At first, I might close in the linen closet door if I didn’t need access to it from there and put the door on the backside of the closet, which would be in the bonus room there itself. As parents age, I would look into turning that space into a sitting room and kitchenette so it could be an in-law suite when/if that time comes.

@@TerenceRichardsonTours Everything about the main living space was dialed in just right. The moulding & tall baseboards were perfect for the ceiling height giving a very pleasing proportion. The wooded views put it all over the top. Just every aspect uncommonly well done. This is a very common layout now but they really nailed it here!

So glad I moved to north ga back in 2019 when a home like this could be had for mid-5’s. Now it’s Buckhead prices all the way up as far as Cartersville

STUNNING HOME.....however, I'll never understand luxury homes in the south that don't include screened-in porches. We all know how miserable bugs get in the summer...and IMO free-standing tubs (such as the one in the primary) are functionally bad...the space between the tub and the wall is wasted space, and will catch hair and dust bunnies.
Both are head-scratchers. I see a lot of people screening their back porches and decks after purchase. But I very see builders proactively build them out that way. With respect to the tubs, I've always wondered the same thing. They look nice, but getting behind them to clean seems challenging. What part of the country are you watching from?

Hi Daphne, I reached out to Patrick Malloy Communities and they sold out in The Reserve at Governors. Their remaining lots will have Active Adult homes on them. The agent did point me to two other PMC neighborhoods that have Cambridges. I'm waiting to hear back from those site's agents to see if there's something standing that I can go capture. I'd be happy to feature one, and the rest of the community, if they have something ready. Are you in the market for something like this?
I'm also tired of the gray walls I keep seeing in models. I would love to know what the wall and trim colors are?

It’s a nice house but it’s has lots of flaws that are confusing. Why is the pantry next to the much room? What the heck was up with that weird room in a room upstairs with no closet space? Where is the big backyard?? It can definitely have a better design but it’s still a pretty house

No, it will be Affinity Homes, a smaller custom builder here in Atlanta. I'm not familiar with Infinity, do you like what they build? Pittsburgh area only?

What type of wood was used for flooring and is it a clear stain? If not, what is the color?
Looking at the video again, it's been a few months since I was in the house, and they look like engineered wood floors to me. Unfortunately, I won't be able to get the floor color. I flooded the builder's rep with questions from viewers over the last couple of months and they've since adopted a stance of only responding to buyer inquiries.
Nice but... The lots are too close...Bathroom tile would have been nice if it continued to the ceilings.
People who buy in this neighborhood aren't necessarily concerned with lots of space between their houses. They are buying in for the amenities and relationships.
When I think about how to make my home in a manner that is physically mentally financially spiritually beneficial and rewarding. It must be done so to the highest standards of quality. One example hemp has been proven to be 10 times stronger and 30% lighter than steel stronger and lighter than concrete stronger and lighter than brick+ being far more versatile making design possibilities practically limitless+ is far easier to work with on-site meaning you can get the job done in half the time at a fraction of the cost+ it is fire resistant so forth and so on etc. etc. and the walls capture greenhouse gas Un oxygenated air along with airborne pollutants and then safely releases small amounts back out into the atmosphere for lack of better words. And the real winning sales pitch is 1 acre of hemp produces 3 to 4 times the amount of oxygen as a acre of treats in addition to sucking in 3 to 4 times the amount of carbon dioxide or monoxide I forget which one as a acre of trees. As a added bonus it rejuvenates replenishing the soil after every harvest back to the garden of paradise type quality even if the landscape has been previously stripped robbed in depleted from overharvesting things such as cotton and corn. It has even been successfully grown and radiated soil. So it is far overdue for America to stop using products building materials so forth and so on which come from outdated power sources inferior materials poisonous toxic substances and chemicals along with pesticides which never change their killing composition which means simpleton whether it is a solid, liquid, Or burnt off into our airways atmosphere as a vapor is always going to be poisonous debilitating and deadly to the body. At the same time polluting corrupting devastating to mother Earth and all the various different forms of life that live within this world. In layman's terms there is no cash profit to be made in the destruction of the planet. However there is hand over fist cash profit to be made with clean high paying jobs that come from advanced top-notch power sources.

A second living room type space would be great. There's an option for the room used as an office to be a formal living room, but they went with the office configuration in this particular home.

Those little creeks become raging rivers in a bad storm 😮...seeing too many homes lay victim to water lately...that cute babbling brook might even require flood insurance 🤔...seems innocent enough but with this high price you better think it through...but beautiful house😊.
Some definitely do, especially in Acworth. I remember 2009 and the 100-year flooding! This lot though is zoned flood zone X, aka no flood insurance required.

HOA in Governors is a monster, but it's got 24/7 gated and manned security, resort style amenities. Buy in for the neighborhood is $30K (paid by this builder), an extra $5K if someone wants access to golf. There is a $2.5K initiation fee to the HOA. Yearly, the HOA is $3200. Current club membership dues are $295/mo. If golf is added, dues are $495/mo.
Property taxes will run about 1% of sales price per year. So $18,000 for this house is the estimate.
Land is roughly a half acre.

No doubt that someone can find a similar house with a lot more yard for that price or less, but not commonly in Governors Towne Club.

Can an elevator be added after the home is built? Is there space for one?
Hi Dana, most homes can accommodate an elevator if it's built in an enclosure on an exterior wall. I think with this particular home, it would be a little awkward because the elevator would be accessible upstairs only through a bedroom.

The 120 loop? Or the smaller loop through Governors? It's not close to the 120 loop, but it's on a street that connects to the loop inside the neighborhood.

Some of the space in this house has been used so badly. Instead of that tiny laundryroom with the larger useless room off of it, give the homeowner a large laundryroom, with cabinets that have pull out hampers, a sink, long counter for folding clothes and continue with the same flooring throughout. Laundry having a different floor looks bad. That big room with the useless mirror could have been a sitting area for that bedroom or it's own bathroom with a big closet.

I don't disagree on the location of the dining room. Even with a butler's pantry, walking all the way from the kitchen to the dining room with food in my house would leave a disastrous trail of spilled food everywhere 😅At least paint can be changed when the trend dies, the location of a dining room, not so much.

I hate new homes and would never purchase one. I love old homes, with separate, well defined and distinctive rooms. I do not like open floor plans. My home is a lovely bungalow that was built in 1902. It has beautiful hardwood moldings, throughout, beveled glass French doors and many other beautiful unique features.
They sure don't build them that way anymore!
I have an open concept house and don’t care for it after living in it for 3 years.

Hi Phyllis - A pool wouldn't necessarily add value to a house since most other homes don't have pools in this community. However, the cost of adding a pool varies quite a bit depending on what someone wants. For a home like this, one could expect to spend between $75-150K easily on a regular sized pool and outdoor living space. It could be less for a smaller roman style pool.
