You break my heart. I bought 1900 Dutch colonial for 5k in 2010 knowing it needed a ton of love and work. Didn't know in 6 yrs couldn't work because of rare untreatable disease..destroying muscle but not desire to live in my precious home.

Ahh. Detroit houses. There are so many lovely homes. In fact so lovely I actually was going to buy one. However there are many pitfalls for purchasing a home in Detroit. Many of the homes have been stripped of their electric/plumbing for copper. So you must add in your reno budget an entire HVAC system. The city requires (at least a few years ago) that you pay ALL of the back taxes. They did not have any type of forgiveness of taxes. Some of these really inexpensive homes had taxes well into the 10-20,000 range. It was a shocker. Some of these homes are in transitional neighborhoods. So you will have to consider if this is home that you will enjoy. Until the worst issues of Detroit is resolved, I would personally not consider doing a tenant/landlord situation. However, the excellent news is that Detroit is turning around for the better. It is so nice to see. Lovely homes you shared--thank you.
