This is a wonderfully executed affordable small design. Great work! You could even make the garage a simple covered carport/outdoor extension space to further maximize savings and usability. I love the WiFi lockbox feature too, reminds of an old school milk delivery box.
I love your videos! Very descriptive and gives begginers a good idea of what questions to ask and look for Especially the basement staircase across from the door! Those are the kind of things that make a house loveable Where the light switches are placed etc Great work!
Thanks for putting out all of the wonderful content. I've been a custom tile installer for 17 years, and am about to build an adu on my parent's property. Your videos have been really useful to help think of cost efficiencies in the planning process. 🙏 Also, kudos on your tile guy for carrying the veining from the back wall to return walls.
You sure do know stuff! I am preparing to look for someone to build such a home for me. I want to move to a small home with no lawn work; just gardening. I'm a 72 year old woman - retired scientist, I'm andobviously a rube in on this subject. So thank you for the information. I do love this design.
Thank you for posting this video! This is exactly what my wife and I needed to see as we take your Open Book Build online course. We just finish the 5th Chapter the other day. Much Obliged!
@@SixNickelRanch very much so. Even if we don't end up being our own general contractor and decide to purchase a manufactured home, there is a ton of useful information.
Outstanding! This information is more important than ever - first-time buyers need to know that they can build and own a thoroughly modern home with a bit of sweat equity.
We are currently traveling for a career and I binge these videos every few months to keep the dream of our own home alive. Someday! Any chance of getting interior walkthroughs of people who have built this plan with different finishes/styles?
This looks like a great starter home - I wish you would build more of these. My first townhome that my husband and I got in the early 2000's had a layout nearly identical to this. We had all hardwood flooring with vaulted ceilings front to back of the house. We grew to hate the open concept after living there. The baby's room was off the kitchen and guest bath, and sound bounced everywhere. It felt like it amplified even though it didn't. Soft-close cabinets and drawers became essential for us. Aside from that, this looks great. Nice!
Wow just wow, that’s a quick build and it looks amazing! Now, I live in Florida by the beach, so no basement option for me. Would it be an option to add roof height to create a bedroom up there? I’m looking to build a 3 bedroom, but if the attic doesn’t work, I’ll convert the garage 😊 other than that, you surely creates a super efficient lay out!
Michael, point of clarification. This seems really obvious but worth asking just in case. The 165k was as is for the house correct? To add the two bedrooms downstairs as well as the additional bath would be in addition to that 165? Presuming this is correct, can you provide any idea on what that might cost additionally? Perhaps also to make it a two car garage?
Hey Mike, live your Videos. I am a newer sub but have watched nearly all of them. I have an idea for a video of something I and I'm sure many others would live to see. A Barndominium build
What would your build cost have been if this house was set as a slab on grade without the basement for those of us in areas where basements are uncommon?
165k labor and material Not including land, utilities, grading, etc. (Notes) Is this with the cost of general contractors, subs, profits? Or doing all work yourself?
The wall between the staircase and the living room needs to go all the way up, a child could fall to the death. And there should be a staircase going up to the attic right above the basement stairs and an option to finish the attic.
Great videos! I remember you mentioning before someplace where I could get building plans for a low-cost but I forget what website that was I think you might have mentioned that if I wanted to edit a floor plan it's easy to do that with that software I can't remember if it was in this video or another one that you made it before.
Why so big? That's counter to this video. I built my first one 1,600 sqft walkout (3,200 total), and I'll never do that again. Half that size this time with a shop/garage on the bottom floor. Lose your ego and build smaller...you'll thank me later.
Hey Andrew, not sure where yet. Likely somewhere where my huge ego could be on full display. I would hate to make such a huge decision without the consent of Karl. He obviously knows what’s best for me and my family.
@@spookiehyperbole7510 LOL. I've done an owner built house...have you? Don't be so touchy. I'm talking about any man's ego, including my own. The house I built was bigger than the one you want to build...did you not get that? Unless you have 9 kids (I have 2), nobody needs a house that big. Only a dummy builds a McMansion these days. More difficulty to build, a lot more expense, and a MUCH larger property tax bill for the rest of your life. But by all means...have at er. The realtor loves people like you.
@@karlhungus545 hi, did you yet financing to build yours then? And is it still possible now to get financing? I’m thinking of being an owner builder myself…
No landing or roof outside the back door? That doesn't look safe. Next time, put a porch landing so people have somewhere to stand while they're opening the door.
Materials costs have doubled in the intervening years. So that house today would be around 250k. Still a decent value but it is an absolute beginner home.
Too expensive, south of the border u pay $35.00/sf brick n mortar thru n thru high quality construction. What have we done to ourselves?, we r even paying $17 for a dozen of eggs, when south of the border u can actually buy 6 chickens for that price and have your own check scoop... Next thing we know, we will bailout banks....
I just bought my first piece of land and I’m trying to wait for cost to go down to build. Thanks so much for your videos.
Same! 😃
Looking to buy my first lot
Costs won’t come down. Interests rates will, in a few years, but then costs will go up.

You're the man. This is awesome content. I live in California and everything is so freaking expensive to buy I've been wanting to go the build route.

3 months! That is excellent
Love all the videos on this channel. Very informative and helpful.. I'm going to try to view them all. Thank you.
crazy how many nice features, and well thought out, new homes can have even in a low price small home. puts my 80s CA track house to shame.
I love this house. Perfect

So when can you help build a new home here in Michigan

This house in CA would cost $1,000,000,000,000,000,000,000
In Bay City MI, you can buy a 5000 sq ft home for 300K, live near the Great Lakes, and enjoy a wonderful quality of life.
I'm almost disappointed if I don't see a "well in California..." comment on every video.
Dang I didn't even watch the video yet I was hoping it could be applied here in CA 😭😭😭
One sextillion dollars? Press X to doubt
Amazing home
Did I miss the stated square footage? How big is this house (not including a finished basement) in terms of square footage?
Loved your video 👍👍👍🙌
Very nice ! If you were to build this today what would you estimate it would Cost ?
Looks great

10k or less for the downstairs if you DIY.

Really like it, however living space is too small.

Can you provide the brand of that delivery door? Thank you

Do you have the floor plan available for this home?

$25k less
I want to build my own home here in Virginia USA but I haven’t find the lot in the county that I like.
What was the blower door score ?
Wow, doesn't sound that affordable
What's the breakout for materials ?
Id like to purchase the floorplan please

Wher can I find a slab insurance company?
Do this plans work in california?

I’d like to ask, can one get financing to be an owner builder?
insulation in the winter is not for keeping the cold out, is for keeping the heat in.
in the summer is for keeping the heat out
Are you built house in West Palm Beach?
Do you have HRV on your makeup air?
Just sold my home in CA and headed to TN at the end of the month. I really want to do an OB for the 3000 sqft home we want, but I’m chicken 🐔
What part in TN? I’m an agent in the Chattanooga/Cleveland TN market!

Why is the outlet in kitchen the wrong way
The one above the dishwasher? It's bothering me now.
I would use a siplit system than this bulky old style central ac.
