and aesthetic standpoint. While landscaping can enhance the curb appeal of a home, when it’s too close to the garage, it can make the area look cramped and even obstruct access. It can also make it harder to maintain or use the garage effectively, especially if the plants are blocking the view or the door’s movement. Ideally, landscaping around a garage should be designed to complement the space while still allowing for easy access and visibility. It’s possible the designers were focusing more on the front elevation of the house rather than considering the functionality of the garage. Would you prefer more open space around the garage area for ease of use?
Not everyone so much cares about the schools, my daughter turns 20 this year and is in college. I can care less about schools. I rather see more places without HOA’s. Those school associations should be illegal.
I want an HOA. Try living next to a hoarder…. Our houses are worth 400k each. Yet all his crap outside …. Uuughh. No HOA. So see. They serve a purpose.
I actually went to the comments to say something similar. We would like to see more homes without HOAs. We absolutely DO NOT want to deal with them. I love watching these, but, can you guys show homes without HOAs?
@@eddiefniii Well I my current house is $250k. Houses range $200k to $400k No HOA and my neighborhood is nice. So maybe you should call the city on your neighbor. They are city codes. Go on UA-cam and watch the horror stories about HOA’s.
You still want to keep schools in mind in case you decide to sell! If you want a non HOA neighborhood, you will have to look for much older neighborhoods or find some land and build. With that said, this video is not for you!
@@Aggie4life77 yeah but HOA should have a term limit like 5 to 7 years and you be finished paying your dues. This is just another money grab just like taxes where you never truly own your property because you have to continually have to pay pay pay.
Claim it! 🙌✨ Putting that energy out there is the first step! Wishing you all the best in finding the perfect home this year-it’s going to happen. Stay positive, stay focused, and keep us updated on your journey. Your dream house is waiting for you! 🏡❤️
It’s definitely a big shift to see open countryside transformed into suburban neighborhoods. The trade-off between preserving rural charm and accommodating growth is always tough. Do you think there’s a way to strike a balance, or is it inevitable as areas expand? Your perspective adds depth to the conversation-thanks for sharing!
You’re right to think about that! With the size of these homes and Houston's hot, humid climate, cooling costs can be a major factor. A larger home requires a lot more energy to maintain a comfortable temperature, especially in the summer months. This could mean significantly higher electricity bills, even with energy-efficient systems. Have you seen any homes with features like zoned cooling or smart thermostats that might help mitigate those costs?
If the floor was textured different. Maybe some tile as opposed to the wood look it would have added TONS of value to it. The wooden approach actually cheapens its attraction. Nice glossy tile ALWAYS out values the wood style.
That's an interesting perspective! The choice of flooring definitely has a big impact on the overall feel of a home. While wood-look tiles or actual wood floors can give a warm, cozy vibe, it's true that glossy tiles, especially in areas like kitchens and bathrooms, can often feel more polished and luxurious. Tile can also have the benefit of being easier to maintain and more durable in high-traffic areas. Glossy finishes, in particular, can make spaces feel more expansive and reflective, which is great for brightening up the room. It’s all about finding the right balance between aesthetics and functionality. Are you a fan of more modern or traditional finishes for homes?
It’s true that Texas architecture often leans on timeless styles like ranch, traditional brick, and Mediterranean influences, which have been staples for decades. Builders frequently cater to broad appeal, but that can sometimes leave those looking for more modern or innovative designs wanting more. The second home’s design is a great example of blending traditional elements with more contemporary touches. If you’re into fresh takes on home design, you might want to explore modern farmhouse or mid-century modern-inspired homes-some newer communities are offering these styles. Are there specific design elements you wish Texas builders would incorporate more? For example, larger windows, cleaner lines, or different materials? It could help guide your search if you're considering a custom build or looking for newer developments!

You're not alone in wanting more space and freedom! Houses packed tightly together can feel claustrophobic, and HOAs aren't for everyone. You might want to explore communities outside the city limits or rural areas where you'll find larger lots and fewer restrictions. Places with acre-plus lots and no HOA are out there-you just have to hunt for the right spot! 🏡🌳
Thanks for the feedback! The green tint might be due to lighting or camera settings, and I understand how it can take away from the natural look of the homes. I’ll make sure to adjust the settings and focus on keeping the original, true-to-life colors in the videos moving forward. Your input helps improve the content, so I really appreciate it!
You’re absolutely right! Many model homes are designed to showcase premium upgrades and finishes that aren’t included in the base price. These can range from upgraded flooring, countertops, cabinetry, and appliances to more structural options like vaulted ceilings, extended patios, or additional bedrooms. Builders typically offer a base model at a starting price, and then buyers can customize with upgrades that quickly add up. It’s always a good idea to ask what comes standard and what’s considered an upgrade when touring homes. That way, you can get a clear sense of what’s included in the advertised price and what additional costs might arise. Would it be helpful if we highlighted the standard features versus upgrades in future videos?
@@houstontexasliving33 It would make more sense for the buyer to get the basic house with no upgrades and just do the upgrades from Home Depot after closing. This will reduced the accessed value and annual property tax bill and Home Depot is going to be less expensive than buying the upgrades through the builder.
You're absolutely right-HOA fees can add up, and it’s important to weigh that into your decision-making process, especially in areas where they’re more common. Some neighborhoods with HOA fees can provide added benefits like landscaping, security, or amenities, but it’s always a good idea to check out exactly what you're getting for that fee. Are you considering any other areas or types of homes where there might be fewer HOA restrictions or more flexibility?
Haha, I totally get that! It’s hard to keep a great spot to yourself when it starts getting all the attention! 😅 Bridgeland really is a hidden gem, but it’s understandable to want to keep it peaceful. Yeah nice.... But all these people in the comments, who ACTUALLY has 6000/mo for this man.... get real literally anyone that can afford these are top 1.5% earners in the united states..
You make a great point-homes in this price range definitely cater to a specific market, and affordability can be a major hurdle for most. Do you think more affordable homes or alternative financing options should be highlighted in videos like these? We'd love to hear what kind of content would feel more relatable or helpful to you!
Westin homes use to be one of the builders who gave you the biggest bang for your buck. I see that has changed. My ex-wife and her husband purchased a 3800 sqft Westin Home in Cinco Ranch area for around $320K. It looks like that run around $600k now. SMH
It's definitely frustrating to see how home prices have skyrocketed in certain areas, especially when you remember the good deals from a few years ago. Westin Homes has built a solid reputation for offering great value, and Cinco Ranch has always been a popular community with its amenities and proximity to the city. However, as demand increases in these areas, home prices tend to follow suit, especially in desirable neighborhoods like Cinco Ranch. The rapid increase in prices isn't just specific to Westin Homes but is part of a broader trend in Houston and many other metro areas across the country. Homebuilders are adjusting to the demand, and with land becoming more limited, prices for new construction homes in established neighborhoods are reflecting that. It's interesting to see how the market shifts, and it can definitely feel like a lot of sticker shock. If you're still looking for value in the Houston area, we could explore other up-and-coming neighborhoods or builders that may offer a similar deal but in different locations. What do you think-are you still interested in exploring options around Cinco Ranch, or would you like to look at other neighborhoods for better pricing?
Its not a knock on you guys, but this is a glorified starter home at best. I cannot believe people will spend half a million plus to walk on hard plastic everyday. There is nothing wrong with vinyl flooring, especially if you have kids, animals;however, no one is going to give you $500K+ for your home when you sell it. Why? Outside of laminate flooring, vinyl flooring is the the next cheapest flooring.
I understand your concern, and you bring up a valid point about the types of flooring in homes, especially when considering long-term value. While vinyl flooring can be practical and durable, especially for homes with kids and pets, it’s true that some buyers might have reservations about it, particularly in higher-end homes. Flooring choices can definitely impact the resale value of a home, with buyers often expecting higher-end materials like hardwood or tile in more expensive properties. At the same time, it's worth noting that vinyl flooring has come a long way in terms of quality and appearance, and many buyers appreciate its low maintenance and cost-effectiveness. However, as you mentioned, for those looking at homes over $500K, the expectation for more premium finishes might be higher. Do you think there's a specific type of flooring that would make a $500K+ home feel more valuable to you?
Cypress used to be nice, now it’s turning bad like the rest of Houston. This place is nice now but in 10-15 years it will turn into a dump. It’s an endless cycle, Houston eats everything up and turns it bad.
It’s understandable to feel concerned about how areas change over time, especially when it comes to growth and urban sprawl. Cypress, like many suburbs around Houston, has seen rapid development, which can lead to mixed feelings about its future. While new neighborhoods can bring more amenities, schools, and job opportunities, they can also strain infrastructure and shift the character of a community. If you're considering buying in an area like Cypress, it might be worth looking into communities with strong HOA management or master-planned developments that prioritize long-term upkeep and quality of life. Areas with good schools, dedicated green spaces, and community-focused amenities tend to hold their value better over time. Do you have specific concerns about Cypress's direction, or are you exploring alternatives? There might be other neighborhoods near Houston that fit your needs and feel more stable for the long term.
I understand your frustration with oversized tract housing. While they can offer modern amenities and spacious layouts, they often lack the unique character or privacy that you might find in custom homes or more established neighborhoods. Plus, the uniformity can feel a bit impersonal. Are you looking for something more distinctive or with larger lots, or perhaps smaller, more intimate communities? There are definitely options out there that provide more charm and a sense of individuality without sacrificing quality.
Right? Paying $1M and feeling like you're navigating a go-kart track just to get to your driveway-no thanks! Houston might have the space, but not all neighborhoods make the most of it. Those wide streets and generous setbacks are definitely worth hunting for! 🚗✨
It sounds like you're referring to the size of the hallways in the homes you've been viewing. Small hallways can definitely be a drawback, especially in larger homes where you'd expect more spacious and open corridors. Narrow hallways can feel cramped and limit the flow between rooms, affecting the overall feel of the home. If the hallways are too tight for your liking, there are a few things to consider: 1. **Layout Adjustments**: Some builders offer options to customize the layout, so it’s worth checking if widening hallways or opening up spaces is possible during construction. 2. **Design Tricks**: If you’re looking at homes that are already built, there are design tricks you can use to make narrow hallways feel bigger, like using lighter paint colors, mirrors, or even strategic lighting. 3. **Overall Space Usage**: In some cases, hallways are a compromise to create larger rooms or more usable spaces elsewhere. It's worth weighing if the trade-off works for your needs or if you're willing to make adjustments. Does hallway size affect your overall decision, or are there other parts of the home you’re more focused on when choosing the right one?
You're absolutely right; affordability is all relative to someone's circumstances. Homes priced near or over a million can feel out of reach for many, especially in areas where the cost of living is already high. If you're looking for something more budget-friendly, there are still great options in Houston and surrounding areas. Let us know your budget or ideal price range, and we can help point you toward communities that better suit your needs! 😊
Design preferences vary a lot, and not every layout works for everyone! What specifically didn’t you like about these designs? Maybe it’s the flow, the room placement, or something else? Sharing your thoughts can help us improve or showcase homes that better match your preferences in future videos. 😊
It sounds like you're feeling a bit disappointed with the lack of trees and the distance from downtown Houston. Many newer developments can focus on maximizing the number of homes per acre, which sometimes leads to limited greenery or mature landscaping. Trees can take years to grow, so it's not uncommon for newly built areas to lack the mature landscaping you might be used to. As for the distance from downtown, it's true that many suburban neighborhoods are being built further out from the city center, often in areas that were once agricultural land. This can result in longer commutes to downtown but may offer larger lots, more space, and a quieter atmosphere. If you're looking for a community closer to the city with more mature landscaping and trees, there are other areas in Houston that might better suit your preferences. Would you like to explore more options around the city or areas with more mature landscaping?
I feel you! No one wants to be able to hear their neighbors sneeze through the walls. Finding a home with some real breathing room and privacy is key-especially in Texas, where there's plenty of land to spread out! 🏡✨

GOD i am claiming a house this year
Claim it! 🙌✨ Putting that energy out there is the first step! Wishing you all the best in finding the perfect home this year-it’s going to happen. Stay positive, stay focused, and keep us updated on your journey. Your dream house is waiting for you! 🏡❤️
Far from downtown Houston. About 40+ miles. I'm sad this is what used to be cattle and corn country now it's mcmansions and HOA's. 😢
Think about the air condition bill on this massive home and Houston humidity and high temperatures
Texas architecture hasn't changed in decades. Still, the second larger home was more my design preference.

Why are builders no longer including front porches? I wish to have a big home like this, but I want a big front porch for a bench.
I love bridgeland Jackson
Bridgeland is such a beautiful community! It's known for its great amenities, stunning homes, and peaceful surroundings. The natural areas, lakes, and trails really set it apart from other neighborhoods. Do you have a favorite area in Bridgeland, or is there something specific about it that you love?
@ everything about it I love the layout and the trails and the amenities and the commercial development in front of the community it’s a city in it’s self any more updated video on it and Elyson and the groves thanks

Houses seem to be too close to each other. I’m in that station now. I need space between houses and no HOAs.
There's a weird green tint/filter on the video. Please get rid of it and just leave the original natural colors intact.
It must be that all those details and finishes are extras not included in the price.
Nice homes, but it's not the time to buy. The HOA fees must be crazy too.🤔
You're absolutely right-HOA fees can add up, and it’s important to weigh that into your decision-making process, especially in areas where they’re more common. Some neighborhoods with HOA fees can provide added benefits like landscaping, security, or amenities, but it’s always a good idea to check out exactly what you're getting for that fee.
Are you considering any other areas or types of homes where there might be fewer HOA restrictions or more flexibility?
Dude stop showing these houses in BL! I don’t want anybody moving here. I like it quiet with a few people just as it is😂.
I think the sales rep said 8-10k homes coming over the next decade…. Get ready 😱
Houston is going to gobble it up and make it a dump just like the rest of Houston. Endless cycle.
Haha, I totally get that! It’s hard to keep a great spot to yourself when it starts getting all the attention! 😅 Bridgeland really is a hidden gem, but it’s understandable to want to keep it peaceful. If you ever want to talk about some more quiet, less crowded areas, let me know, and I can help with that too! 😉
Cmon less talk more show im trying to decide where to move to from NYC next year

Can you message me that contractor? Need to change out my high fans and chandelier

Yeah nice.... But all these people in the comments, who ACTUALLY has 6000/mo for this man.... get real literally anyone that can afford these are top 1.5% earners in the united states..
Salary range of $500k plus annually, not to mention all the other expenses.
Over-sized tract housing 🙄
I understand your frustration with oversized tract housing. While they can offer modern amenities and spacious layouts, they often lack the unique character or privacy that you might find in custom homes or more established neighborhoods. Plus, the uniformity can feel a bit impersonal.
Are you looking for something more distinctive or with larger lots, or perhaps smaller, more intimate communities? There are definitely options out there that provide more charm and a sense of individuality without sacrificing quality.
imaging paying 1m in houston to barely squeeze your car through a road.
Right? Paying $1M and feeling like you're navigating a go-kart track just to get to your driveway-no thanks! Houston might have the space, but not all neighborhoods make the most of it. Those wide streets and generous setbacks are definitely worth hunting for! 🚗✨
Hallways is small
It sounds like you're referring to the size of the hallways in the homes you've been viewing. Small hallways can definitely be a drawback, especially in larger homes where you'd expect more spacious and open corridors. Narrow hallways can feel cramped and limit the flow between rooms, affecting the overall feel of the home.
If the hallways are too tight for your liking, there are a few things to consider:
Once again, close to a million or just under is not affordable!
These are so dumb designs.
Design preferences vary a lot, and not every layout works for everyone! What specifically didn’t you like about these designs? Maybe it’s the flow, the room placement, or something else? Sharing your thoughts can help us improve or showcase homes that better match your preferences in future videos. 😊
Not a tree taller than 5 feet in sight….these homes are nowhere near downtown Houston.
🤮 I would hate to have my neighbors that close.
I feel you! No one wants to be able to hear their neighbors sneeze through the walls. Finding a home with some real breathing room and privacy is key-especially in Texas, where there's plenty of land to spread out! 🏡✨
