The advanced pickleball realtor tries to tell us homes are selling hot and don’t lowball as you run the risk of offending her clients. What if im offended by their overpriced home? Looks to me like most homes can be offered 10% off asking price immediately. Great info, Mark
I really appreciate your honest and keen eye on prices. One of the realtors on You tube stated that people in the villages are stubborn and will not bring down the prices because they do not have to. That was a ridiculous thing to say. No matter how much money you have, if your house is empty, it will cost you money. Taxes, insurance, bonds, utilities. Prices dropping further and inventories increasing. Worried about break ins. If lowering the prices will sell that house, that is what an intelligent person will do. Those that will not, will eventually have to, but only after paying thousands in maintaining an empty house. Competition with the newer section was not that great in the past due to lack of amenities. With Eastport and Middleton opening up, you will have greater competition with newer homes Realtors and sellers that do not think buyers are not aware will just drive them to realtors like you. Just give us the facts.
Very glad I found your site. We were ready to drink the kool-aid and buy hastily into the life style. Now that we have backed off ( due in part to a on going education on your site ) and stepped back to see the whole picture, we are much more comfortable about purchasing a future home in The Villages . Mark, appreciate spreadsheet and your observations. Also find it refreshing to hear you speak without a filter and call out what needs to be. I'm from Northeast so probably why your delivery is appealing. The Villa listings you noted, specifically one at $359 SP/OLP and sold at $260, I noticed its built 1999. Lots of others appear mid 2000 builds, in Spanish Springs area. I think they were very overpriced to start with, and Owner's finally through, reason or desperation faced reality and lowered price. The slide of hand to mislead buyers that homes are selling at 99% list price, is eye opening. Big help there, thanks. Last the Patio Villas seem to be in abundance for listings. Although that small footprint is all we need, I'm hesitant we could resell should situation change given so many of these entry homes. Do you agree a Courtyard might be a better choice? Thanks.
Great information, Mark. Do you think insurance costs rising are causing sales to slow thus increasing inventory or is the insurance increases negligible? Thanks for the time and level of detail you put in to your spreadsheet, allowing buyers and sellers to be better informed on current market conditions.
The Villages insurance isn't too bad, being in the center of the state. Closer you get to the ocean the higher the rates will be and will definitely slow sales in those area's.

They'll be here and there. Unless its advertised they can be hard to find.

Based solely on the price/sq ft of sold homes it looks like homes priced at $300K or less are willing to sell below $250/sq ft while higher priced homes above $400K still have a majority of lemmings still willing to pay over $300/sq ft. Villa buyers are also still paying stupid prices. The windup? If you MUST buy now, before prices drop even further....buy a single family home and shoot for a sold price below $225/sq ft. The data clearly shows it can be done. Dumb money still piling into the villages...for now. Must be the pools and pickleball courts that is still attracting the FOMO crowd from up north?

I Agree with your assessment.
Homes are selling but mostly those priced correctly. Lots of home sitting right now. I'm not sure who the pickleball realtor is.

Watching new homes for sale like patio. Prices are lower but they look cheap. Would never pay the listed price.
There are a few models that need some designer work thats for sure.

What is the main reason for leaving? Illness, different area to move to or can’t afford?
Age, sickness, family, change of atmosphere. There are a bunch I'm sure.

Why do you think the Villas are too high?
I see more motivated sellers in the MLS so getting to the 225/sqft is feasable, even on a 1-2 year old home.
