      @@ghostnotes5667 Record high credit card debt right now and alot of people taking out HELOCS to stay afloat for awhile at least. I heard from multiple scources that over 80% of Americans can't cover a $400 unexpected expense.

    The middle class is disappearing. More renters with only the extremely wealthy owning all the assets is the end result. This is because of politician’s inability to allow a correction to take place.

    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

    Sorry! But this is important. As a woman I have begun to build every skill set possible; carpentry, plumbing, one-off mechanical design for wood stove, redundant heating/cooking systems, solar(sun & 12 volt), concrete (poured wood stove pads into forms on dining room floor tarp) and chop my own wood. People may laugh but I'm building skills to remain sovereign and debt free. This is reality, no one is coming to save us.

      I recommend the book called The Complete Book of Self-Sufficiency by John Seymour. This book was originally written in 1976 and has been updated several times with the most recent edition from 2019. It’s available on Amazon for $34.99. That may sound like a lot, but it is a large hardcover durable book with illustrations. At almost 400 pages of amazing knowledge and detail on homesteading, wild foraging, brewing, energy and waste and crafts of skill, it is well worth it. I’d say buy it now before they raise the prices so that people can’t buy it. It’s an heirloom you can pass on to children.

    We don't need affordable housing we need housing to be affordable. I believe that is what you were getting at in this segment. That is my new saying because that is exactly what the problem is. We don't need affordable housing which equates to a 10 / 10 and charging 200,000. We need the skewed inflated $600,000 home that really is 200,000 to become that again.

    They are building affordable housing a few miles from me! Small 2 bedroom 2 bath at 750 ft for $2, 400 a month! Wonder why they can’t rent them! These investors seem very out of touch to me!

      Dude really????? Check out apartments in Vancouver!!!!!! a 2 bedroom is $4000.00 @ month. And thats in a SHADY part of Vancouver like San Fran drug addicts homeless crawling over the place. A decent 2 bedroom apt in Vancouver No low life milling around is 5k to 6K @ month to rent. CRAZY CRAZY 1/2 of beautiful apartments in the WEST END of VANCOUVER ARE OWN BY Asians and nobody LIVES in them. Sad it really is.

      2400 a month is stil insane for a rental. come at me with a 15 or 1600 a month for two bedroom still lil steep but that would be more affordable. Your supposed to only spend 30 percent on your housing situation which means you'd have to make $5k take home to male that work. sad times.

      @@BlakeKasgaard that type of regulation doesn't exist is my point and if it did where would the line be drawn? Large companies already own the majority of the multifamily asset class as it is. If any such regulation were to take place the price of homes would drop so fast we would have to raise interest rates into the double digits to prevent the rental markets from crashing.

    We did not have 35 trillion dollars debt in the previous bubbles. Homes are not expensive, the dollar continues to lose value.

    Property taxes need to be abolished.. Otherwise, you never really own your house, you just rent it from the county in the form of property taxes.. If you fail to pay your "rent", you'll soon discover who really owns the house you spent decades paying off.

    John fails to mention that the reason home prices always rose was because the fiat dollar has continued to lose value. So, the result appears to be rising home prices when it’s actually falling currency value. Also let’s not pretend the “ government” either cares or isn’t part of the plan. Coincidence is rare.

    Airbnb started as a platform to rent out a room in your house, or your vacation home when you're not there. Then all sorts of other types jumped in and changed things. Too many people jumped in. For the most part, hotels do it better.

      I agree. I think you should do what makes sense. If you have ten people with you, ABB might be worth it just because of cost.
      But I agree, hotels do it all better. And I’m not talking about super expensive hotels either. Middle of the road hotels are my choice most of the time.

      @soniasbooks I will share not debate just to inform, I personally have friends 1 who lost her husband to cancer, no insurance no savings what has saved her and kept her afloat was airbnb 1 of the rooms in her home. She is able to make ends meet and is thankful everyday as so am I to see her be able to keep her home and still provide for her infant kids. There are several others w similar stories but I get your point so many jumped on the band wagon and ruined the market.. I m just thankful it is available for those who do need it as a source of income.

    In 2003 my real estate agent told me we were in a housing bubble and he was expecting a big crash in 2005. He was mostly right.

      I can confirm this. In 2003, I worked full time for a large, private RE firm - one of my tasks was to read and analyze virtually all opinions related to the anticipated pop of the bubble. Like your agent, I predicted 2005. I then sold all my RE holdings, except my personal residence. I put my cash in tax-free municipal bonds. I was bearish by around 17 months, but I was well-positioned to reinvest in RE when the market hit bottom in March 2011.

      Hurricane Katrina was the pin that caused the last bubble to pop and something big will start the next one. My guess is a world conflict Russia/Ukraine or Israel/Iran or China/Taiwan turning really bad will pop this bubble.

    Social Security is an "entitlement" because we are ENTITLED TO IT. I've been working for the last 45 years, paying into it all that time. I'll retire, probably, in about 5 years (when I turn 67) and I won't touch the principal of all that money that I put into it. So, yeah, I AM entitled to _AT LEAST_ the interest of the money I put into that system. It REALLY pisses me off when people cast Social Security as a "government handout". F@ck you! They took a substantial amount of my money for the last 45 years. I'd be HAPPY if they just gave me that principal back and they can keep all the interest that money has (or should have) earned.

    I plan to retire at the end of 2025 at 62 after 36 years in Telecom as a sales engineer. My wife will retire in May 2026 and she's loving life! But walking away from a good income stream and building the nest egg to living from the nest egg is a scary proposition couple with the alarming recession and CPI report

      I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

    There seems to be a lot of focus on pensions and social security and how there won’t be enough to fund these retirees, however no one is paying attention to the massive mortality rate that has spiked since 2021. It is being heavily censored. There are some physicians and UA-cam channels that are calling attention to it. You have more Millenials dying than soldiers in the Vietnam war. This is the big elephant in the room. You have high death rate among baby boomers happening, heart attacks , blood clots, organ failure and cancer has skyrocketed. But everyone keeps twiddling their thumbs. People better come out of this denial mode. They seem to have been adequately brain washed

    One factor not mentioned are the millions of illegal immigrants who entered the US during the Biden administration. Tens of thousands of such families, once they secure the right to work, will be looking for a home, and Democrats have discussed programs to facilitate that. There is a dark side, however. In Houston cartel(s) have purchased an entire subdivision, and are now "selling" homes to jobless immigrants who will soon lose them, but not before handing over whatever meagre resources they have first as down payment and initial monthlies. The danger of scams, exploitation and worse is high.

    The whole problem with the economy - not to mention the highly dangerous military adventures around the world, culminating just recently with a US led invasion of Russia - is the interference by government in every facet of life.
    In particular the meddling by the Federal Reserve with money printing causing inflation and interest rate setting, has caused no end of problems - all of which, if left alone, could solve themselves through normal market forces.

    Before YT there where newspapers, back in the 70's I can remember full pages of absolute auctions, bank foreclosures and huge factories where everything was sold to whoever would pay the most regardless of price. I attended many of these sales where hotels, automobiles , trucks, boats and homes were sold for pennies on the dollar. Cash was king, you could acquire anything you want, if you had the money. Brace yourself for more of this.

    People buying properties above asking prices with little equity makes me worry a housing crash. If prices decline, further layoffs and growing living expenses will exacerbate affordability issues and the possibility of foreclosures. I'm not sure how to reduce risk, yet I want to invest more than $500k.

    Affordable housing means the government can steal our tax money, companies can grossly overcharge for subsidized apartments, and we the taxpayers get to fund a system that is designed to keep people in their place. Dependent on government for survival, and keeping the money flowing into the pockets of the rich and unconscionable.

    I feel like looking at the big picture and following the market for a while, we are being almost like rounded up and given no choice, but apartments and walkable communities. It sounds nice on the outside, but if you think about it, it’s easier to manage and control people When they’re all in one place rather than trying to control property after property house after house with distances. I’ll never forget the videos of China with people locked in their apartments and them screaming. I could never live there so I don’t want any ideas of theirs here on any level.

    Todd, I really really implore you to start uploading your podcasts to a Rumble channel.     Credit creation money.
    Professor Werner and Hanke have said money creation has tanked the last eighteen months.
    Eighteen months is the time it takes to show the effects of money speed up or slow down.

    Gentlemen, agreed. The entire brain washing system has worked. Try to decentralize, not easy. I reclaimed through quiet title a GFC old rental that sat abandoned for 8 years with 5 banks and no one to serve. Black Pill moment. Catastrophic loss in retirement plans in 2012 could not account for small mistakes made by me. Now wood stove, no central electricity - portable solar, garden, food forest, cold water only for now. This collapse is real.

    The flaw in John’s analysis is America has a limitless money tree to solve any short term problems. Any government related bubble is now solvable. Housing, banks, too big too fail companies. All are basically government organizations in a crisis.

    The world is very different from even 2006/2007 we have 3 big funds holding onto the good properties while dumping under performing ones most people won’t be interested in. The zillows of the world and youtube shows are providing information like we never had. I believe wealthy families are giving more money to there siblings than ever before to purchase homes. I also believe those same parents will be the backstop for foreclosures and etc. all that said, when I break down the cost for new builds, it does not make sense. R/E is micro still hot in NJ but parts of Florida, Texas, and Arizona are crashing.

      @@SachsRealty i’m not sure that we are not in a recession even as a text. Servicing the most affluent areas in New Jersey. I am amazed at the financial disparities between the upper and middle lower classes. Even today the amount of needs these wealthy people have are incredible. I’m a little bit older than you and I have been in the RE & construction business since 16 years old. I have seen a lot and lived a very attentive childhood in the 70s and 80s grandparents instilled the great recession on me as well. I would like to think I’m prepared heck I’m capable of living off the land whereas today’s youth have a hard time following directions on microwave popcorn.

      I think you give the Boomers way too much credit. I think they are greedy (not all of course) and once we get a short downturn in residential real estate they are going to bail and that is going to cause a massive housing crash.

      @@bpb5541 I believe more people then ever are versed in R/E investing. Books, TV shows, UA-cam, local real estate investing clubs all provide information and education not only to young adults but baby boomers as well. I’m not foolish enough to believe all will survive a real estate crash in there investment venue but more than ever will and probably thrive if properly diversified in varied investments. IMHO those in R/E probably have a leg up on those that choose not to be nor can afford to be in it. NO R/E is not the saving Grace but it can be an important piece… Lastly, R/E can be an awesome legacy wealth building tool for multiple generations.

    Wow. When you mentioned the teachers, my neighbor got paid for two years during Covid to stay home. She felt so intelligent and entitled by her supreme degrees and had no empathy for other job categories that were shut down over night. They could easily be replaced by AI and their students could probably learn more by staying home. They are next for the rug to be pulled. They had 4 years to prepare. Right after they elect a democrat for their pensions and benefits
