Christmas day played Shallow Creek in the new part and played with some new home buyers there. Take away I got from their purchase experience is the new home sales is strong. They tried buying a premium lot four different times and didn't get any of them and had to settle for a spec home. Lots they we're looking at were 200k plus a piece just for the lot. Their bond is 48k on a 2700sq total house. The second home you reviewed I know well down the street from us. It's in Belle Glade villas and her husband recently passed. Nice corner lot near Burnsed rec.
New homes will be good as long as existing owners keep their prices high. That’s slowly changing as we have seen for 8 months. There are still a lot of homes for sale in Moultrie Creek and Shady Brook and they have marked them down, even though they don’t show it on their site. It will be interesting to see the sales demand from Jan to March.
Home prices are not low. Bonds, HOA fees. Taxes are not low. Insurance company telling me to replace my roof every 10 years. It’s no wonder why there are over 500 houses available. Who in their right mind would want to buy there.

Governor needs to fix the insurance issue. Need lower bond and fees. I do like the Villages but getting a bit expensive in Florida

Still like TV but will rent going forward

Agree. Starting to wonder if TV is worth it? If you are on a government pension of $7k, it works. Very high cash outflow each month.
Correct me if I’m wrong but this doesn’t even take into account the houses on VLS?

Delbagno Ct front door opens into living room with no closet or entry way. That part looks like a poor design. Otherwise, the home looks very nice!
