Many have golf course views of the new Shallow Creek Championship Golf Course, Boosters, the Nature Preserve and the Eagle Preserve. How much are these new Veranda Homes in The Villages 2024? $400,000 to $800,000 (the bond is $48,000.) We met a lot of awesome people as we celebrated Florida’s Friendliest 4th of July weekend and went to a bunch of open houses in the Eastport area. We love your videos! We used to live in Fenney and are now building in ShadyBrook. Two things to consider if you are considering buying a corner lot: 1. Often times contractors’ trailers will cut into your grass when turning corners. 2. Some people allow their dogs to do their business on the corner lots (I assume they think you won’t notice). Just a couple things to keep in mind. Looking forward to meeting you at some point.

I love the decorations on your golf cart! I love the veranda that you showed us that backed to the nature preserve but was pending. I know that the competition is fierce out there. From a model standpoint, I think the Saginaw is my favorite from when we toured this past spring. If we were ready to buy now we would definitely be looking at those verandas on the golf course.

Love the way you decorated your golf car for the 4th of July. Came out great. My 4th was quiet this year because I've been busy downsizing many years of accumulated stuff (I'm in NY). But I wore my red, white and blue outfit as I rummaged through some things and then made some delicious hamburgers and chicken. Have a great rest of the week! What a great yard that house has! We’re interested in the Villages, but I couldn’t handle 98% of the lots. We currently live on 15 acres, so we’d have a hard time going to one of the lots with the kissing lanais. However, we could go for a lot like this. Thanks for sharing.

Nice tour! The Maybury is the same floor plan as our designer Aspen. We love our floor plan and it's an awesome plan for empty nesters! The Cormorant is also the same plan in the designer precast models.

Awesomeness! 2025 is going to be a great year to move to TV. Hopefully the Eastport area will be fully developed by the end of 2025. Will continue to document and share regular updates. We are not sure what our next house type and location will be yet. Maybe a Designer, maybe a Courtyard Villa, maybe a Veranda? If you have dogs and need a fence then Courtyard Villas and Veranda homes are a good option. Good luck with your home search! Thanks!

My husband Les & I talked today about possibly staying for the month of December in 2025 to celebrate our 40th wedding anniversary & get a feel for what it would be like to live there. Have enjoyed your you tubes from the beginning but just subscribed. You two are a breath of fresh air! My wife and I are currently looking to buy. Sounds like we have very similar tastes in housing! Just waiting for the right home in the right location or the right lot. Looking at designers and verandas. One concern with verandas is that dog owners love them. We love dogs, but if we ended up neighbors to a couple of dogs that bark incessantly and have a doggie door, that could get old quickly. Maybe I worry too much! LOL!
Your concern is well-founded. Rusty seems to have found himself in that exact situation, and it's not "awesome, awesome". Numerous people have moved because the ceaseless barking ruined their lanai/back yard enjoyment. You could glass-in the lanai, but that's expensive, and still doesn't solve the problem if you're in the back yard.

We ❤️ dogs too! Most dog owners are awesome but unfortunately some are not so awesome or considerate to their neighbors. Will make sure to discuss and share more on that topic in future videos. The Mason is my favorite Veranda model. When we're ready to buy a full time house, I'd definitely consider it.

This is by far one of the best touring videos I have watched. You take the time to give compass direction, geographic orientation, and major building location in relation to housing areas. Your cart ride is slow enough for your viewer to get a feel for the neighborhood or shopping, allowing them to have the experience WITH you. One thing I would suggest is to leave the maps and floorplans on the screen just a bit longer so the viewers can stop the video and actually analyze the insert photo/graphic. I have tried to get a lifestyle visits but there seems to be no vacancies when we can travel-even in the off-season. (To be honest, the villages are too expensive for my family needs, but it is fun to look and dream.) Thanks for the great work.

Loved this video! We looked at these verandas at the tail end of them being built. We had our eye on a few on the south side but a bit out of our price range. They had absolutely stunning views. Debating on going for the north side ones but the golf cart path isn’t the best for us bc I think it would drive my dog crazy lol. I hope you do a neighborhood video of the new courtyard villas off of Hearns Loop. We live in Illinois and videos like yours are so helpful!

Hello Michael and Tiffany, hope you both had a wonderful 4th of July. I went to the Art Festival in Brownwood on the 6 and 7th but it was really too hot so I didn't stay too long. I am still working so not really doing to much but will retire in September. Golf cart looks cute! I looked at those. Really liked the Eastport area. I don't know about backing up to the golf course. And that was a NICE house. I like the Jackson.
Thanks! It’s fun to decorate for the holidays! Golf course view homes are definitely not for everyone. The Jackson is a great floor plan with an office space in the laundry room. Very nice!

Btw: be careful with corner lots. They often become dog poop central. When dogs are taken for a walk, they seem to be drawn to the corner lots.

I read that you can't get into the activities like pickleball and workout classes. The really popular activities have a long waiting list and the gym is packed unless you go at 5 am
how is the villages for someone who does not drive?...are there other ways of getting around?
Absolutely! Golf carts are an awesome way to get around and explore TV. You could always Uber if you don’t drive and there is an airport shuttle service that will pick you up and drop you off at your house. We use Kroger and Walmart + for grocery deliveries. How do people find out about the releases in neighborhoods. Are these lots that are released or prebuilt homes ?
Great question. Will make sure to cover in a future video. Once you get assigned a TV sales agent they will work with you to let you know about new neighborhoods and when houses are released. Veranda neighborhoods, Court Yard Villa neighborhoods and Patio Villa neighborhoods are all prebuilt by the developer and they will release a few new homes at a time in each of those neighborhoods. You can build and customize your home in Cottage, Designer and Premier neighborhoods. Thanks!

The streets with the homes you were showing seem to be covered in dirt / sand...is that neighborhood prone to flooding?
That’s because it is a brand new neighborhood (and they just started selling the homes that are ready). They will come in with the street cleaners once they are done with all the homes in that neighborhood. I drove to my old parking deck spot, which is 7 stories up, and had unobstructed 360 view.
I’d like to find a place which is safe and friendly. I don’t have massive amounts of energy, I am sure there are all types of activities for folks like me.
What home model would have a yard which can be fenced? I have a service dog and he needs a place to chill and not wander off. Is there a webpage which shows the various floor plans and range of prices? How large of an income would I need to live comfortably, outside of the house payment?

This Veranda neighborhood is far enough away that you would not hear the pickleball courts.
Who takes care of the lawn in the Villages? DO you have to do your own?
This was an „interesting“ layout….I can`t imagine having your front door in your kitchen! And…you would have to keep your main bedroom door closed if you don`t want your incoming guests having a direct view into it…and yet the guests get the real privacy.
The street names are the worst. Having astreet name with some salespersons name is terrible.
