@Charlie. You shared a lot of good and truthful points on why renting can be better than buying.
A big caveat though is that you did indeed buy but you’re just not living there. It’s an important distinction.
So even for a person / couple who purchased a home they do have the option of also renting the home out and moving to a certain job location then rent.
I can only go by my experience as a home owner. Yes it’s true that “initially” the mortgage payment plus property taxes and possible HOA is higher than renting but that isn’t the case anymore over time even with still making a mortgage payment. Rent has skyrocketed and it’s scary to think where it might go.
I would encourage most to save for a down payment on a house. Buy at the best time possible and it’s difficult to know where this is for anybody at any time.
If one is aspiring to start up a business then it doesn’t make sense to buy a home. One can still rent but perhaps rent with a friend to cut costs down.
Besides safety and maintenance, the other reasons you provided will likely start to change as you enter your mid-30s. Not that age matters when it comes to settling down but life wisdom does tend to head that direction. But agree that size doesn't matter. I own a 1200 sq ft condo and it works perfectly :)
For me buying a 4 plex, not a single family home, was the best move for me. I essentially lived rent free while the other three tenants paid my mortgage. However, the downside is there were no special ammenities or high value residents to network with (lower middle class neighborhood). That property is still a nice income producer in my real estate portfolio.
I agree that apartment is better for certain lifestyle/work, but I also think it's better if my monthly cheques are going towards the mortgage for an apartment (in a high demand location), or better if i have tenants living in another room (I.e. duplex) and helping with my mortgage. That way in few years (3-5) I will own the apartment, which I can rent out if I don't want to live in. At least that works in Dubai
I do want to remind people that apartments aren’t as cheap as they use to be and owning a house can turn into an asset if you can pay it off faster or rent it out. Apartments are costing more per month then a mortgage but if you aren’t staying in one place it might be easier to live in an apartment. This guy also makes a ton of money so don’t expect to live the same way he does in anyway. That apartment is for people that are loaded
Even with all that being true, for a lot of people, apartments are still going to make more sense solely from an actual lifestyle perspective. It's not always about the financial side of it. Apartment costs are high but so is home owning, and the latter doesn't have any lifestyle benefits other more space for if you have dogs and kids and it only adds complication and more cost in terms of maintenance and upkeep and houses only make sense if you're going to stay there as your main residence for 5+ years. So i think the bit in Charlie's video about "rent where you live and own what you rent out" makes a ton of sense as a best of both worlds scenario for someone to set a goal to get to. The other good thing about apartments too is that, all the benefits of an apartment he listed in the video scale down to lower priced apartments too. Shared amenities, the networking opportunities, the security, etc, doesn't go away if you don't make as much money as Charlie does. The apartment just simply isn't as "fancy".

I find it hard to believe that the cost is similar in any area. For me rent is high. I pay 2k/month. To buy a home my mortgage would be 3500 and i'd still need 90k to put down

I couldn't agree more with this video! When I moved to LA earlier this year, I was questioned by my friends and family about why I am pouring so much money into renting my apartment when I could pay a mortgage on a house with that amount. My reasoning was I love apartment living for its safety, no stolen package, maintenance for free, flexibility in the area you get to live in, and the shared amenities! The biggest reason why I don't want to move into a house is that I will lose that 24/7 security as you said in your video! Great video again!!

Thank you for making this! Everyone’s constantly shitting on renting, but there are so many benefits to it and not everyone is wanting to commit to live in a certain area for a long time in a house
One of the biggest reasons why apt works for you is because you’re single without kids. Once you have a family it significantly shifts the need for housing.
The safety aspect is the biggest reason I love apartment living. If I wanted to own, I’d just invest in a condo for that reason.
I appreciate your comment. Another person commented that yeah well it's better to have a house because you can return on that investment. Well at my age being 55 and declining health I really could care less about having the perfect investment to wait on for 5 to 10 years. Who knows if this whole world has 5 to 10 years the way things are going. It's just my personal opinion that I would be happier with renting if I had say a small Lottery prize where I could just quit my job and just retire. Unless I won like maybe several million because even where I'm at now in North Carolina although I used to live in Cali it's become a lot like california. The median price for a nice house in a nice area here is about $800,000. Tack on even wanting the idea of retiring and it's money that's beyond belief.
Home ownership isnt what everyone makes it out to be. Ive owned 3 and would rather live in an apartment again. A house is only better if you want to stay in it for at least 8 years. There is a huge world out there and I dont want to be stuck anywhere.
I agree I’ve rented my whole life took the plunge bought a house like everyone says live the American dream. Nothing but expenses on repairs that I don’t have money to fix. It’s more of a headache. About the only thing I like better is don’t have to pay pet rent every month and don’t have to worry about a loud neighbor in A apartment or a weed smoker inhaling the fumes through the vents.
Now I’m stuck so far because I don’t have enough equity to move out
Currently living in an apartment and I agree with all your points. Its so efficient. I have not lived in a high end apartment yet so the only thing i am looking forward to experiencing is the networking and better facilities
I am a single 31 year old, female and live alone in a 800 square-foot apartment. I love it and the fact that it is very efficient and I don’t have to worry about the maintenance and upkeep of the apartment. I can literally just call them and they will fix it right away…..and thank goodness I have a great property manager that is responsive and professional at all times. Plus, my lifestyle is very much so on the go and I love the fact that I have the option to terminate my lease whenever I would want to or just wait until it ends to pick another place. Don’t get me wrong. It probably is a little bit more expensive to rent nowadays but for the lifestyle that I have and the lifestyle choices that I make…it makes total sense because I do not have the time or nor do I want to make the time or put forth the energy to maintain a home and all the things that come with it. Now if I had children and a husband and all the works, then I would definitely consider a home. But for my current situation, I love it and I wouldn’t change a thing, except maybe having more space which would mean I would just need to get a bigger apartment, which is not a big deal! Bless!

Great video! I completely agree with the point about the flexibility and cost-saving benefits of renting instead of buying. It's such a smart way to save money and avoid being tied down to a particular property or item if you can’t afford it.
Exactly why I rent over buy. Be different if I had a family and a standard 9-5 job and enjoyed working on the house but as someone who likes working a lot and coming home to do nothing but enjoy amenities renting is so much better. It makes $ sense if you take the money you save from renting and invest. If you’re not investing it then you should probably buy a condo

Ive rented and owned and owning a house is a huge money drain, especially if its a very old house, it seems every month something else breaks and repairmen are very expensive.

@@rastradamus1074 I bought a 3 yr old home 19 yrs ago and yes, it is a financial drain. In reality, my 103,000.00 home is going to cost me about 500,000.00 by the time I pay it off. This does not include up keeps, taxes, etc.
There are only two reasons why people rent instead of buy. They can't afford to buy or they don't want the responsibilities and work of home ownership.
I would say these two are the most “common” reasons but it doesn’t apply to all. Look at Charlie.
It’s also not really about “can’t afford”. Many can manage the month mortgage payment. What they are not able to discipline themselves with is saving for a down payment.
So many just buy the latest and greatest iPhone. Some have a car lease over 1k. They want to drive that fancy BMW or Mercedes “now”.
I saved for a home first. I drove a Honda Accord for many years. I saved before buying my cars.
Most of the folks I know who have luxury cars own a home.
@@f430ferrari5 Good point about discipline. That's a nice refinement on "can't afford". I did the same as you. When I was young, I would save as much money as possible, every month when I go paid. If I did spend money, I was very frugal about it. I'm financially secure now, but these days because of the way the economy is being managed, we could lose it all to inflation and other economic problems. I grew up poor, so I know how to live without, no big deal.

Who would rather pay the landlord every month and never get that money back versus paying a mortgage to increase the equity for your asset.
Renting an apartment is much cheaper than buying a house plus while you are renting an apartment it also gives you the chance of saving up or putting money away to buy a house in the long term as well.
Keep in mind, when you buy a house it's not just the MORTGAGE. It's ALL the other expenses for the next 30 years while it's DEPRECIATING. Most houses are emotional buys.

It is interesting that you made a video like this. Every place is different and amenities vary by how much you pay in rent. I used to live in an apartment in Pasadena but it just so happens for me that now as a home owner in the burbs of LA, I'm paying less in mortgage payments than I was paying rent. Not to mention that mortgage interest is tax deductible as well. My house is walking distance from shopping, movie theater, restaurants and schools and the freeway. I can get to DTLA in 20 mins. I used to argue that renting is "better", but it really wasn't in comparison to my previous living condition. It is true that I saved money on maintenance, but I was frustrated by the limitations in what I was allowed to modify with the living space, I can't just replace the ugly stove in the apartment or hang a mountain bike in my living room or replace the loud air conditioning system. Now, I save money on groceries and I eat healthier because I am able to grow a small farm in my backyard. From avocados to oranges, the possibilities are limitless. Another thing about having a home is that I can host large parties to network with people and there's plenty of street parking for all my guests. The laundry situation is great too. I hated having to share washing machines with a bunch of tenants. But everyone's situation is different. I think I just got lucky. In other locations like NYC or San Francisco, you may not have a choice.
As a family man now, it's super different. I want space and I want a home office and I want privacy.

I’m 19 I been fighting with trying to figure out what I should do when I’m ready to move out. This video helped give me a different view point.
I do love apartment living and don't like the upkeep of a single family home so I bought a townhouse. It's kind of a compromise between an apartment and a house. There's no maintenance as the HOA takes care of the exterior and landscaping. Also my mortgage is currently less than what I would be paying in rent for my area. Ideally my next place will be a townhouse or detached condo/SFR in a gated community with amenities.

If youre not settling down renting works but if you are going to dig your roots in a city or town then you have to buy.

Well, if we don't have a big family and especially single people, living in apartment saves money. One big reason is all about money. Houses are also safe and can meet a lot of nice neighborhoods too. More space and can party at home during weekend. Other reasons for not living in houses just for excuses for financial tights.

Its hard finding a apartment because alot of places dont accept Huskies in the apartments so a house with a big yard is perfect but I do see really nice complexes though

If you have chance to buy your own house or property, Better not to rush and check realstate return of investment first. For renters, best to find offers like rent to own and atleast your turning your expenses to be asset. If you decided to leave or move to another place then you can for rent your rent to own property or find someone who can assume the remaining balance in this way your expenses are being sold back to you and you may earn few out of it.
Living in an apartment in a country like the USA is the best thing anyone can do: 1) Social life is way better in apartments ( currently in house in some lonely suburb moving out soon) 2) Security for sure houses are nice to look at during the day but at night you can barely sleep
3) unnecessary HOA i live in a subdivision with $300 with Zero amenities nothing i mean no playground for the kids no pool Nothing
4) Maintenance
5) Flexible
6) And much more

Apartment is a totally different lifestyle indeed. The house is more about knowing all the meetup community places nearby.
Meanwhile I buy multi family and apartment complex to rent out while renting a nice house to enjoy.

A lot depends on where you are in your life
One thing I don't often see mentioned is noise from neighbors. Apartment living appeals to me but I worry about living in such close proximity where I might be annoyed by loud music, video games, parties, kids, etc. in the apartments bordering mine. My perception is that apartments have thinner walls than most condos or townhomes? Any apartment dwellers find noise to be a problem?
You need to look into the tax write offs of owning a home, and especially if it’s used also as your business. There was no comparison. That’s what made me rethink renting.
In an apartment you can write off the sq footage you use as office space, the wifi and electricity if you work from home.
Safety is definitely a perk. I have a concierge that sees everyone going to the elevators, and you can't get in unless you ask or have a keyfob. This is easy to get around if you know how, though. Just pretend you're a doordasher and ask for a floor...

With all the respect in the world, I used to work for one of Manhattan's most prominent real estate firms and each of the founders would strongly disagree. Renting is a waste unless it is dirt cheap and you have properties you own that you are renting out for more in which case allows you to live for free.. If I was still in the USA and not traveling I would have bought in 2020 and once I am back that will be the plan.. multi-family properties...
If you have properties you own that you are renting out, you can also stay in a high end apartment for free. Then you still get the benefit of the community, safety, amenities, free maintenance, etc etc. I personally too would have thought renting to be a waste of money, but these points that Charlie made are all strong and valid.
I appreciate your comment. As I stated in my comments Society is just so expect and of men especially after 40 and I'm actually even much older than that to have that big house the big yard the perfect Landscaping everything just has to be so perfect. I think unless I won like 5 million plus dollars in the lottery I would still probably just rent if I had a small Lottery prize because it would take another half a million dollars plus whatever you spend on a home to even begin to retire these days.
The big caveat I have with renting in complexes, is who owns it and how active they are in maintaining it. Having lived in two very expensive complexes that were sold to investors who proceeded to cut costs that resulted in sanitation and security getting so bad that myself and everyone who initially bought or rented the spaces left. I'm a bit cautious about the long term stability of any place you rent. Renting houses can be a lot cheaper than owning, especially in VHCOL / HCOL locations, but you do give up the amenities and community of large complexes.
In many areas, like California, there is practically nowhere you can buy a home where the mortgage - tax deduction, is less than rent will be. The only fiscal sense that buying has, is counting on future home prices going up. Historically this is true, however we've also never had a point in history where the average salary : average cost of home ratio is so skewed.
Or you end up leasing to find the landowner selling off for redevelopment and your having to bear moving expenses again..
I've had irresponsible landlords where I had to threaten to pay rents to court escrow to protect myself.. things got fixed quick.

Exactly!!!! I just looked at the median income from 1980/median home price 1980 vs today and the ratio from 1980 is 45% whereas today its 16%...insane!
Is aus. There are people on 100k a year salary that are still homeless. Renting has become competitive and pricey . Buying a house requires like 100k deposit since it's 20% of house price and house price is like 500k Average over here....
Recommended 20% here in northern California bay area...average old house is over 1million. With everything expensive it's hard to down 200k for a house...if you find a house available!
I've seen people drop 30k just to remodel their homes. Yeah I prefer renting and no maintenance.
Yea, I know ppl with affordable mortgages...but have had basement floods multiple times, roof repair, windows replaced, trees removed, underground pipes burst, HVAC & yard maintenance and a ton of interior upgrades like appliances. You can't compare mortgage payments to rent, lifestyle and money spent on the house over the years is a factor.
As an introvert, I can't wait to move out of my apartment and buy a place out in the middle of nowhere.
I live in a townhouse and more and more I want to move to a condo high rise apartment.
I can't do apartments like these, it feels like a hotel. I want to be able to get out my door, walk ten steps to my driveway. I won't want to go out if I had to walk long hall ways, take elevators/stairs, go around in circles to get out of parking structures. Then having to haul groceries/supplies back to my place. To each their own, but no thank you.

I think that Charlie makes more passive income from his business ventures than equity if he maintained a property. For most people buying a house is likely a better deal.
I believe it depends on your lifestyle. A person w/o kids or no plans to have any? Apartment is a better option IMO. A person w/ children? A house would be a better option.

Not exactly true. A lot of renters that move a lot were either evicted, renovicted or faced unreasonable rent hike. Most people tend to stay in one place due to the nature of their jobs. Teachers, police, firemen, sales clerks, plumbers usually don't get lucrative job offers from other cities, provinces or states. Many of them also settle long term in one place for fear of losing their rent control privileges. Many renters once comfortable with their surroundings, also won't take the chance to move to a new location because of uncertainty of new neighbors and Landlord.
I dislike being around so many people. People are super inconsiderate and mean now a days. I live in a luxury apartment complex and the people here suck.

I really relate to a lot of this reasoning for renting apartments instead of buying a house. For me in particular i'm really big on liking being around other people (while still being able to have my own personal space). The idea of living in a quiet suburb among people who all live basically the same normie parents/kids lifestyle is really unappealing to me. Apartments and the urban environment provide more of what i'm interested in like being near a big variety of types of people, lots of conveniences, apartment building security, shared amenities that don't cost me extra for upkeep, being near restaurants, bars, grocery stores, etc. Comparatively, living in a suburb just seems like something you only do once you have kids and want to be near some nice school and want to live a settled down quiet, arguably dull (no offense) life. And that's just not something that aligns with me and how i want to live day to day.

Nothing wrong with renting since you are not responsible for repairs or maintenance since homes and rentals need attention. I come home and relax.

Hey Charlie, What are your thoughts on renting a house? Do you think it has the same downfalls as buying a house. Is it even cast effective. The reason I ask is because I totally agree with your video and currently live in an apartment, but I would like a little more room and garage. There are townhomes for rent nearby and was wondering if it is even worth it.

Wouldn't it be better for you to buy a condo, and you can deduct the property taxes? I don't think renting is the best financial move for you since you could easily buy a great condo in a great area.
I have a condo in LA as an investment property - but yeah no good condos around my area I would want to live at!
Renting isn't the best financial move, but i think the point of the video was to show the actual lifestyle benefits the cost is paying for and why that is worth it for certain kinds of people. I think people who are still stuck on "omg you have to buy/own a property" are coming at it only from the financial side of it and not the "what is it actually like to live it on a day to day basis". So i think if you desire and properly use the benefits that come with renting an apartment and you can comfortably afford it, then it's not the objectively bad financial move people make it out to be. Especially if you're like Charlie where you've got a main residence and secondary properties. Then it really becomes more flexible and unimportant if your main one is rented or owned.

I disagree about living in Apt, and think that meeting more new friends, like you said depends on where you live and how financially exceptions and be educated , people are now days very careful meeting new people( it doesn't matter if financial affordable or not) especially living alone (woman), another disagree is that living in Apt. is like giving money to owner which mean not saving money at all , to have house ( yes have to keep up with the property to make sure everything is works but that just what you do) you own it and that mortgage never increase other hand Apt. rent is very expensive and top of that rent goes up every year, I guess you are millionaire, lol,

@@marlanawilliams2469 it can still be appreciating in value and you will continue to grow your equity. if you’re renting forever you’re sort of just throwing money away and will have to pay rent the rent the rest of your whole life. At least with a house, once you pay it off, you have virtually no rent other than property taxes and insurance. But even then, the price of that does not even compare to what rent prices might be. Rent prices are always rising and you’re just there for the ride. With a house, you don’t need to worry about that. You also would have property that belongs to you and your family for however long you want. That’s a house/property you can pass on to your children, that’s land in your name, that’s wealth. It definitely is an asset depending on how you look at it

@@vchambliss24 I own investment properties and I've been a real estate agent for over 15 years, yes there are pros and cons but the cons definitely outway the pros... Most buy homes with home loans which means they do not own their home the bank does, most pay off their loans over a long period of time but still do not own the land, leaving property to multiple children rarely ends up going smoothly but I do understand your point...

I believe he mentioned that he's leasing the apartment for a year because that gives him the flexibility to move out if he end up not liking the area, he's still young and doesn't want to settle for a location yet.
