It can be very disconcerting not to have a long term rental ready for you to move into when you get off the plane. Well, that can be difficult trying to do on the internet. I have a better idea.
Generally-
1) Have an idea of where you would like to live in Costa Rica.
2) Go to the back pages of an Airbnb or similar website (or just book a hotel) and find a place.
3) When you arrive maybe you like the area and the place and the owners really don't rent it out much because of the over-saturation of Airbnb's in the area. Maybe they would work out a long-term rental deal with you ;)
4) If not, roam the area. Talk to everyone. Bartenders, taxi drivers, waitresses (you get the idea) and ask if they know of any rental properties available.
5) Find the place and if there is a phone # have a trusted Tico friend or acquaintance make the call to inquire about details and price.
6) If you're having a difficult time finding a place, try a mile or 2 down the road out of the general area. Usually the rents will be much cheaper and you will find something. *Obviously it will be better if you lock in some sort of transportation.

I've lived in Costa Rica for over 3 years now and agree with everything you said. When I was living in the states and trying to research housing in Costa Rica I was very frustrated. As Americans we are so used to doing an internet search for whatever it is we want and finding it immediately. I agree with you that Ticos aren't the best at marketing but they are some of the most friendly people you will ever meet, and very willing to help out. As odd as it seems to us Americans, it is best just to come down and make some Tico friends. If you don't speak Spanish, make an expat friend and they will introduce you to some Ticos. It's part of the adventure! Thanks Michael for great content!
You are absolutely right, Mike. The vast majority of rentals aren't advertised, other than "possibly" a small sign that might be visible from the street.
Unfortunately, most are too uncomfortable to work this method..... and it's by far the best way. I just provide the info ;)
I had my apartment on AirBB but did not make a lot of money, so I took the add down. Happier now.

Hi Michael, Thanks so much for this video. I agree with Michael's advice - tell *everyone* you know/meet (both in the US and in CR) that you're looking for a rental. I have seen rental postings at bus stops, in shopping centers, local FB pages, etc.
We have been in CR 16 months and are happy with our long term rental in the Central Valley. When we moved, we started out at an AirBnB where we had vacationed. A US friend who had lived in Costa Rica referred us to a realtor and we immediately found a great furnished place with an English-speaking landlord. The posting for our apartment said 'no pets,' but the realtor worked it out for us to rent with a very well-behaved Siberian Husky.
I'm currently half way through my 6 month lease at a furnished apartment in San Antonio de Escazu. When we first got to CR we stayed at a hotel in Alajuela for $35 per night while I looked for a longer term option. I had trouble linking up with people to check out places and was getting a little desperate when I got a fast response to the ad for this place, even offering a ride. The place is in a secure gated complex, and included all utilities including cable and internet. It has been recently remodeled and is very modern. It has hot water at the tap, a washer and dryer, and a swimming pool. The cost is $800 per month. Did I get gringo priced? Maybe a little, but it's an upper scale rental and was within my budget so I'm not complaining.
If you like it, that's all that really matters. And if you did get gringo priced, I would agree with you that it wasn't probably by much. nice job.
Gringo priced, hardly! For Escazú, furnished with cable and internet, gated and for short term, I would say you got a heck of a deal!

Great video Michael and Information . I agree with you. Knowing locals was the way we found good rentals. Very first time 2 years ago we definitely got Gringo priced on our first rental at the beach ( from a foreigner) . Our Airbnb In Heredia ended up long term renting to us and the price was good with everything included even furnished. We stayed there until we found our home . We own our home here now so no need to rent anymore but we definitely did our renting in different areas of CR for the first year living here . Thank you for sharing. Great update on finding rental property in Costa Rica Michael. It's also helpful know the definition of what a long-term rental is (at least six months plus). Using locals to help find properties and negotiate the terms of a rental agreement makes sense in trying to avoid the gringo pricing trap as well. Thanks again for the update!

Hi Mike, great video... I commented but my comment was removed. I have stayed in a house in Black Beauty area near Nosara - I have rented this fir 9 months so i know long term rental s allowed. Also you can negotiate for a lower price if your staying longer like i did. I have stayed at all of of AirBnbs across Europe for 3 to 9 months at a time, what i do love about AirBnb is that everything is included, like electricity, internet, furniture, and sometimes a car.
So if your stay is research or just getting away AirBnb is great, if your re-locating with furniture and want your own place then AirBnb is not a good options.

What really ticos are used to in terms of renting is Facebook Marketplace, probably in Fortuna could be less used but places near to San Jose its the reul, even real estate companies use it.

When I moved to CR in 2009 you could go to most large chain stores, like Wal Mart, Pali, Auto Mercato, and others and they always bulletin boars in front with ads for rentals, had a tico friend call the number and get the price, then went to look at it and asked the price and they raised it for a gringo. But I told them them told my friend a different price and I would get that price or walk away.
We will be moving down there later this year. My mom is not very adventurous, so walking around looking for stuff is not an option. We will be using a realtor to find a rental spot. We 100% will be getting Gringo priced! 😄 I'm fine with that for now. It is worth it just to get someplace where my mom will be comfortable. Once we've been here for a year or two and have made some connections, then we'll see about getting something more reasonable.

I have two airbnbs. It’s all about pricing and clientele. Make tour place extremely nice, no pets and only sleep 2. Life is good.

I want to move to Costa Rica I've been down there several times I'm 3 years divorced my daughter is grown and married and I want to be someplace where it doesn't get 15 below zero in the winter time. I'm hoping to be down there in may like mid-may and I would like to meet up with you and talk to you about all the logistics involved. I'm going to need realtors that won't gringo price me an attorney that's trustworthy. I don't speak a lot of Spanish but I understand quite a bit.
