Hello Everyone, I’ve been trying to figure out why are there so many nice 3bd+ section 8 properties are vacant. There’s 250+ properties available. I’ve spoken to several different realtors, also called the Chicago housing authority a few times, no one can seem to give me an answer. If you have any insight it would be appreciated thanks

I think most landlords are afraid of section 8 because it has a bad rep for tenants, I have lived in my house for 20 years and have done a lot of upgrades on my own , such as glass tile backsplash, crown molding and my landlady has never had to do anything and she is happy with me as a tenant, so dont be afraid to rent to section 8 people

My family together have built a small legacy off this business. We've owned up to 73 apt buildings at one time now we're down to 24. We were here in Los Angeles at one time the biggest SEC-8 Vender in the city. There are ups and downs but if you diligently keep your properties up you will not have any problems with Housing Authority
facts but u not gonna pay for ur tenants to have higher pressure showers when it doesnt pay you, getting to a point where u get high quality shit in ur house is a goal everyone should try to achieve. but for those tenants they jus not there yet

It should be a time limited because there's a alot of homeless people who cant get accepted do to the fact that their are people who been on section 8 for 20+ years and never once decided to save and upgrade their lifestyle and give another family a chance. here's the thing, I thing the old image of real estate investors is gone. The NEW RE investors are simply cool dude conducting business. We look like the normal guy walking around, it just that we have a TON of horses in the stable to act quickly and make BIG decisions. @@bunnymanmoe8819 Went smoother than even expected, Im now freshly turned 20 and with out going into all the inter family dynamics , got to get a property 15 minutes away from clearwater beach for 210k with a pool and a 19x36 2 story garage/workshop in the back. Got it in April, took 3 months to flip the main house. Hell on earth, blood sweat went in to it for real lmao learning everything on youtube, turned into a mediocre plumber, electrician, everything u can think of lol. But a lot of learning , cost about 50k in remodeling costs. and hard work but now its been on airbnb for since september, 14 5 star reviews 🙏🏼 $8k/month so far avg. and the mortgage on my parents house to get us the property is like 1200, we refinanced my parents house to get this property for us and now we just started the 19x36 2 story back house, will be a 3bed2bath in law suite, modern as hell. Going great so far

Well, there's always a buyer for real estate that's already cashflowing. Further he doesn't have to sell, he can keep the cashflow... but there's a buyer even if he has to finance them...
In our city, landlords use section 8 cash to renovate their units, THEN after their building's are paid off, they stop doing the section 8 program, RAISE the rents to 65% higher, which forces out and kicks out the poor 😡. There is hardly any affordable housing for minimum wage workers now in our city. It's so sad!

A kitchen without any counter space at all, leaves alot to be desired.. Also, lack of cabinets. Where are you supposed to store pots and pans, cannd goods, eating utensils etc? That kitchen is just too far on the minimalist side, where as the rest of the house is quite nice. All little more thought needs to go into that kitchen space to make it fully functional. There isn't even counter space for a dish drainer when you wash dishes.

It’s not expensive when you’re getting paid fair market rents. If you weren’t on section 8 the standards to get fair market rent are high. Everything needs to be updated and Central Air is a must. If not then the rents are low.
Section 8 has failed to keep up with market level rents making it not viable in many areas given the rapidly increasing costs including property tax and compliance with building codes.😊

Takes a while to get set up in their system, but the automatic deposits are nice! I have two vacancies in landlord unfriendly states that I'm deciding what to do with--the market rate applicant pool when I was getting ready to re-rent was especially weak so I may go Section 8 there also, but still deciding.
Great video. I would consider renting to section 8 now that I know how to protect my investment. Section 8 tenants in my area know nothing legally will happen to them so they break widows, doors, and leave their junk behind when they move. Housing Authority will not help you locate them if you try to pursue legal actions. At least with private renter you know where they work.

I have crown molding and brand new stainless trimmed appliances and ceiling fans, and won't bump my head walking through the damned hallway.
Mini split units are heat pumps and heat pumps don't work well on temperatures below 30 degrees and don't work at all below 20 degrees. Usually below 30 you turn on the electric heating strips which will drive your electric use way up. They are starting to make some heat pumps that are supposed to work below 0 degrees, but most heat pumps don't put our really warm air. Now it is usually higher than where you have your temperature set, 68-70 degrees, but usually not much more than 5 or 6 degrees. The air flow while warming can actually feel cool.
This is a great comment, I'm not sure if "Private Lenders" are out looking to loan money. From my experience, PL's must be converted to believers of PM. Generally speaking they aren't out looking for deals. They actually need u 2 bring the deal to them so they understand how it all works. Have u asked anybody to invest w u?

Well I hear u on the concept, some people really do need it. And some use it for good. There are some that have generational issues dating back to grandma and pa. And some just need assistance
While I do agree many abuse the program, it really comes down to background checks. If the person has a record, that can be a filter one can use to narrow the search down to the best tenant applicants.
If you got rid of section 8 you would have additional hundreds-of-thousands of homeless people sleeping in tents and cr@pping on the sidewalks. Imagine downtown San Francisco, only nationwide: in every city and small town.

Wish owners knows more about section 8 programs around the twin cities. There is a low of inventory of apartments that takes section 8. Then there is the section 8 market rent for tenants to follow with the utilities included into the rent. That a tenant not allowed to go over the market rent to find a new place. There utilities sheet what cost each month for individual appliances to lights are low ball numbers cost twice as much. After give a 61 days noticed to section 8 then a 60 days notice to your landlord. Pray to find a new place before two months is up.
Great video....So far. I plan on being a Sect 8 (HUD-VASH) landlord in the future. I am actually a current hudvash Veteran living in subsidized housing now, this is a gold mine that few know about. Hint...it works better in high cost cities, my 1 bedroom voucher is good for $2400. Read that again... $2400 in my market. The veteran still ONLY pays 30% of his/her income, no matter what that income is, with a bottom floor of $50. that could possibly be a check for $2350 PAID by the government each and every month.

What about taxes? Section 8 reports the rent as income to the IRS?

here's the thing, I thing the old image of real estate investors is gone. The NEW RE investors are simply cool dude conducting business. We look like the normal guy walking around, it just that we have a TON of horses in the stable to act quickly and make BIG decisions. @@bunnymanmoe8819 Went smoother than even expected, Im now freshly turned 20 and with out going into all the inter family dynamics , got to get a property 15 minutes away from clearwater beach for 210k with a pool and a 19x36 2 story garage/workshop in the back. Got it in April, took 3 months to flip the main house. Hell on earth, blood sweat went in to it for real lmao learning everything on youtube, turned into a mediocre plumber, electrician, everything u can think of lol. But a lot of learning , cost about 50k in remodeling costs. and hard work but now its been on airbnb for since september, 14 5 star reviews 🙏🏼 $8k/month so far avg. and the mortgage on my parents house to get us the property is like 1200, we refinanced my parents house to get this property for us and now we just started the 19x36 2 story back house, will be a 3bed2bath in law suite, modern as hell. Going great so far

Well, there's always a buyer for real estate that's already cashflowing. Further he doesn't have to sell, he can keep the cashflow... but there's a buyer even if he has to finance them...

In our city, landlords use section 8 cash to renovate their units, THEN after their building's are paid off, they stop doing the section 8 program, RAISE the rents to 65% higher, which forces out and kicks out the poor 😡.
There is hardly any affordable housing for minimum wage workers now in our city.

A kitchen without any counter space at all, leaves alot to be desired.. Also, lack of cabinets. Where are you supposed to store pots and pans, cannd goods, eating utensils etc? That kitchen is just too far on the minimalist side, where as the rest of the house is quite nice. All little more thought needs to go into that kitchen space to make it fully functional. There isn't even counter space for a dish drainer when you wash dishes.

It’s not expensive when you’re getting paid fair market rents. If you weren’t on section 8 the standards to get fair market rent are high. Everything needs to be updated and Central Air is a must. If not then the rents are low.

You misunderstood. I have a master key that opens all units. Each unit has a unique key code. None are the same.

@@bunnymanmoe8819 great question. I have a vacancy in a landlord friendly state that I re-rented and Section 8 pays 100%. It's only been a few months but so far so good. Takes a while to get set up in their system, but the automatic deposits are nice! I have two vacancies in landlord unfriendly states that I'm deciding what to do with--the market rate applicant pool when I was getting ready to re-rent was especially weak so I may go Section 8 there also, but still deciding.

Great video. I would consider renting to section 8 now that I know how to protect my investment. Section 8 tenants in my area know nothing legally will happen to them so they break widows, doors, and leave their junk behind when they move. Housing Authority will not help you locate them if you try to pursue legal actions. At least with private renter you know where they work.
If a section 8 tenant damages your property, they will most likely lose their voucher and how many would risk that?

I have crown molding and brand new stainless trimmed appliances and ceiling fans, and won't bump my head walking through the damned hallway.
Mini split units are heat pumps and heat pumps don't work well on temperatures below 30 degrees and don't work at all below 20 degrees. Usually below 30 you turn on the electric heating strips which will drive your electric use way up. They are starting to make some heat pumps that are supposed to work below 0 degrees, but most heat pumps don't put our really warm air. Now it is usually higher than where you have your temperature set, 68-70 degrees, but usually not much more than 5 or 6 degrees. The air flow while warming can actually feel cool.
I want to add a caveat. I've seen a heat pump that claims to work down to 20 below zero. I think it's called Mr. Cool, something like that.

Since its sec8 he pays utilities 🤔 HELLLL NO! Im in Norfolk, VA. I dont pay ANY utilities for any of my sec8 rentals. Tenants will let a toilet run for months 😄

Well I hear u on the concept, some people really do need it. And some use it for good. There are some that have generational issues dating back to grandma and pa. And some just need assistance
While I do agree many abuse the program, it really comes down to background checks. If the person has a record, that can be a filter one can use to narrow the search down to the best tenant applicants.
If you got rid of section 8 you would have additional hundreds-of-thousands of homeless people sleeping in tents and cr@pping on the sidewalks. Imagine downtown San Francisco, only nationwide: in every city and small town.

The VA voucher program isnt called section 8, its called HUD VASH
Wish owners knows more about section 8 programs around the twin cities. There is a low of inventory of apartments that takes section 8. Then there is the section 8 market rent for tenants to follow with the utilities included into the rent. That a tenant not allowed to go over the market rent to find a new place. There utilities sheet what cost each month for individual appliances to lights are low ball numbers cost twice as much. After give a 61 days noticed to section 8 then a 60 days notice to your landlord. Pray to find a new place before two months is up.

You can use plastic spackle to patch holes and use a wet sponge to smooth out the patch before painting.
Great video....So far. I plan on being a Sect 8 (HUD-VASH) landlord in the future. I am actually a current hudvash Veteran living in subsidized housing now, this is a gold mine that few know about. Hint...it works better in high cost cities, my 1 bedroom voucher is good for $2400. Read that again... $2400 in my market. The veteran still ONLY pays 30% of his/her income, no matter what that income is, with a bottom floor of $50. that could possibly be a check for $2350 PAID by the government each and every month.
