I would think that would most likely take too long. They could lose the house by then plus get a foreclosure on their record. This way could get them out of a jam a little faster and save them from getting foreclosures on which makes things easier for them in the future when they want another home

When you say buying a house without using credit you lead us to believe that we will not need a lender but in your video you're telling us we need to acquire money for this from somewhere and you're telling us that we can get some money from the existing homeowner/ seller, or from my own line of credit or my own Capital cash savings account, am I correct in assuming that I can get a portion of the needed Monies through a bank loan... and then combine them all together to put into one bank account and then take out a cashier's check from the bank for the amount that I need when I need it? Am I doing this just to flip the property? ( sell it quickly and move on? )

I don’t think that was a good deal, with you getting a hard money loan and using your own cash at that price. You still have to rehab it and you are paying $1200 a month just for the mortgage, u have a hard money loan and on top of all the other monthly fees associated with owning a property. Your payments each month on the deal is about $2500-$3000, how can you make money on that deal if the market value don’t raise. If you decide to rent it out how much can you get $3500?
Yeah that's a little different on how to do a subject to deal taking out a loan to put down. I hope it works out for him usually you don't get a loan and you have an end buyer who you get the money from and you don't make yourself personally liable for any debt.
