    We lived in Chantilly for a year, but we moved to woodbridge, now we want to go back to Fairfax county.

      We would like to live in Burke, Chantilly or Centreville. We are looking for a townhome if its possible and end unit with basement with its own entrance.I am doing my research in the Fairfax county boundaries to see the pyramid schools because that's the most important thing we are looking for

      I agree that confirming school pyramids is important. Especially when moving a few miles one way or another can place you in nearby schools with drastically different ratings.     This was good. I’m preparing to sell my condo in Fairfax and looking to buy a townhouse. Centreville is high on my list at the moment. I notice Northern VA is becoming saturated with condos.

      Hi Pisces Pisces,
      I'm glad you liked the video.
      You're right about the market feeling like there are more condos for sale than ever before. The numbers just came out for December and Fairfax County had a 64% increase in condo listing compared to Dec 2019 but a 33% decline to Nov 2020.
      Despite the increase in the number of listings on the market, condos prices still increased by 7% in Fairfax. This should be good news when you decide to sell your unit.
      One thing you may want to keep in mind is that inventory in the sub $500,000 is low and the market is competitive. If possible, secure your townhouse before you sell your condo to avoid having to live in temporary lodging while looking for a property.

      @@AskAWalker I am just seeing this and I appreciate the feedback! I’ve been in my condo for 11 years and my mortgage is super low. This would be my first time buying and selling at the same time. Although I can sell for a great price I don’t think I’m emotionally prepared for the fight on my hands when trying to secure a townhome. I see a lot of homes are overpriced and people are paying 20K+ over listing. New construction unfortunately is out of my desired price range so I think I’m gonna stay put until things look more promising. The thought of selling and having to rent indefinitely until I can find something else in this crazy market gives me nightmares. As suggested, I may eventually consider buying the new home first then selling the condo. I enjoy your videos and I will keep tuning in, thanks!

      I believe condos are all the middle class can afford. If a family make less than 100k, having is a dream

      Hi @Pisces Pisces ,
      For some reason, UA-cam didn't send me a notification when you responded to my earlier message.
      Now that the market is softening slightly, this may be the perfect time to either plan your buy/sell strategy or get a little more clarity on what area you'd be willing to stay.
      If you can do some of the legwork now, honing in on specific areas, it's possible for you to secure a townhouse that's been on the market for 7 or more days with a home sale contingency contract.
      While I mentioned that you could buy a townhouse before you sell your home, this idea only works if you have the ability to afford two mortgages or you're willing to part ways with $15,000 to $25,000 of your equity to complete a bridge loan.
      There's one more strategy I didn't mention previously that we've been using this year with great success. You could sell your property to a buyer that agrees to a60 day rent back, close on your condo, get the proceeds, and now you have 60 days to shop for a property.
      This strategy is ideal for individuals who know where they want to live.

      To a certain degree you're right. But, I'd also add that right now, individuals who make $100,000 with little to no debt or huge savings accounts have more options than condos.
      If you think about it, most of the real market increases are a byproduct of hoe buyers with large savings accounts bringing cash to the table on top of their mortgage. You don't want to know how many buyers I've witnessed this year dip into their savings account, retirement account, or borrowed money from parents to secure a home this year.

    Clearly you have more data in front of you than I do, but anecdotally (is that a word?) I’m surprised the Falls Church / Bailey’s Crossroads area of Fairfax County didn’t make your list. UPDATE: Well now I know why. Tons of condos for sale but very few townhomes. And those seem to be going for upwards of 600K.

      Anecdotally is a word.
      Not only is Falls Church not affordable (based on the definition from the video), it's also highly competitive in the $600k-$750k price point.

    Thank you for compiling this information! I lived in Arlington/ Bailey’s Crossroads for a while! The drive to Reagan Airport and Pentagon City Mall was a 10 min drive. We wanted a new build townhome and had to break down and move to PG County, MD. The new builds are in the same price range you mentioned in your video. However there is a trade- off… quality of schools among other things. Are there any single family homes in Fairfax County in the $450K to $500K range?

      This is shocking. I just did a search in the MLS for single family homes that are less than $500,000 in Fairfax County. Only 16 results showed up with the majority of the homes being located off Route 1 in the Hybla Valley area.

      @@AskAWalker Thank you so much for this insightful advice. This is really sobering. Many of the new build townhomes are starting in the mid $600K range (Columbia Pike and Lee Highway btwn 66 and 495), so I can only imagine what the single family homes are going for.

      @@AskAWalker I love it, it just feels like a newer town, nicer tall buildings, they actually have high rise apartments, better restaurants. I think it was a great decision in every way besides financially lol.

      I've seen LEED marketed on some of the new condo developments around the area. Unfortunately, Fairfax County rarely has new construction (that's not custom) so you find many projects that fit this designation.
