HI, Even though I live here it is always interesting to see what is going on and thank you for that. I am at the point of finishing a home I have been building. I am looking at appliances, flooring and cabinets. There is a 60-90 days wait on most of these items. Last fall lumber went up to 150% of what it was last spring. Some materials were difficult to find including deck lumber. I hope to be done by the end of June. That is a good point on customization. I have been in homes that only that owner can love. That well depth must be towards Palmer. West of Wasilla myself and my neighbors have wells 100-120 feet. We also get at least 40 GPM. The driller couldn't pull more than that from 40' down.

It's tough to give a hard-lined answer on that, but it all comes down to the specific plan and builder, but lately it's still cheaper for buying existing residential. But, you obviously don't get to design it so there's that.
Useful video-well done, and I think your pros and cons of either approach are spot on. For me, the preference would be to find a resale home that checks most of my boxes, but I am done with bigger homes--I'd prefer smaller (1100-1400 sq ft, 2 BR, 2BA, simple great room plan with a wood burning or pellet stove), and I am very pro-green building (solar, consider using SIPS or ICFs for maximum insulation efficiency, etc.), to lessen my carbon footprint. Seems like so many builders are reluctant to embrace far better, performance building methods and instead stick to outdated construction methods that are 20-30 years old.
Downsizing is pretty liberating!
I’ve been debating this also. Another great thing I’d like to know is where is a place in AK that has some decent dry days, I despise the rain & would help of a somewhat dry area.
What about wanting to live off gird? And using my VA loan?

What if your building but your doing it yourself with a lot of experience just none in the Ak area..
If you really want to build it yourself, I'd strongly recommend talking with a fellow contractor in the area who can talk shop about the different of where you are coming from.
How much do contractors/builders charge per square foot to build up there?
I don't work in new construction very much BUT it is usually more expensive up here and with shortages that's only going to continue.
If you’re a multi billionaire, go ahead, take a chance complying money, build your own house but if you pull poor, I say buy a house there
