      Squatters don't have it as eas anymore in Florida, thanks the the new law that Governor DeSantis signed.
      "But now, Florida is removing squatters' rights, which will allow property owners to get rid of squatters instead of having to go through a formal process to evict them. Lawmakers passed Bill 621 unanimously in the state, giving police the right to immediately remove squatters."

      Likely the mayor and the city council want the dozens of these pop up in a month car wash businesses to open up in town. Where I live we have gotten no less than ten in the last 5 years or so. Places like Mr Wash and such. They are everywhere now. They are bright shiny neon led having places. They inevitably start looking like crap within a year or two but I imagine the city makes a quick chunk of money in the meantime.

      Actually the news didn't add more to the story. They get permission from the owner of the parking lot so they can be there.
      I them personally they clean my truck every week. The police dept and the code enforcement is trying to extort them for money. I've seen them on several occasions come by with their hand out, making demands and harassing them. These are very corrupt people from Cuba running these agencies in South FL and these people stood 10 toes down not handing over their hard earned money to them. What they think these people make millions of dollars a week from a car wash business?? The car wash people are very decent people and hard working. The people of South Florida is being over ran by Cubans attacking small businesses with their Mob tactics and we are not going for it.

      In America, there are rules to follow. We're slowly turning into a 3rd world country with vendors pushing carts around, selling products on the street, etc. If he's mobile, he need to be mobile. Everybody tries to find a way to skirt the rules, which is what he's obviously doing here. Of course, there are lots of rules that don't make sense, but thats where changing the rules/laws comes into play. If you build a car wash, had invested 100's of thousands of dollars, and some *sshole shows up in a van and parks in a spot in the mall across the street, you wouldn't be happy either. Same thing with the food trucks and vendors. If he's mobile, he should be moving around. Not in the same place every day. Simple!

    The part of Florida I'm from has 4 different automated car washing services within less than a mile of one another. I bet my bottom dollar, none of them do half as good of a job as this guy. Shame on that city for trying to keep a hard working man down.

      It doesn't make it right. You are taking extreme examples and saying that because this or that group are violating the laws, everyone should be able to violate the laws. What if I wanted to park on the sidewalk in my city, and told the police when they gave me a ticket, "Wait, you allow these homeless people here to live in tents and make the sidewalk filthy, but you don't allow me to park on the sidewalk a block away? If sidewalks are allowed to be residences, then I should be allowed to park on them, too, especially since I live in my car, so it's a residence as far as I am concerned." Tax payers pay in part to have rules, and if we are saying that city ordinances don't matter, then everything goes to hell very quickly.

    Peoples cars are getting stolen everyday around this area but this is what their town and law enforcement focuses on , a family guy trying to make a living washing cars. Not finding real criminals. GREAT WORK! Who is the real criminals here??

      The mobile car wash where I live never does business at the same spot everyday (for 6 years), they go where they're needed. This man is a fixed business and must abide by fixed business regulations. He drives to work everyday just like most people do and he brings the things he needs with him just like lots of people do.

    Easy fix. Just park in a different parking spot. Pembrook Pines said you are in the "same spot" everyday therefor you are "not mobile". Just part in a different spot and now they can't say you are in the "same spot".

      Once you've been giving permission on a private property, you can stay there, you don't have to move around like that, Plus they're really hard working people.
      This is a clear bias and sabotage. In addition they seem to have made every effort to get the right permits they needed but kept getting the run around.
      Totally unfair practices.

      Same happened to me and my wife years ago with our ice cream truck. One particular cop used to chase us out of a causeway every time he saw us there (it was 100% legal for us to be there as no mobile vendor was allowed exclusive rights). We drove over several times and saw another ice cream truck there and the same cop “patrolling” the area but leaving him alone to do business. We contacted the department and the cop was ordered to leave us be. Clearly, the cop and the other vendor were related parties in one way or another (friend, family, etc.). 😏

      They are regulated. Clearly they function within the rules. The issue here is someone complained and the property owner has the final say. They can't zone for car wash. Been a great six years. One door closes, another may open. Social media to the rescue!

    For years, a retired employee did the same thing where I worked. The company was cool with it. Since it was private property, they could approve it. The worker could get the car done inexpensively. We were a manufacturer and had three shifts all week long. It was a win win.

    It's the same people who are running the HOA and telling someone they can't park a work truck in their own driveway. They don't like looking at the admittedly ugly cleaning truck or seeing someone's car get cleaned when going to the store and think they're entitled to stop him from being there in the first place.

    There is always a story behind a story and someone is clearly trying to stop these people from eating bread they worked hard to make, they seem to have made every effort to get whatever permit was needed and were still disappointed, or giving the runaround. They were not stealing or selling drugs, they were making an honest living, the tone-deaf people are the ones who only hear what they want to hear because they are not in the situation but when it happens to you, then you will know.

    Seems to me all he needs to do is provide a phone number to customers and drive to them. That should eliminate all issues. You will be mobile and not parked in that same parking lot. You can also gain a larger customer base.

If you are running a mobile car wash, pet grooming, or any other mobile service you must actually be going to different locations. Mobile businesses are not subject to local zoning laws (most of the time) meaning they can groom your dog in a residential area that isn’t zoned for businesses. This is because the groomers van isn’t permanently there. When you decide to set up your mobile business at the same t place for 6 years, you are not a mobile service anymore. And it doesn’t matter if your business is on wheels (that had to be one of the dumbest arguments I have ever heard), it where you set up to work everyday.

    I like the work ethic, but, you have to wonder where the chemical runoff is going. One of the reasons car washes are more regulated. Odd this wasn't brought up. Believe me, we get a mobile interior cleaner every spring - and anyone doing mobile washes have to lay out rubber barriers to catch runoff - which is why a lot dont do it.

      I don’t think the owner understands what mobile car wash means. I use a mobile car wash for me and my wife. They drive to my place of employment and detail my car while I work. They drive to my wife’s place of employment and detail her car while she works. The mobile car wash comes to us, we don’t go to them.

    They let you ride for 5 years. Most places would not allow this for a day. Just find another plaza and give the owner 50 bucks a week. They will give you your own parking spot.     It sounds like theres a simple fix to this issue, have them drive to different locations throughout the week and wash cars, or better yet, actually have people call them who want their vehicle clean and go to that person's location and wash their vehicle. I can see why they're calling it a manual car wash if it's in the same spot day in and day out. Every single mobile car wash i know, go to the customer's house, and details their vehicle there. This is the first time i heard of this kind of setup.

    I'm a multi-family developer, and in my last few parking decks for the properties i've designed a space in the decks for guys like this to run a business. The first floor of the deck is for local businesses, everyone loves it. Drop your car off, go to work, get out its clean. Everyone wins, and so far I'm only one in town providing this ammenity.

    Could you maybe move around the parking lot, choosing a new spot everyday? That would be mobile, right? Or find a beautiful house with a big driveway, wait for the owners to go on vacation, move right in and claim squatting rights? Unless you live in Florida, squatting rights will protect you for months! You can live in a beautiful house and move your business around the property, making a living until the owners spend thousands of dollars to evict you. THE CORRECT MEANING.: Mobile car washing service is a type of car cleaning service where a team of professionals will come to a customer's location to wash and clean their vehicle, rather than the customer having to drive to a car wash facility.     Mobile car wash goes to customers' location. If have them come to you this is called a standing business different permits. You can say what you want, but laws are laws. I don't see why he doesn't just go to customers. Instead, they crying, wanting a handout. Why not run a legitimate business, get the correct permits and do it the right way like everyone else.

    I think the property owner (or their insurer) wants them out due to liabiltity, but easier to let the city to do it than to face them.

    Once you've been given permission on private property, you can stay there, you don't have to move around like that, Plus they're really hard-working people.
    This is a clear bias and sabotage. In addition, they seem to have made every effort to get the right permits they needed but kept getting the runaround.
    Totally unfair practices.

      Yeah, I was confused because it’s private property and the owners gave them permission, so what say does the city even have in this?

      @@Maki-00being in private property doesn’t mean you don’t have to follow local city ordinances and zoning laws. If an area isn’t zoned for a certain kind of business, then you can’t just say it is private property and open that business anyway. Some areas may be residential only, or allow business like shops and restaurants only. Businesses like car washes and gas stations are usually not allowed in certain areas. But mobile services can get around certain zoning laws because they are not a permanent structure. Once you decide to use the same location to do your business, you are no longer mobile and have to follow the same rules and regulations that permanent “brick and mortar” locations do.

      You know nothing about zoning laws and city ordinances. And I would also say you know nothing about running a business. It doesn’t matter if you have been given permission to operate on private property, you must follow the same zoning laws and city ordinances that permanent locations do. If an area isn’t zoned for a car wash, you just can’t say it is my property and I will do what I want. A mobile service can get around these zoning laws because they aren’t a permanent business. And in most all cities, a license for a mobile service costs less and requires less oversight. This guy figured out that he could get away with paying more and not spend the money and time having to go from location to location. And there is no permits that would allow them to operate in the same area, because it isn’t zoned for a car wash.

      That reason is money. Car wash pop up in Greensboro all the time there is one in the shopping plaza, surprised have not bothered that man.

    its a fucked situation for sure, but I get it. They are saying he is improperly licensed as a mobile car wash when he is not mobile, he just works out of his van. car washes put a lot of harmful chems into the water and ground and need to be developed specifically for that use for that reason. if he is going to be in one spot forever, he needs the proper drainage and waste water lines. if he was actually mobile this would not even be an issue.

    Um i did mobile car wash and just went to where ever the client was homes and different businesses never stayed in one spot if they are clients you cant lose them go to where they are its a mobile car wash youdont have to depend on one spot

    While I understand the business owner's frustration, I also understand the municipalities situation. As stated, he is in the same location, same parking spots every day. So, he needs to move to a different location every day.
    One of my first businesses I started as a young teenager was washing cars. I went to the office where my Aunt worked and washed her car for her. One of the executives was walking into the building and asked me how much I'd charge to wash his car. Jokingly, I spouted $100. He handed me the keys. Then more people that worked there saw me and also had me wash their cars. I was averaging 2 cars a day for several months. In the 80's, that was good money for a 13 yo. So I know what he does.
    Regardless, he should simply move his operation to a dealership or one of the other allowable locations as stated in the law or move the van to another location when he is washing them.
