He earns enough money to pay rent and is charging someone else to live there essentially making money of you.take him to court to get your rent owed you don't want him to take advantage of the next person and do the same to them they might not have the support you do and lose everything.

My tenant left last weekend without having to officially go through the eviction process but she is still owing money so I will have to file anyway so you cant win on that front. but she is gone and now the repairs begin because of course why would she take care of my rental if she cant pay rent so mentally prepare yourself for that too. good luck with everything it surely is a saga but I'm here to listen.
