Not my favorite place but last year my ex passed away so I have been considering going back. I've never met people anywhere else like those in Baldwin County. Yes, expect to say hi with a smile on the streets and sidewalk,, and be helped all over the place in any store or place of business.
Yes, you can certainly expect people to be friendly with a smile and a hello here in Baldwin County, AL. The friendliness of people here is a big part of what I love about being a Realtor. And I love showing that southern charm to people relocating here from other states.

Why do real estate agents fail to warn potential buyers about the high insurance rates for homeowners insurance and flood insurance, if you can even get insured? In addition one very important fact that the agents in that area fail to tell potential buyers is that Alabama is a "non-disclose" state. Sellers are not required to disclose to buyers any defects that the home has. So buyers could get stuck with very big repair costs because the seller and/or their agent, did not report those to the buyers. Been there and one home that we put a contract on had, so many defects that the repairs would have cost us a fortune and not a peep from the seller or their agent. We were saved because we had a home inspection, which the owners agent threw a fit over and the owners threatened to sue us. They quickly backed down when we refused to buy. Be careful folks about this area in Alabama, you could lose a fortune.
I'm very sorry you had such a a bad experience. I personally go out of my way to inform each and every client of Alabama being a buyer beware state. As a buyer beware state, I always highly recommend my clients to pay for a home inspection, to find any of those hidden issues a house may have. I'm not aware of any of my own clients ever not being able to find insurance for property they proceed with purchasing, but I provide my clients with several insurance agencies to contact and ensure they can find the right insurance for their needs prior to moving forward with a contract. To sum up when purchasing in Alabama, always work with an experienced licensed Realtor as a buying agent to best represent and guide you, and always pay for a home inspection and make the contract contingent on the results of the inspection.

I’ve never heard of a ‘water rat’ but we have nutria. I’ve never seen one personally though. I do see alligators pretty often, yes. I respect them by leaving them alone and I’ve never had an issue with one.
I've lived on Fish River in Baldwin Co my whole 22 years of life and I have never seen one in the river. Small stagnant areas could house them but they really leave people alone
