How To Stage And Sell A $5.5M NYC Apartment Model Unit

- Опубліковано 4 гру 2019
- New developments pop up all the time in New York City, but how do developers get buyers to want to purchase a space before it's done being built? A model unit. It’s used as a sample to show how the actual unit will look, and it helps buyers envision how they’ll live in and use the space. Cheryl Eisen and her team at Interior Marketing Group are experts in putting in just the right amount of detailed work to help buyers decide to make the big purchase. She showed us exactly how her team does that as they staged a new boutique development in Chelsea.

How To Stage And Sell A $5.5M NYC Apartment Model Unit - Навчання та стиль
I'm always amazed at how much of a difference the furnishings and decorations make 😦
You sell the sizzle not the steak.
its nothing special......generic and boring
I realize now I’m not the target audience for business insider
who is their target market
Right 😂

Im just saying that im from scandinavia and no ones house looks like that.
I am going to just guess that scandinavia is a cool word, so fashion designers use it to trick rich people into feeling sophisticated.
Well, she pointed at an Eames chair saying it is definitely Scandinavian....
🤣🤣🤣🤣🤣
You really have to get in to it to understand
I was thinking the same thing.
I know color shouldn’t be everything, but a female CEO and her choice in warehouse managers is absolutely immaculate. Thank you for proving without trying to, that we need more brilliant women in power.
The biggest issue with this unit is that it has NO storage spaces...imagine how messy it will look once you move in...
Usually high rise condo has storage units in parking areas. The storage units are either sold with the condo like parking lots, or sold separately with extra cost. Who ever going to spend 5.5 M for this condo, I believe the buyer definitely has the budget for a storage unit. Or, they can buy another condo for storage only! 😅🤣
Not that big of an issue. People who can afford a place like this definitely aren't hoarders.
@@lyler.1082 So not true! A mere shoe closet for certain rich people can take up the space an average individual can live in comfortably. For them, we just wouldn't call it hoarding! Lol
@@SaffariRose The apartment maintains a minimalistic theme throughout. I'd assume the person who buys this apartment would be a minimalist aswell.
@@lyler.1082 In styling/staging yes, but not for personal taste. This scandi-modern style is basically the beige of interiors. It's just to give an idea of what could be done there because consumers have their own aesthetics. It's also to emphasize the (potentials of the) space. Only if they like the style do they purchase the furnitures with the apartment, otherwise, it's sold empty.
that painting is giving me anxiety
right??? they didnt even aligned with each other!!! 😂😂😂
Same because of the price
True😂😂😂 not even
My interior design professor always emphasized verbiage in design. For a “designer” to keep referring to Ikea and Scandinavian design to almost all of the products really devalues the “high quality” products she’s presenting buyers to.
i saw that too. why take my mind to Ikea? thats cheap.
I like the way she speaks about honoring the architecture rather than competing with it (-:
That’s because she does not know what she’s talking about
I live in scandinavia and I've never been in a house which has that kinda style. It gets kinda wrong to call it scandinavian when it in fact are not typical scandinavian
In this case it is more collective image than exactly copy of scandinavian style.
In interior design they just call that aesthetic scandinavian.
It doesn't look the part at all. Its kind of annoying that America has this obsession with Scandinavia
Visiblur and Scandinavia has this obsession with America lol
@@supahstar857 You wish. Truth is, most of us only care about your movies and junk food.
take a shot for every time she says scandinavian.
Im getting all sorts of fucked up.
I'm having alcohol poisoning lol
She def a marketing person. 😂 Idk if houses in Scandinavian areas really look like that.
@@MaeV808 pretty close to actually.. but of course not everywhere.
Reality: how to stage a thumbnail and sell people into clicking the video.
That does not look like a $5.5 million apt
its nyc
While the people in the comments suck for acting lien interior designers I can say from personal experience that that is great value for 5.5 million in Manhattan, currently a studio apartment in a rat ridden pre war 4 story walk up no where near downtown is 2000 a month. A tiny studio in not even a prime location in Manhattan. When people say Manhattan is expensive they really mean it
It’s New York City not Mississippi
Location location location
5:09 a really cool custom media wall.. 30 inch tv
And placed in a nook you can't see from the sofa..
My house is like this, only where I'm from we call it Mid Century modern and I only paid $125, 000 for it, lol
Huh?
@@okay2779 ....I'm talking about the style of the furniture, they call it Scandinavian, and the familiar term for myself is mid century and was also pointing out that I didn't pay 5 million for my home.
Barbi Kayler ohhh okay I get it
The cost is location not the furniture
Your paying for the location...... In NY Chelsea, Soho, Tribeca, Dumbo are all very and exclusive neighborhoods to live in.
If she gets a lot of requests for the Scandinavian/Nordic look, she should invest in items from actual Scandinavian/Nordic design houses. They would create a less "plastic" look. Also bookshelves with books would do a lot for the space.

I love her clothing style
Love Cheryl’s works!!!
Model on thumbnail showing model apartment:
Me: ok. I’ll watch
She is amazing. Think she should publish a decor book
i like that the project manager was able to overrule her on the table bases, even when they're being recorded. a lot of the time the people at the very top will refuse to listen to those closer to a project due to their own arrogance.
The guest / youth room is by far the most pleasing; though it is all quite nice.
Great Harmony.Remembering Ralph Lauren home.
Step #1: Be able to get into an apartment building that sells units for $5.5 million
Y'all ever just like, you know... Need to stage and sell a 5.5m dollar apartment
At the price of $5.5 million, hopefully these apartments come with CAT6 wiring built in so that they're future proof for things like gigabit internet that accommodates smart devices.
This will be me in the future. I am speaking it into existence!!
5.5 Mil for the location not the price...
I love the way of your work 😍
Cheryl always does magic, regardless of design type!
I love her fashion style . That is all :)
I’ve watched so many of these I was like “omg, only 5.5 million!!”
Same 😂
ikea but upscale. No my dear. this is just ikea vibe.
oum saffiya al belgikiya i don’t think you know what you’re saying, sweetie. Let the professional do her job ;)
Ikea but more expensive
No shit. Doesn't ikea sell for normal house? and this is the rich house so of course its ikea but upscale. What do you expect. a ufo?
Looks like straight-up IKEA to me!!
@@ladysun7965 probably better quality though
Just what I needed to know!
Could you please share the wall colors for the living room and the master bedroom
Awesome interior👌
Wow this woman is inspirational, she must work really hard to get to this stage of her career
i really love it! now i just need a lifetime fortune to buy it and keep it lol
Why is this series called "How To Stage And Sell", when nothing was sold?
Kavan DSL they are staging the place so when a buyer goes into the place to look at it. They aren’t just looking at an empty place. They see furniture, So that they can have a vision of how they would place their own stuff & have an idea of how they could live in that place. The video shows that. She explained it also.
wonder what her own home looks like ~!!
The price is insane

I've would've gonna with a African interior with a touch of india
What an absolute unit
Scandinavian look and feel, synonym for ikea
Why people love to live in downtown NYC. If I have 5.5 million I'll definitely buy a beautiful house outside of city centre.
Yep, that would be wise, but it's NYC. Ease of access, social/night life, business access, bragging rights.
If Jessica Simpson and Lisa Ann had a child , she would be this interior designer 😂😂😂.
If she came with the appartment I would buy it in a heart beat
Lol no, not that price, thank you
Right looks basic af lol
The price isn’t in the apartment itself, more like in the location. Apartments in Chelsea, Soho, Tribeca or Lower and Midtown Manhattan in general can have prices climb so high, a 500 square fr studio apartment can have rent up to 5000 to 6000 dollars a month depending on where they are. I live in Downtown Brooklyn and already the rent for my 1BR 1BTH apartment is 2500 and is probably shooting up soon 💁🏼♀️
Nice
10:29 Is the top desk covered by stringray skin??? 😱
Nice 👍
4:25. If I had the money and if this was actually a unit for sale, I'd say nope at the first sight of seeing that horrible thing. The stripes don't even line up. Some of higher, others are lower.
Dennis Xu Its intentional. They sell it like that on their website
@@vuongt7964 They may sell it like that, but it is not intentional, it is because it is painted in a hurry.
@@maricamila6599 it's called asymmetrical one of the principles of design, people use it all the time in art
@@vuongt7964 🌹🦋
@@maricamila6599 lol definitely intentional - it's to create more interest
Where are all the MOMENTS like in the previous video.
Where is the sofa from.
If I hear the word ‘Scandinavian’ one more time, I’m going to lose my shit.
Can I have access to that warehouse 😂
At 10 mins, she is wearing a white skirt with V buckle. I need it. Anyone knows where it’s from?
Pretty sure it's this one by Valentino www.net-a-porter.com/fr/fr/product/1201922/valentino/short-en-crepe-de-laine-et-soie-melangees-a-ornements
I wonder how much they make for staging?
I read that she earns one percent of the sale price. The furniture and decor items can be purchased by the new owner, if desired
I thinks its called mid century modern. Lol. Like how he rejected the table. Made it look cheap the brass was defs good
I feel the current "scandinavian" trend is just using the furniture from mid-century modern era and just adding hygge elements, a neutral color palette, and some organic design objects.
They’re from Million Dollar Listing!
The art painting makes my head dizzy......not recommended...
The fact that the 2 canvases don’t line up bothers me. Should’ve maybe left an inch or 2 between them.
Go to finland on vacation its cheaper.
Ooof.. that living room is almost useless, the catch is pretty much in line with the TV at that point lol.
I've just removed the TV completely and install a nice sound system with a turntable and make it a chill-out area that has speakers both focused in the living room and a system that spreads out throughout the whole space instead of a TV area. Because half the people won't even be able to see the TV from the couch unless they break their necks lol
Yes a model. that’s exactly what it needs to stay as because that price will give someone a heart attack !
Say Scandinavian couple more times please
Calmly says *just under $5.5 million dollars*
i hate that the art piece doesnt line up with each other.
She really likes the word "Scandinavia" 😂😂😂 come on we can find those kind of interior design anywhere in the world. My rich uncle's house looks like that and he does not live in Scandinavia
Can you renovate my palace
The chick got me to watch this $5.5M appartment video.
Her table base look better
Me thinking that was Kim from rhoa
Why is my broke ass watching this 🤔
Shawnna Fuller lmao 😂
Will William DeBlasio in power, no staging can help sell $5.5 mil NYC apartments in Chelsea, full of homeless people in the neighborhood. Sad!
I don't get why people even live in big dense cities like NYC. You can easily get a far bigger house for a lot less in any great Suburb.
They want to live where they wo r k .they dont want to drive for more than 30 minutes then get stuck in your traffic for 30 minutes.
Some people arent happy without money.fhe cities arent for me.
Does it comes with the cover girl?
So an idea look??
Why not get a house in Georgia? Bump thatttttttttt 😂🤣
BABY WIPË location! It’s NYC!!!
Chris Perez I seen that in the title. That’s why I said they better off getting a house in Georgia ☺️
Celine Escobedo *sign*
Is that a painting. It doesn't look like one
No on the price and no on the location lol I don't wanna be a sardine in NY
Dennis Rodman called, he wants his wife back.
I think you're paying for the location of the apartment.
Definitely
Zimbwabwe dollars????
i cant believe people get paid for this
5 million for a apartment?!?
He said "just" under 5.5 million
Looks bland, I live in a house like that, I would like more plants.
Kristen Paul yeah I think some nice plants in nice white modern pots would work great
How is an apartment 5.5 million
“This is such a small lining room” again why is this shit so expensive
the chairs dont even match the table top.
F
why the hell is this 5 million
Location.
dreary
just counting how many 'Scandinavians' she said
Little do they know about the trades that build these new buildings! Trash in the walls...rats in and out of the building! Plenty of homeless as soon as you leave the building lol! Cramped rooms, haha such a waste of money!
Helps to be attractive
helps if youre a stripper too!
$5.5M my ass! $1.5M on a house, $200k to furnish, $80k on the new C8, $50k on a tesla, 100k for a few bikes, buy my own small apartment $2M and rent it out, and go on a vacation for for a year and never work another day in my life and still have spare cash to buy some stocks!
