be aware of the new Comprehensive Plan for future land development and ULDC guidelines especially if your are building a new home. there are 10 'activity centers' which some do not allow single family home builds. many areas are targeted for industrial, commercial and high density (apartments). If you do choose to build a single family home, there is a new regulation that you are mandated by the City to have a garage. There is also a tree mitigation fee which charges you $$ for all the trees you remove which is added to a City tree fund. The majority of NP is NOT on City water/sewer. There are no parks or green spaces on the west side of the City and the two areas, Orange Hammock Wildlife Management area and Myakka State Park are within driving distance. there is a water park in City limits. NP is an overall quiet place to live and the future will decide, with all the building going on and planned extension of Interstate exchanges if it will remain this quiet place. Do go to Warm Mineral Springs for a European water spa feel. The buildings are planned to be preserved and architect/engineer are working on the plans. These historical buildings are one of only three in the Nation so this is very important.
You need to tell what parts flooded and what parts are flood zone X and flooded or didn't flood. North Port was part of the major news from Ian. Homes can be built for hurricane wind but flooding is a whole different problem.

@LifeInVeniceFlorida the entire north port area was flooded during hurricane Ian 😂 just saying doesn't matter the year of the house. As a realtor you should know its more about location location location 😂😂😂 just saying
The entire north port area flooded during hurricane Ian. We had national guards out here helping people out. 41 was flooded. All exits was flooded. It was bad and people are still trying to recover from it.. but hey that's what happens when u live in the swamps. 😂

How far EXACTLY is North Port from a legitimate beach?
About a 20-35 minute drive depending on which end of North Port you're on.
North port is the swamps.
The big Myakka river is all around north port.. Flooding bad during storms.
Are there apartments in North Port, FL?
Yes there are! There will also be apartments available in the new community of Wellen Park.
