Hello Michael another great video , my wife and I bought a designer home in Moultrie Creek. We close July 9 until then we have friends letting us stay in their home in the villages until we close.
Thank for the content. My husband and I just purchased our lot in Shady Brooke and are so excited. I found The Villages when I traveled to film table games for my channel and just feel in love with it. We will be back next month to finalize our home choice. It would be great to meet you both as it seems we will be fairly close to your area.

Thanks! Glad our videos are helpful. TV is so large (and keeps expanding) that it is hard to pick a perfect forever house without a lot of research. Lifestyle visits are a good place to start. That’s why we decided to just buy a new Patio Villa and treat it like a long lifestyle visit until we find the best long term or forever home and area of TV for us. Most of those new houses reminded me of the 'snout houses' that were popular back in the 80s and 90s. Personally I don't care for them but thanks for showing us.
We are doing a lifestyle visit in July and will be checking out the Eastport area. Thinking about buying a view lot and having a home built with our selection of floor plan and finishes.

Very nice. I see lots of videos about prices falling in Florida. Not happening here. We are looking at communities 20 miles from the villages. Nicer homes that are 100k cheaper. But not in the villages. We may be driving to the villages for the events and shopping

It has a view of the nature preserve which is even more private than the golf course view. I actually love it although I don't know what the bugs/critters are like with something like that.
Let me let those of you know…we were iffy when we heard of the high school in Eastport…we just saw it…it’s like an amazing school and a gorgeous grandstand state of the art stadium. The parents have to volunteer so many hours for kids to go there and they have to work in the villages(from what they told me). If the kids are naughty, they’re booted out of the charter school.
I love the Charlotte Models, but they raised the prices and very few have quartz countertops and Kitchens aren't the horseshoe shaped that I like, most of them just have the straight island in Moultrie Creeks and ShadyBrook ....it will be one the first models we will tour when we visit......Thank you for the video!

Right outside the villages the market seems to be changing it’s almost like it’s insulated. Many we spoke with last winter say they feel the villages is getting so crowded. The town squares are always crowded and people complain the golf courses are not maintained due to over use. Agin this is what I hear from others.
There is definitely a lot of building (other than TV) outside of the bubble. But TV continues to expand and build in the Southern section. New town squares, golf courses and, rec centers and amenities.

They have manufactured homes. Some of them require updates that can be done over time once you own it. Or you can rent out 1 room ( getting a room mate).
There are brand new 1 bedrooms (849sqft) available for $222.5k and 2 bedrooms (974sqft) for $227k. These are in Moultrie Creek and are Patio Villa series homes.
Look up in the northern area of the villages where they have manufactured homes. We bought one on a beautiful lot with an amazing layout inside, huge breezeway and large golf cart garage for under $200,000. We did a bit of remodeling and it’s absolutely beautiful! We love the mature landscape, quiet streets and accessibility to any shopping, medical facilities, restaurants etc you could possibly want/need. And no bonds or CDD fees.

I just checked the TV website and they currently have 2 bedroom resale homes listed for as low as $162,000 and brand new 1 bedroom for $222,000 and brand new 2 bedroom for $226,000. There are a lot of homes in the $300K to $500K range (new and resale) and there are also homes for $1 million+. Everyone who lives at TV gets to use all of the same amenities (rec centers, pools, golf courses, town squares, etc.) no matter how much they paid for their home. Those houses are odd looking to me with the front being all garage doors and the front door entrance halfway down the side. I know they are selling fast though. Thanks for your unique overview Michael.
@@jcramton13 No doubt the lifestyle is one of the main reasons to rent or live there but at $250 to $350 or more per square foot, I am going to be very picky on the house also. I prefer some of the other layouts they offer that are wider and where the front doors are along the front plane of the house. This video was more about how the homes looked and their availability rather than the lifestyle so I simply gave my 2 cents worth.
I think they design the courtyard villas for those that want more privacy. We will video and share some designer neighborhoods that look more like traditional homes (some even have front porches / lanais). Thanks!
In the last ten minutes we see a neighborhood of empty lots that could be future Designer Homes. They will be. The calling card of a Designer Home street is that it has concrete curbs including storm drains built into the curbs.
Love the info but never understood why you want to live in the middle of Florida where is is hot with no beach in sight? Just bought in Jupiter near the beach and Cardinal spring training.

Just go to search homes. Click on the bars now in 😅the upper right hand corner then you’ll see a drop down to pick the search homes one. You’ll see a map with many dots just pick or expand it with your fingers and you can see all the areas. Hope that’s what you were asking for
Glad you enjoyed it! On the app there is an icon on the bottom right corner to switch from list to map view (in the search for homes section). Or you can visit their website on your phone, tablet or computer (I see someone has already provided info on how to view the map on the website). FYI… The Villages recently updated their website (with new graphics and new content). It seems to be running a lot slower over the last week or so (especially the home search feature). Hopefully they get this fixed soon. Thanks!
Thank you both! But.. when I switch from list to map I can see the lots but they have dots in and not the prices. Even when I expand it I do not see prices. When you click on the dot, the house picture and price will appear at the bottom of there screen. But there are no prices shown on each lot like on Michael’s screen. No idea. Maybe it’s a filter 🤷♀️. LOL
I just realized they only show the dots on the map and not the prices on the app. You have to click on each dot to see the price. But if you go to their website on your phone it will show the prices on the map (that is what I had showing on my phone in this video). Hope that helps! Michael, I think you and Tiffany may have bought your unit at the right price for you at the time! No way in hell I will pay the current prices in the TV for homes without a basement and all the fees and taxes going on these days! See you when we pass though the TV on my way to Key West!

First I want to say I love and appreciate your videos. But I think I can speak for a portion of middle America,. Raising 3 kids there was never an extra penny to put into savings. Most of us could never afford one of these homes on our retirement. I’m happy for those that can. We have struggled all our lives and would love this, but there is no way. I personally think TV is pricing way too high, especially when you also have a huge bond to pay off also. Keep up the good work!
There are brand new 2 bedroom houses, in the same Eastport area, available today for less than $250k. You'd almost certainly have to downsize, but I think TV is doing a good job having a variety of homes suitable for most price ranges.

Is “available for sell” somehow different than “available for sale”? I noticed you kept saying “sell” and was curious if in The Villages there was some other process for home sales.
There are 3 ways to purchase a home in TV. (1) All brand new homes (and resale homes listed by TV on their VLS) can only be shown by a TV Sales Agent and purchased directly from TV. (2) Resale homes listed on MLS by and outside realtor are shown and purchased through and outside real estate agent. (3) For Sale By Owner homes are shown and purchased directly from the owner of that home. Hope that helps! Thanks!

I’m thinking the Charlotte model isn’t a very desirable design. It’s obviously smaller. Thanks for the tour. Honestly, they all look pretty much the same. It’s all about the finishes. Don’t get me wrong. I’d very much like to live in one of the courtyard villas. I like that little bit of privacy the back wall provides. These have fences because of the view. I’d rather skip the view and the extra dollars and have a wall, preferably on a corner lot.
I'm with you - not crazy about the Charlotte model. I've been following sales there and surprisingly the Charlotte's sell really fast...I can't exactly figure out why? Maybe I'm missing something.

@@SippsShanandT I think it is because they are smaller homes. Less money, maintenance, taxes, insurance. As you get older, most people have problems maintaining larger homes.
I never can understand why people want to buy on a golf course. You will have hundreds of golfers and golf carts in your back yard EVERY DAY with no break whatsoever.
We live on the 4th hole of a golf course in Waynesboro, VA. ( Shenandoah Valley). We do love it. It’s so beautiful and maintained so nicely! I don’t play golf and my husband just started playing a bit but we love it !! Our little Yorkie barked before she died 🥲) at the mailman and anyone else that would come to the front yard. But literally not a peep to the golfers😂. Which we were thankful for!!😊
We live on a championship course and love it! Much less traffic than the executive courses. We love watching the golfers have fun, and every now and then when we are out on our lanai, we say hi to them and ask how their game is going. The mowing and maintenance does not bother us at all. We love our spot!

Yes, Carmel is the roundabout capital of America. There are numerous news stories about why they went with roundabouts vs regular intersections with traffic lights. My wife and I like your videos and we plan on being villagers within a few years!
It so much cheaper to buy a resale. No bond established neighborhoods. And most homes are completely updated. Fancy driveways, gutters, landscaping is done, bird cages. These homes are over priced and come with nothing but a huge bond. Get MLS realtor and look at resales and save thousands of dollars. That’s what we did after our lifestyle visit.
We’re wondering about the political environment at TV. We respect all views and don’t always receive the same courtesy. We’ve seen the infamous parade that made national news in 2020. Are politics a public and an outspoken part of the bubble? Or are differences in political views respected?
Why so many Charlotte floorpans? Are they building a lot of those because they are very popular, or are these the ones that are still available and not pending because people did not want Charlotte's? Oh, FWIW, I was less than impressed with Winslow, AZ. Aside from a tire shop, a WallyMart, a Holiday Inn and a Comfort Inn, there wasn't much else there. I stayed overnight to get a tire fixed in 2019.
Good question but I don’t know the answer. Maybe someone else with more insight can chime in. Route 66 was Awesome! We stopped in Winslow just quick enough to take some pics on the corner and then on to our next stop. Maybe I will edit and share the video of that trip someday. Thanks!

5:19 - 5:20 That's a pretty home, I like the color (light blue ) but I like too be in the middle of the block. and I wouldn't want to be living behind water . I'm picky in my young age ( lol ) . The new homes in my subdivision going for $470 - and Up.

Michael - thank you for the update on the courtyard villa neighborhood! Question - how did you get to the map with the prices on The Villages mobile app? I can’t seem to find that map. Thank you for your videos!
Just go to search homes. Click on the bars now in 😅the upper right hand corner then you’ll see a drop down to pick the search homes one. You’ll see a map with many dots just pick or expand it with your fingers and you can see all the areas. Hope that’s what you were asking for
Glad you enjoyed it! On the app there is an icon on the bottom right corner to switch from list to map view (in the search for homes section). Or you can visit their website on your phone, tablet or computer (I see someone has already provided info on how to view the map on the website).
FYI… The Villages recently updated their website (with new graphics and new content). It seems to be running a lot slower over the last week or so (especially the home search feature). Hopefully they get this fixed soon. Thanks!

Thank you both! But.. when I switch from list to map I can see the lots but they have dots in and not the prices. Even when I expand it I do not see prices. When you click on the dot, the house picture and price will appear at the bottom of there screen. But there are no prices shown on each lot like on Michael’s screen. No idea. Maybe it’s a filter 🤷♀️. LOL
I just realized they only show the dots on the map and not the prices on the app. You have to click on each dot to see the price. But if you go to their website on your phone it will show the prices on the map (that is what I had showing on my phone in this video). Hope that helps! Will do a video on the app vs the website in the next couple of weeks. Thanks!

How much clearance do you have in the golf cart garage?
It clears the opening of the garbage door by a couple of inches. Inside the garage there is plenty of clearance.
Any reason why they don’t put curbing in these new neighborhoods? Is it a cost issue or? Probably just raise the new bond even more than it is
Good question! Don’t know for sure but cost is probably a big part of it. Also easier for the lawn cutting crews to mow and maintain all the lawns. Thanks!
First I want to say I love and appreciate your videos. But I think I can speak for a portion of middle America,. Raising 3 kids there was never an extra penny to put into savings. Most of us could never afford one of these homes on our retirement. I’m happy for those that can. We have struggled all our lives and would love this, but there is no way. I personally think TV is pricing way too high, especially when you also have a huge bond to pay off also. Keep up the good work!
There are brand new 2 bedroom houses, in the same Eastport area, available today for less than $250k. You'd almost certainly have to downsize, but I think TV is doing a good job having a variety of homes suitable for most price ranges.

Is “available for sell” somehow different than “available for sale”? I noticed you kept saying “sell” and was curious if in The Villages there was some other process for home sales.
There are 3 ways to purchase a home in TV.
(1) All brand new homes (and resale homes listed by TV on their VLS) can only be shown by a TV Sales Agent and purchased directly from TV.
(2) Resale homes listed on MLS by and outside realtor are shown and purchased through and outside real estate agent.
(3) For Sale By Owner homes are shown and purchased directly from the owner of that home.

I’m thinking the Charlotte model isn’t a very desirable design. It’s obviously smaller. Thanks for the tour. Honestly, they all look pretty much the same. It’s all about the finishes. Don’t get me wrong. I’d very much like to live in one of the courtyard villas. I like that little bit of privacy the back wall provides. These have fences because of the view. I’d rather skip the view and the extra dollars and have a wall, preferably on a corner lot.
I'm with you - not crazy about the Charlotte model. I've been following sales there and surprisingly the Charlotte's sell really fast...I can't exactly figure out why? Maybe I'm missing something.

@@SippsShanandT I think it is because they are smaller homes. Less money, maintenance, taxes, insurance. As you get older, most people have problems maintaining larger homes.
I never can understand why people want to buy on a golf course. You will have hundreds of golfers and golf carts in your back yard EVERY DAY with no break whatsoever.
Also, they will be mowing the grass at 5 am before the golfers start.

We live on the 4th hole of a golf course in Waynesboro, VA. ( Shenandoah Valley). We do love it. It’s so beautiful and maintained so nicely! I don’t play golf and my husband just started playing a bit but we love it !!

mailman and anyone else that would come to the front yard. But literally not a peep to the golfers😂. Which we were thankful for!!😊
We had an awesome Yorkie who was part of our family for 14 years. We miss her every day.
We live on a championship course and love it! Much less traffic than the executive courses. We love watching the golfers have fun, and every now and then when we are out on our lanai, we say hi to them and ask how their game is going. The mowing and maintenance does not bother us at all. We love our spot!
What are the bonds, taxes and CDD on these homes? Home price sounds good but I bet all other fees are a lot higher than resale homes.
This area has the lowest taxes because it is in Sumter county. However, the newer, the home the higher, the CDD and bond.
On the houses shown in the video (Sydney Courtyard Villas), the bond is $41,259.81 spread over 31 years. $2823.33 or $235.28 per month for 31 years.

I live in Carmel / Westfield Indiana, there are over 180 round-a-bouts.
We live in Fishers, at least for the next few months. Add in those roundabouts, there’s nearly 300 in Hamilton County. That’s a lot of roundabouts.

Yes, Carmel is the roundabout capital of America. There are numerous news stories about why they went with roundabouts vs regular intersections with traffic lights. My wife and I like your videos and we plan on being villagers within a few years!

Living on a golf course a lady was hit by a golf ball & died. Not in the Villages. Freak accidents happen.
It so much cheaper to buy a resale. No bond established neighborhoods. And most homes are completely updated. Fancy driveways, gutters, landscaping is done, bird cages. These homes are over priced and come with nothing but a huge bond. Get MLS realtor and look at resales and save thousands of dollars. That’s what we did after our lifestyle visit.

We’re wondering about the political environment at TV. We respect all views and don’t always receive the same courtesy. We’ve seen the infamous parade that made national news in 2020.
Are politics a public and an outspoken part of the bubble? Or are differences in political views respected?
Why so many Charlotte floorpans? Are they building a lot of those because they are very popular, or are these the ones that are still available and not pending because people did not want Charlotte's? Oh, FWIW, I was less than impressed with Winslow, AZ. Aside from a tire shop, a WallyMart, a Holiday Inn and a Comfort Inn, there wasn't much else there. I stayed overnight to get a tire fixed in 2019.
Good question but I don’t know the answer. Maybe someone else with more insight can chime in. Route 66 was Awesome! We stopped in Winslow just quick enough to take some pics on the corner and then on to our next stop. Maybe I will edit and share the video of that trip someday. Thanks!
