That last stretch of North Port into Port Charlotte on US 41 really reminds a lot like US 1 through Port St Lucie and Jensen Beach. I know a lot of people who lived in the Sarasota area said they were from there. They said North Port was a beautiful place to live.

I used to think that the stretch between Punta Gorda and Venice was kind of a dead zone between the busier Sarasota and Fort Myers denser metros, but it looks like that area has now been growing tremendously over the last couple of years.

North Port is so much more than a stretch of 41. I lived there for a couple years. I missed Ohio so I sold out and came back home. But, I loved the community there. I lived in an area of homes built in the 60’s and 70’s. A mixture of snowbirds and native Floridians. A lot of transplants from Europe who became Canadian citizens and then winter in NP. There’s a Ukrainian population also. Has been for years. They’re pushing natives out to build the McMansion gated communities there. It was starting when I left. That’s fine I suppose for those that enjoy the lifestyle and can afford it. My neighbor down avenue from me had lived there her entire life. She was in her eighties. She told me that a “rich men from up north” running the area didn’t have the best interests of the locals in mind.
Also, what the heck. They’ve been working on that same stretch of Tamiami Trail in North Port for a least 10 years.

Had a really nice home built in the estates back in 2014. Was suppose to be our retirement home. Absolutely hated North Port. Bugs, weather traffic obnoxious karens and dales. Cannons were actually fired off at random points throughout the day in the estates, loud trucks, motorcycles up and down Tropicaire Blvd 24/7. Sold out in 2016 just to get back to the peace mountains and tranquility in Oregon. Profited 100 + grand though, so that wasn't bad. But yeah, buyer beware in that neck of the woods!

I always get a kick out your guys banter, also this area reminds me of Port Saint Lucie via US1 as another person who had commented on already.

North Port got too crowded, too quickly within 5 years! I'm glad for the growth, though.
It's still pretty quiet... for now.

I just caught your Venice portion. It’s a beautiful place and feels like a real town. There are rich people everywhere. Some are nice and some are not just like all walks of life.
Be inclusive when you discuss a$$holes.
And as far as tipping, is your vehicle clean? Do you ask about turning on the music? Do you help with luggage or packages. Are you dressed nice? Get out of the vehicle and offer to help elderly folks get to their door. I agree there are a lot of people who just don’t tip. They are thoughtless, selfish idiots. I’m run a Homewatch and property management business. For over a year and half I was checking units that were damaged in Ian. I walked up 10 floors in 3 different buildings. Never got a tip to do this. Elevators are back. I know how you feel.

Lived near Bobcat Trail for 2 years in the late 90’s before the city bought our house and bull dozed it. Us 41 in North Port now looks like Cortez in Bradenton with all of if the development. Not as sketchy or dirty but shit it’s been developed . There used to be like a Publix , couple gas stations and a Wendy’s . That’s it

Put a Confederate bumper sticker on your truck and you will start road raging.
