I like your videos. No over the top off putting sales tactics, no annoying music or AL voice overs. Just easy going, normal talking calm videos. And most of your lands are very reasonably priced. Someday soon, I'd love to buy one from you. The only thing is that, it has to be somewhere private and serene like this one, but not too far from a hospitals, first responders and other necessities in case of an emergency. So, if you come across one, please let me.

As a former Shingletown resident, you should talk about the horrendous insurance rates..if you can even get private insurance in that area.. ... There is currently a flood of property on the market due to insurance issues.. Plus.. doubt anyone going to pay 10 grand an acre for Shingletown..
What about property mineral rights? I would like to know which of your future properties has mineral rights included. I will be watching... and thank you for these!!
I need a title report to see that information. Mineral rights, if reserved in writing, come up on the title report once I have an escrow going. I try to find out ahead of time if the property is in a mining area. Most properties I sell include the mineral rights. Some areas where I sell those 40 acres parcels typically have 1/2 reserved from the late 1950's or 1960's if memory serves correct. You normally get a 17 day inspection time while in escrow to review such matters on the title report.
I’m watching for the right property to come up, but I’d have to do massive tree clearing where allowed. I think leaving the older growth here would work for defensible space.

Can a detached garage be built, is it allowed? I ask because i plan in the near future to buy some land in that area, i will contact you when ready. I'm a car builder, customizer, restoration. I need a place to do my personal cars. If they allow a home they should allow a detached garage right?
You should be able to build a garage or additional non-living building with most zoning types. Just check with the county building department once you zero in on a specific property so you are 100% sure before purchase.

How can I find out the CC&Rs? HOA? Does it just pay for dirt road maintenance? Rules on fencing? Can I semi bury a container to make a pool?

I would think you could where you want to build but I am waiting to see if there are any CCRS, Covenants, Conditions, Restrictions. If there are, they could say something about the trees. Not sure if you are talking clearcutting or the like.
Any chance this property has had a perc test done and can have a septic system on property? Or a well already drilled?
No perc or well on the property unfortunately.
