I almost bought one of the units in that building but I got turned off bcz of the strata fees 😅😂 but I did ended up buying one in Laskin court, Balwin.

There’s a lot for both owning and renting. Although, owning is more difficult now for non-residents because of Canada’s 2 year ban on foreign buyers.

@@Amateurguru-mg1nl seems like the average is about 500$/month. You could maintain your own single detached home much cheaper than that after your initial Cost for repairs after you but it. You are absolutely correct.
@@krakenthrottle2199 Not really. Condo fees in Edmonton typically cover everything except hydro. And taxes are cheaper than a house. With a house you have to factor in water, heat, hydro, home insurance, and garbage disposal expenses. And higher taxes. Still think it will be much cheaper? I'm currently looking into one of these cheap condos that have a lower condo fee.
@@mckricks1 NG is pretty cheap and so is water. Unless you use electricity to heat your single detache the condo fees will be significantly more

I see a lot of units like this not only in the downtown areas but also some near whyte avenue. I still don't know what the catch or the potential drawbacks in the future are because this seems too good to be true.
Here’s my take and opinion on the matter. You’re right, filter Edmonton condos for under $100,000 and you have an enormous selection to chose from. And that’s entirely one of the big reasons the Edmonton condo market is so soft, there is a glut of inventory.
Purchasing in this price range is typically older buildings, so condos fees have risen a lot over the years in order to cover all of the repairs and maintenance to the aging buildings. My advice is to choose carefully, select a great area (which is always a good idea) but really do your due diligence on the building, the management and the condo corp/condo docs. Try to find something with a relatively “low” condo fee but don’t let that be a trap, it could be low because there is deferred maintenance (bad management) and a special assessment/major condo rate hike lurking in the shadows.

I can't believe how cheap condos are in Edmonton! I live in Victoria, BC, and prices are absolutely nutty. I was looking on one site and the second cheapest place was $315k and it was 238 sq ft. I previously lived in Edmonton yrs ago and am now seriously considering a move back so I can actually buy a place because I know that will never happen out here.
We’d love to have you back. 🙂 Edmonton has 134 listings under $100,000 right now. The largest is a 1,743 square foot 3 bed/2.5 bath. Not a great area, but it’s listed at $63,500. 🤯

@@mariolara351 100%, the purchase price is totally a reflection of that condo fee. The buyer of this home is someone who wants to basically pay the same monthly expense as rent, but own instead. A lot of investors think properties like this are a hot deal because of the price, but the cash flow margins are just too tight in my opinion.
@@egeb You’re right, there is zero point to owning something like that. Expecting or relying on appreciation is purely speculation. Cash flow is speculation to a small degree because you are relying on assumptions to come true before you purchase, but it’s very calculated assumptions that are very likely to be accurate unless some kind of unforeseen black swan event happens. This unit does cash flow. 🙂
