Loved your advice but would have loved to see more pictures of what you are talking about and not just watching you both. As a visual learner it would be nice to see exactly what you are talking about.
🎉 you guys hands down have just made the BEST point I've heard anyone talking about home staging mention so far at the 5:55 mark when you say something like "we don't encourage you to use things you plug into the wall & these artificial smells" Just say NO to PLUG INS!!" Yay for your absolute genius on this point!! Chemical smells are a nightmare for chemically sensitive individuals, people with issues like migraines and asthma. Now if only the rest of the world would catch on. Same goes for F-breeze products which are horrific! 🤮 We have had to leave an airbnb because they had so many of those horrible disgusting plug in things in every single room of a small one bedroom apartment. It was a nightmare. Migraine, nausea, skin breaking out. I seriously hope people will start realizing how TOXIC chemical SMELLS are. (This includes a ton of cleaning products on the market)
Oh my gosh, I’m sorry you had that experience but we have always been averse to chemicals and chemical smells. Some people are more sensitive than others, and we like to err on the side of caution.
My husband & I have been eliminating toxic chemicals since his cancer dx. Once we quit using them, we became hyper sensitive to all smells. I would bake bread or cookies! 🍪 Must’ve worked! 😊 We sold 2 houses! 🏡 🕺🏻

@@RevisionsMentor I love the energy you guys come with and the content is very useful. I want to find out more about the masterclass, can you add the link for me?
As a Real-tor, this was your best video! I got so many creative ideas from you both. As NC native extra special. This will help me convey to by sellers the importance of staging. For an open house, I will make a bubble bath with added roses petals!
Consider this - encourage the seller that 50 % to 80 % 0f their staging work is for their next home . Being on a budget - this would encourage me to pick out nicer stuff because , they are shopping for a luxurious new home. plants , art, furniture , towels etc etc. will make their new home a joy. it would help me to get into Staging with enthusiasm/ fun.. And the prospect of selling above the competition and quicker translates into more money for their new stuff.
lol I did this. But my agent has had me buy four different rugs at this point because she was never happy with mine, that I’m happy to put into my new house. Except the one I purposely thought she’d love because I hated, that one will stay with the house when it sells 😂 She ended up putting her own rugs down because she wanted blank off white. I’m not mad, she can do whatever she wants if it sells the place.
I have our back screened porch set with a rolling three level cart holding a Keurig pods bottled water biscottis cups etc etc. A seating area, and blankets and rugs, and a retro ice chest full of ice and bubbly water. The yard is a chiminea a seating set and a smore making set.( careful on that though because it’s still summer hot in the daytime.) I have a garden potting table I never used for gardening. lol. But now it has tools plants seed packets 😂. Now I’m going to go further with the bath clawfoot tub staging. And do a little more with the children’s room. The office space is wonky now because it’s my husband’s office and he’s…. Not easy to work around 😂❤ It’s a Victorian, and an odd time to sell so it’s been a nail biting tough wait to sell. But a gorgeous home.

I need serious help in our entrance foyer. My foyer is so difficult to stage. I've never been able to do anything with my the entrance foyer. Do you do any online consultations?
@@RevisionsMentorhelp please! I am going to sell my garden home very soon, it has a large master bedroom suite but the other 2 bedrooms are small, one less than 100 sq ft. My main problem is the entrance, which is about 5ft wide and 6ft to the hallway and kitchen. There's a coat closet where the door swings.I have no clue as to decorating it! I'd like to at least entice them to come in, but it's not large enough to put anything without seeming cramped. There wasn't anything inside when I bought it. There are arched doorways to the kitchen and living room. And diamond patterned tile in the kitchen. Ceilings are 9ft. What can I do? I'm desperate to sell!
Hey Cheryl! It depends on the market and a number of factors i.e. how your staging company structures, it installation, cost, renewal rates, etc. I am happy to schedule a Mentor call with you and help you establish rates if you would like. Shoot me an email. Erin@revisionsofwilmington.com
Great advice. The real estate agent should approve a letter to buyers. Sellers can get sued now for writing things that don’t come to pass. Even a cancelled Halloween party or a group that was cool, but suddenly becomes inactive can become a future issue. “1 mile to coffee shop”- the distance must be totally accurate. Don’t exaggerate or round down. Hopefully it doesn’t go out of business. Some agents are saying not to do these letters anymore. :( So much liability potential.
Leaving my family home, saw a property that l feel is much to small. I did ask about another unit that has more space. I was told by the realtor who showed me the property "well you can sell in a year"..I took those words at the showing more importantly then the space its self. I was told so many lies, and l feel deceived because of my finances. Going forward l will not be unboxing most of the items in the move. I'm as angry as hell.

Matching pillows? No. Coordinating pillows. Matching pillows look too much like you're in a home decor store.
Thanks for the correction!

I’m really sorry to hear this. I would consider another realtor for your next real estate transaction.
