Considering most lots in this area cost more than the median home price in the rest of Tampa, I wouldn’t say they are buying them super cheap.

@@joshbryanrealtor they wouldnt buy without the disaster damage...they get it way below market value...i remember someone saying: "never let a good crisis go to waste..." thats what they do

Without the city/county buying land and subsidizing, how is that possible with the cost of land? I just did a MLS search from Kennedy to Gandy and the cheapest sold lot in the last 90 days was $550,000 for a 0.11 acre lot! The most expensive lot sold for $3,590,000 for a 0.25 acre lot. The current lowest priced lot listed is $489,900 for 0.14 acres.

🤣 about 88% of my business is new construction. In most cases it’s makes more sense, but I get it that some don’t want HOA & CDD fees.

I would like to see gulf access fixer-upper homes. Or, gulf access that aren’t millions of dollars.

A CDD is a local government entity that plans, builds, and maintains community infrastructure and services. CDDs are often created for large master-planned communities. CDD fees are usually paid annually as an addition to property taxes for 30 years.

It’s in addition to property tax.

I understand that affordability is at all time lows, but it is what it is for now.

Not going to happen, the cost to build far exceeds. people keep forgetting the cost to build is up and the value of the dollar is down. This is why prices are so high. Unless there is a wave of foreclosures its not going to happen people will sit with their low interest rates unless they have to sell or have the means.
