    Thanks for the update! I hope prices keep going down instead of up. It makes it really hard to build right now.

    I never got how 2x4s from 03 till 2020 went from 1.43 to 2.43 then all of a sudden are 9$ each ,in the last boom then never went up

      That is because the greedy lumber mill are going into curtailment in order to reduce supply so they can keep the price high,

      I think you forget that there is one billion people more on this planet from 03 to today. So more people and less resources for people equals higher prices.

    Just got a letter from my builder telling me they’re raising my contract price from a year ago based on inflation. Wish they got this memo.

    overall prior to pandemic my research looks like materials are still up 40 percent past few years

    Some things like lumber dropped and some items that had supply issues settled but I know the sub contractors have all raised their prices. It isnt just because of inflation but the builders are going bezerk building up to 3x the numbers of homes they normally do. This puts a strain on subs cost, labor, and simply the "this sucks" factor. Yeah, it is a thing. LOL

    Why are const costs not coming down if lumber & steel prices are dropping dramatically? PVC $ too. Its probably concrete prices that keep rising.but why are they still rising? When do you anticipate concrete prices dropping if everything is slowing down including housing starts?

    How far in advance could you purchase your lumber package for your home? We have the land to build but aren't planning on building for another two years. However, we want to plan ahead as much as possible to be ready for it. I'm just wondering if it's smart or possible to buy the lumber at a lower price and then store it if needed

      Don't know about wood, that could be a major storage issue. But you would be amazed if you keep your eyes open other items you could save on. I bought windows for 90 percent off at Home Depot. Aluminum clad windows for 19 to 54 each. About 4500 retail and maybe worth way more now. Amazon return sinks worth 200 plus for 25 and a smaller one for 20. Kitchen faucet from Home Depot on clearance marked down from 139 for 7.50. Picked up some Hardee siding from a guy that bought too much for about a buck each. Not enough for a whole house but I can buy more when I build. I even picked up another faucet, more like a bar faucet, new at a thrift store, 4 bucks.
      There was a local school that someone gave some Formica to for resale. Some church thing. Bought 440 sheets for 400 bucks. Probably never use it all but if I use just a few for something. Point is you never know what you might find. You may even find some used or reclaimed stuff.
      Other items .. new still in the box pendant lights, worth almost 300 for 12 bucks at Goodwill. I find lighting and electrical stuff all the time. Some I get for free. Did I tell you someone gave me 6000 bricks.

      Good to know I’m in the same situation have land and would like to start buying as much as possible and store it away till I’m ready to build

      @@djhenderson1516 always thought, if you build a big barn and store materials. Then when you build you find you saved enough to pay for the barn. Just a thought.

      @@themajor6292 and then sometimes I change my mind and draw a different plan. But no matter what I design it still uses those same windows I already have. I do computer aided drafting. Chief Architect.

    You mentioned “lumber package”, where / whom do you buy a lumber package from?

      Your local lumber yard. They will take your house plans and come up with whats called a lumber or framing takeoff. From that you will have a close estimate on what lumber materials are needed and ultimately a price for them.

    I'm waiting out these stupid high prices. I just got an estimate to build a 1,600 sqft, 2 bed/2 bath, single story with an unfinished basement and no garage, and it was $260k. No thanks.

      @@sofiyajoseph7133 definitely not, in California you would likely be looking at 475 or more especially for a basement also
