Welcome to your dream off-grid retreat on Dipper Pond Road in Carroll, Maine. This expansive property offers a rare opportunity to unplug and immerse yourself in nature. Located in eastern Penobscot County, this is an outdoor enthusiast's paradise, ideal for hunting, fishing, biking, horseback riding, hiking, snowmobiling, and ATV adventures.
Whether you're planning a deep woods getaway for friends and family, a property to operate your outdoor recreation business, or your new off grid home; this vast acreage has something for everyone.
Location
Nestled in Carroll Plantation, this property provides a unique rural setting in a town with a small population of around 138. Carroll spans 44 square miles, making it geographically larger than many other towns in Maine.
It is conveniently situated near Springfield (8 miles away), where you can find gas and convenience stores, and Lincoln (28 miles away), which offers hospitals, groceries, building materials, and restaurants. For more extensive amenities, Bangor is just 77 miles away, and Portland is 205 miles away. The Canadian border is only 33 miles to the Vanceboro crossing into New Brunswick, providing easy access for international trips.
Points of Interest
The property is a gateway to a wealth of outdoor activities. ATV and snowmobile trails are accessible directly from the property, and nearby Lakeville boasts landings giving access to Junior Lake, Scraggly Lake, Bottle Lake, Duck Lake, Sysladobsis Lake, West Grand Lake and others.
For fishing enthusiasts, Grand Lake Stream is a renowned spot for fly fishing, especially for landlocked salmon and brook trout.
The area is rich in public lands and conservation easements, with nearly 350,000 acres of protected land that allow for public access and preserve the natural beauty of the region.
Land
Access is easy for this property which is located a short distance off Route 6. It enjoys clear deeded access over Dipper Pond Road with more than two miles of road frontage. Two interior roads provide access off Dipper Pond Road, One to the cabin's location, and the other further south near the center of the land running east and west between the two prominent ridges of the property.
The property covers approximately 645 acres of diverse terrain, with elevations ranging from 380 to 890 feet above sea level. These rolling hills create a diverse landscape with some amazing views.
The soils are primarily Cannan and other stoney, silty, and gravelly loams, making it ideal for trees and wildlife. These soils, though too steep and rocky for efficient farming, could be used in select areas for gardening and wildlife food plots.
The land features mixed timber growth with mostly hardwoods such as maple, birches, beach and ash along the steeper slopes and hill tops. The areas around the pond and brooks are more heavily treed with softwoods.
Water features on the land include 8± acre Dipper Pond, intermittent and perennial brooks, and a couple of open wetland and ponded areas which are magnets for the local moose, whitetail deer, waterfowl and many other species of wildlife.
Buildings & Developed Area
The property includes six cabins and various accessory buildings, perfect for accommodating large groups.
Cabin 1: 16x24 with a 5x16 screened porch
Cabin 2: 16x24 with a 5x16 screened porch
Cabin 3: 16x24 with a 5x16 screened porch
Cabin 4: 16x24 with a 5x16 screened porch
Cabin 5: 20x36 with a 8x20 screened porch
Cabin 6: 16x24 with a 4x16 screened porch
Additional structures include a 14x16 utility building with a 6x6 walk-in cooler, an 8x10 wood shed/generator storage, a drilled well, and a septic system.
Summary
This extraordinary property offers an unparalleled opportunity to own a substantial piece of Maine's wilderness. With an estimated annual tax of around $3,100, the property includes all of Dipper Pond, excellent elevations, and access to lakes and trails. Come embrace the tranquility and adventure that await you at this magnificent off-grid retreat.
The best part of sharing this with all of us, is to imagine what life was like for the Pioneers and Indians , unspoiled!.
This is the most pristine area imaginable, especially at minute 19 after showing the creek and water. Thank you for sharing this glorious property and I hope the next owners are also stewards to the land in continuum!
Sounds and is good. Like the Northern Michigan. 2 months of summer. Adios 🇺🇸
Beautiful and well worth the money.
Beautiful and worth a look!!
Thanks for sharing.
When I was younger I went to summer camp in Wyoming where I lived. This camp reminded me of this place I went, granted this is on a smaller scale. Have no idea but if you could start a small camp say a group of campers every two weeks it would be a wonderful place for young kids,
The insurance would be quite high.
Wow! dream property right here Phil.
Great property- Great presentation (as usual :)
Thanks Phil!
@@ThatMichaelTGuy Thank you
Really great piece of real estate Phil, thanks for sharing. I will too.

@11:00 LOL! "my goodness, I thought this was the perfect place until that just happened"
Well, it has cell service so that’s good.
I thought that was a real phone ☎️
Wow what a spread! Little big for what we are looking for but I’m sure it’s going to be perfect for someone!
@@dfoltz268 Thanks for sharing the video
I used to hunt up about 20 min N of there as a teen for a few years in Drew Plantation. Nice area. Though any place not in or close to Portland or Bangor is usually really nice. Personally I don't like Lincoln which is the closest town to this place iirc but some totally would find it charming. Especially if the stinky mill is gone. But you get used to it. I grew up in Old Town/Bradley very near the mill there so I know it's something you def get used to. Foggy mornings it can be ripe but it's whatever. You'd never smell it from this place. Haha. I promise.
Owning the property but not the road that runs through it hurts the sale and 6 cabins, 2 bathrooms and only one kitchen is another issue. The owner owns thousands of acres and is dumping this property for a good reason. This property is worth closer to 500k
Yeah, exactly. Having others coming through the land you paid a lot for is a no go. Also, it looks like the cabins were put there to up the price. Too close together, no design in their placement, just weird.
@@EntropyFarmGreece I agree with the cabins, they make no sense. Only one cabin is usable for more than a weekend stay
The road does not run through the property it is the boundary. It is no different than a town, county or state road frontage.
Beautiful property! Good video and information! Thanks!
@@drkrypton4410 you’re welcome
Wow Phil! I think this is what viewer Rebar has been looking for!!!! I'm sure he will be calling tonight! God bless!
lol
Beautiful property, I think its priced fair. I'm just too poor to buy it.
@@mrfofff thanks for watching
i love it. wish it was in southern Maine though, then it'd be perfecto.. got a perfect use for it though.
Southern Maine is Massachusetts yuk!
The winters there would be harsh. Not sure if those cabins are 4 seasons or just 3. Beautiful property though.
I'm from north of that.
You can live there in winter but brutal
You wake up cold and you start a fire.
Winters aint fun up there. More snow that down state.
Going up to a family members hunting camp on the shore of Scraggly in a couple weeks. It's about a 12 mile drive in off the main road. Hopefully the roads going in are passable in our rear wheel drive van.
@@SWIFTY5150 you might want to ask them.
@philmcphail2228 the owner of the camp will be at camp prior to our arrival, so we'll have a heads up. May have to walk in part of the way.
Have the present owners reserved timber rights? Are mineral and oil rights included?
Timber rights convey.
I love it
Very nice! I would put about 100 yds. between those cabins!
will power & a giant forklift!
Very Nice !

Im gonna buy it outright

Compared to the northwest real estate prices, 645 acres and 6 cabins is cheap @ 855k. Who owns the land around the parcel though?
Other big land owners.
Does it come with a hockey mask and chef's knife? Asking for a friend...
Truly an amazing property and the potential is off the charts.

If 10 or 12 of you guys reading this want to go in on this let me know 😁
I’m in if we can get 12 guys. Ill put in 2 peoples worth of money but im taking two cabins. lol.
@@oldsoul8330 It won't work unless everyone owns the same percentage of the property . 6 cabins 12 people . Once someone says they own more than all the others that's when trouble starts🤣... lol Everyone is even , everyones name is on the deed as equal and with an option to sell their percentage if they decide they ever want out . With a stipulation the group has first option in buying him out
@@jameskostaras4778 ok. That makes sense. I’m gonna need one of the out buildings then. I have a huge collection of human bones that I like to play with. So I’ll need a place to store them. We should also run some Cori checks. I don’t want to be sharing with any weirdos.

If 10 go in, each person gets a month and that way each year it will be a different month
Where is the one on the main road and has a brook?
Which property are you asking about?
Holy biscuits....nice piece of land, but terrible cluster of cabins.
Agree. Terrible plan of cabin placement. Might change my mind if I saw it in person but don't think so.
they can moved )
That refrigerator cabin would be useful...but if those cabins were spread out it could be instant income with rentals. For only 1 acre out of tree growth though, those taxes still seem high. Good potential
Can more land be cleared for development ?
Yes
What is the price on this 645 in his cabins I'm real interested in it but I got to know what kind of money we're talking about give me some money prices
$825,000
thats what it was before an old hunting camp?
is it Sasquatch free?

WOW
Can this property be rented?
Yes, it can.
That stone is hard to walk on will take ten years to settle lol.

@@Erin-Thor yeah sound works now - thanks
lol you guys are asking nh prices in Maine, good luck on that.
If you have a property like this in NH we would love to come see it. State MLS has 5 properties available in NH with more than 500 acres starting at $1,600,000 up to $4,350,000.
What is the seller smoking? Ridiculous price. Those roads will need a snowmobile in winter. Portland is 200 miles away! You’re almost in Canada.
Owned a 1000 acres with two story lovely cabin, one mile frontage on Chesuncook Lake across Mt Katahdin years ago which was so beautiful and was less expensive than this. Sold it because the out of state hunters would not respect private property. The snow and cold really require a lot of planning. Then in Spring ( mud season), the roads are a mess.
I have more privacy now than when living away from everything. Looking for land for my sister but wish I had seen the price before watching the whole video.

Why didn’t you walk each corner pin 😂 just kidding
Come on up and we’ll do it together.
Can you be here yr round? And if I want to add on or revamp I have to get a permit and pay more must watch again must of missed something some where
If you buy it no one is going to stop you from living on it year round . Just buy a good plow truck for the road and possibly a bucket loader
You got it thanks @jameskostaras4778
Too much land for 1 person. Take it from them.
We would be happy to refer you to an agent in China or Russia if you would like.
Why permission to catch fish ?????!!!!!!!!!
You do not need permission to fish. You need permission to stock any pond in Maine from Department of Fisheries and Wildlife.
Deeded Easements :
Dont do it
The alternative would be landlocked, we will stick to the deeded access.
If I hit the lottery tonight , this is SOLD
👍
This shit it 600k over priced
Totally ridiculous, you have 645 acres and the cabins are basically on top of each other! Twenty ft from your neighbor with no privacy at all! Zero ambiance, no Maine vibe, it looks like the creator has never spent a night in a cabin! If this property is meant to capture someone with it's charm and coziness, it sure misses the mark. Needs alot of work to make it a viable, attractive place. I was born and lived my entire life in the Maine woods.
I too have lived here my entire life and have been marketing real estate for almost 40 of them. I think this is a good start on a family or group retreat or a recreational sporting business.
NO VOLUME Phil
Turn your phone up lol
sometimes mine starts muted; turn your mute off
I had to turn down my volume to hear you, WHAT? 😂 Sounds good here!
Says private pond then informs you need permission pff
You need permission to stock fish in it from the state. The state doesn’t want you putting invasive species in it. Clean your ears out once a leap year.
@@deadlata9767 if it's not owned by the state and you dam the exit you can stock anything you want or does your momma wash behind your ears still
No need to get into an argument here. This pond, while private because of its size, does have an outlet that flows into other water bodies. The state controls stockings so that we do not harm the native species with invasive species. Hope that clears it up, and please be kind to one another.
