Congrats on being a landlord. don't expect your house to be left the way you gave it them. every so often ask the tenants how's it all going ie maintenance as they won't tell you and it'll end up costing more down the line. do a routine check every 6 months to check it all over, see how they are and stuff. welcome to passive income.

Over the years, I have learned a HUGE amount of being a Landlord.
1. ALWAYS keep as much of the funds that you receive from rent
2. Always check in with your tenants on a monthly to see if there is need for repairs of something
3. Always do background checks on your tenants! Make sure they are not bounding around everywhere
4. Always communicate with your tenants on EVERYTHING involving that location, maintenance, etc.
5. Make sure they know its a broadcast site and that they understand you may need access at any time of the day / night.
After that, have at it!

Great idea Alex - never sell an appreciating/cashflowing asset if you can hold it. I think you've done it the right way by selling it into a LTD Co. and it's cool that you've gone in with your fam. 😉
it would have been a better idea to sell the house, then take the proceeds (depending on outstanding mortgage on the current house) to buy two more houses with minimum down payments. Rent out both houses (so now you have two rental properties instead of one), and set up internet gear in both attics. So now you own two cash flowing houses, plus two more (free) points of expansion for your internet business. Of course, this is not withstanding capex for each new house.
reall ones remember the original original house, with the drone on the wall and dual monitor setup.

Yo Alex! Congrats on the new place and welcome to landlording! I’ve done this with a couple of places now, but it’s definitely a bit more tricky when it’s the place you used to live. Some things to keep in mind:
1. Tenants will never ever treat your place with the respect you gave it, so take some of the issues in stride, but understand that self-managing your previous home as a rental will be challenging.
2. Reserves - allocate 10% of total rents towards maintenance/CapEx expenses, and an additional 5% towards future vacancies. You can adjust as needed, but that’s a good starting point.
3. Formal leases - ABSOLUTELY have legal, written leases with exact outlines on terms. Utilities, usage, pets, smoking, etc. Who takes care of what is very important.
4. Not the most necessary, and not sure how these structures are in the UK, but I would recommend transferring the title of the property to be owned by a business entity. Again, not sure on differences, but I have property in the states owned by an LLC so that I can protect myself from potential litigation.
