    These are great ideas. I would add in temperature control. I bought my Florida house in September after looking all summer. If homeowners didn't have the A/C on, I couldn't bear to be in the house. And when it was on, it was a relief to be in the house, which started the tour off on a good note.

    I’m literally watching this as I’m cleaning my house. It’s good advice for keeping your house clean and clutter-free. I like the 3-item rule on surfaces. I’m looking around and seeing countless things on all my surfaces. The only thing I wish I could do is scrub without hurting my wrists 😭.

    talking about plants outside: "avoid anything too strong smelling". really? why?

      Yes - If it's possible. I wouldn't rip out any established plants that may be strong, but certainly wouldn't plant them for getting the house ready for the market. The reasoning is that the agent and their clients will be standing at your door for a period of time while the agent gets the lock box open and unlocks the door. During this time, the buyers are looking around taking in their surroundings (sights, sounds and smells). If you have a buyer who is very sensitive to strong smells (there are a lot of them!) they will start to fixate on that and it starts the showing off with a negative imprint.

    While many of the suggestions you make are very helpful and I can see why they have the potential to boost the chances of selling the property a little faster. However, some of the tips seem to take the process a bit too far, such as expecting homeowners to “change out their drapes” if their drapes have color other than a bland neutral or a pattern of some kind. Even the most opinionated and critical of buyers can comprehend that not everyone has the same taste in decor, and expecting homeowners to discard their expensive patterned or colored drapes for bland, nondescriptive one isn’t a reasonable expectation and may be taking it too far for the seller. If the seller’s home is being featured in House Beautiful, Architectural Digest, or other elite home publications, then perhaps going to the expense of doing all the things you have outlined would prove advantageous. Otherwise it could be costly with little to no chance of recouping the associated expenses. Again, your tips are great, I’m just pointing out that some of them come with significant expense in both money and time which defeats selling the property faster, with no assurance the seller will be able to recoup the added expense or sell the property at a higher price than what it already appraised at.

      In luxury properties, we do sometimes make exceptions to the suggestion on drapes if they're a compelling element to the overall design of the house. In our market, drapes and curtains sell with the property unless specifically excluded by the seller on the purchase contract. When those can cost thousands of dollars in certain homes, they can be an asset as opposed to a hindrance.

      Neutral beige or cream drapes, or just white sheers, are more about neutralizing your decor and not turning off buyers who don’t share your specific taste. These are not going to be costly investments, they needn’t be luxurious or bespoke. The point here is to eliminate colors and patterns that are taste specific, and keep it neutral, to achieve mass appeal. The more interested buyers you attract, the more offers you will receive, maybe even a bidding war. Spend a few dollars now to make lots more profit later. I’ve been in the industry since 1985 and ALL of her advice in this video is spot on.
