As a former real estate agent, I do find these prices to be a bit expensive for the square footage. I think because it’s Jamaica, you can’t really rely on other comps in the area. So these developers can price their homes for whatever in other to gain maximum return on their investments. But I guess if the area is a desired location, then you can justify the price. It the same thing in NYC.
Thanks for sharing. I must admit that imagination for modernity is rare in this property. It would be easy to see that this property represents every housing development I’ve seen in Jamaica except one. Therefore, aside from the location the backyard, cameras, air conditioners and the laundry room are the selling points. It’s not worth the price in my opinion. A more accurate price would be $150k US. Also, it’s only a two bedroom shell/house.
You are so right Gore development came out with this design in 2003 in there Bogue development selling at 1.9 mill at that time period, come 2022 to present developers ain't changed anything other than the price.

On average, the price of housing in the well developed, resort areas range from two to four hundred thousand USD. It is also true that the price is high for the average Jamaican, but it is much higher in places like The Bahamas, US Virgin Islands or Cayman Islands. Please also remember that in comparison to Arizona, Jamaica is smaller, land is finite and the island is very beautiful and tropical, so there is a very high demand for houses in these areas. It is not vast and arid like Arizona.

U can get a landscaper for $5,000JMD up. All depending on what you want to do to your yard. I used to work down there as 1. And to cut and clean the yard, if the grass isn't extremely tall, runs you $5,000JMD. But I have cut yards that the residents just coming in, and those grass catch you at your hip, only $6,000JMD to cut them. But at times, you want lawn grass to be planted, or some other flowers to be planted, those will cost you extra. However, there are about 4 or 5 different private landscapers that work down there, so their prices might be a little different from me.

Prices are based on demand and supply, it's just economics. If they were in fact overpriced then they would remain unsold and that would drive the price downwards.
For townhouses these are very expensive. It should have been a duplex Plus the windows allow mosquitoes and other critters to enter the premises. Needs a little more detail

Every housing scheme has the same floor plan it's not worth what they are asking for I wouldn't pay that in the states. Beautiful area I'm familiar with but after a few years the sea will mash up the house will be expensive to keep fixing.
They are built with material that would let the sea mash up the house less. However, some choose to grill up their veranda, that the sea will eat up fast. Metals and iron, go fast when it is exposed to the sea. Board and plastic, that the outside of the house are made of, is hardly going to get any sea damage
Well, my brother in law's brother is a foreman for down there, and way back in March of last year, he said that the houses are already SD out. Even the ones they were building at that time. However, he said that they are going to build a lot more units, so you might can get one.

Yes you can. You are not allowed to go upstairs on the original structure but addition can be made at the back. If you get a lot at the back of the property you can build an upper level on the structure added at the back.

I think Jamaican realtors need to get real! If they want to attract Jamaican abroad, they need to be more sensible and realistic with their prices! The boundary walls on these gated communities don't be that high - also how much do you pay for keeping the development clean?

I think Jamaican realtors need to get real! If they want to attract Jamaican abroad, they need to be more sensible and realistic with their prices! The first rule of business, is don't price yourself out of business!
The Jamaican dollar is the legal tender in Jamaica yet, literally all properties with the exception of a few, are in US dollars..$$ or British pounds..££ which makes you wonder if you're actually in Jamaica or somewhere else! Let's get real, most of these prices are extortionate and simply puts Jamaicans living abroad off, investing in Jamaica at all!🥴😧

That house is not worth $30 million. The location is why they pumped up the price. Diasporans and Children of diasporans such as myself want to buy but these homes are basic and you’re not really getting anything for your money. Same cookie cutter facades. Designs are not eye catching at all.

@@annelee4056 Gore development 1st built this design in 2003, bogue development. The only developer that came out with their design is selective homes. They built town houses in 2013 selling for 8.3 mill.

Ridiculous price for such a small square footage, nothing to wow about! master bedroom closet is too small barely enough for one person. Kitchen too small and appliances not included!! I would not buy this at this price! Where are the trees in this development!! I see nicer houses on this same media for much less with locations that offers shopping areas and other necessary amenities.
