Greetings! The unit is listed at $99,900 but with buying a condo you will want to consider other expenses such as a condominium document review by a professional, home inspection, your down payment (if you’re getting a mortgage), and legal fees for closing.

Appreciate that! This place ended up selling for $93,000. It rented on average between $1,200 - $1,350/month. The condo fees were $471/month which included utilities, property tax was $81/month and insurance was about $100/month. So cash flow would really just depend on financing costs, if there was financing at all. Hope that helps! Were you interested in the Edmonton market for investing?

It sold for $93,000. It was rented our for $1,200 - $1,300/month when they had it rented out.

There is quite a bit, at the moment there are 124 active listings under $100,000. Are you already living in Edmonton?
Not worth it you would have to sound proof it and get new windows and insulate IT Never mind the condo fee. Better to buy a house.
Totally fair. Personally, I would way rather own single family as well. Condos work for some people though. This place ended up selling for $93,000.
Why are homes so cheap is there a catch
I get that question a lot and I get it because it does seem very suspicious.
There’s nothing wrong with the homes, it’s just the market here. We have the gift, and curse of space so whenever demand is excessive, builders have lots of room for new builds to meet that demand. So it just adds to the already large supply of homes.
