Dauin - Dumaguete is underrated but slowly being more progressive and known for locals and Foreigners! The location is also a getway to nearby attractions in Siquijor, Cebu and Bohol.

PLease remember that there is a law on easement between seashore and building 25 meters plus 5 meters. MAny buildings in Boracay were demolished when Boracay was shut down by the previous president. HE cleaned the island up, got rid of squatters, imposed fines etc. I hope those people in DUmaguete helping you out for your BOUtique hotel will tell you this important information. GOod luck

I think you guys have done the best choice, because it is a lot cooler in that province and the people are happy go lucky , Philippines 🇵🇭 might have typhoon 🌀 20 to 26 per year , but Province of Negros will skip that island most of the time, lots of expat , you guys are in my prayers for your business to grow and be successful thanks for sharing

If you are that type of person like me who loves the sea and needs time to relax with the work that i do, you will love it here in Dumaguete. We moved here last year from BGC after 20 years living there. Here in dumaguete, there is something about the people’s culture that makes it comforting. Btw, try checking Siquijor Island too, it is just 30 mins boat ride from here.
Hi,@@RosalynB-70. Real estate is cheap here in dumaguete or siquijor if you compare it with other big cities here in PH. Maybe because this city is quite not the metro that we know yet though it’s internet infrastructure is ready i would say. Metro Manila prices are on another level particularly BGC. Davao, Iloilo and Cebu real estate are also really high.

You might wanna consider Punta Bilar in Surigao city, white sand and pebble beach marine sanctuary and no need to take boat to go diving. I think they're selling 5 hectares for 8Mil for the land only you guys need to build it from scratch.

There is no monsoon rain season in Negros Oriental. During typhoon season , hardly the province of Negros Oriental get affected, just wind (but not strong) and rain unlike Luzon and province of Cebu.

i think Dumaguete would be a great choice. it's pretty laid-back and also convenient in so many ways. i've been living here for almost 10yrs and it only keeps getting better (except for a little bit of traffic sometimes but nonetheless it's worth it ;) ) !
Tingloy Island in Batangas is very underrated. The best diving spots can be found there too. It's just starting to develop so I guess property there is not expensive.

Dumaguete is an ideal location, not too hot, mountainous and has many hot springs-plenty of expat retirees, Negros Oriental is also facing Cebu the center of the Visayas, hopefully a bridge will be built soon to connect Dumaguete to the town of Santander in Cebu. I live in Negros, and from what I've observed, it's more of a commercial and agricultural island. While we produce a variety of crops and livestock, the island isn’t as renowned for its beaches compared to Cebu, Siquijor, and Bohol, which have some of the best beaches around. However, we do have beautiful waterfalls, majestic mountains, and wide rivers. Though Negros may not be as touristic for beaches, the natural beauty of our landscapes is still worth exploring.
That's a good summary! We really listened to the pitch for the area... it's not what we've envisioned as far as the beach/waters go, but it opened our eyes to other aspects of the resort/hotel business and what could make it successful. Thank you!
19:45 there's probably a safety limit, which I'm guessing when you're getting your building permit, will be specified. Not an expert, but there was supposed to be a condo in front of Pantawan Rizal Blvd., Dumaguete, that's unfinished because they couldn't build any higher. So either the foundation needed to be deeper, or because the building being so close to the sea proved a risk. Then again, it's in the city, maybe on private land you can do your own thing, but always good to double check.

The owner of Sierra Resort in Dauin is also the owner of a four star hotel named Sierra hotel at E.J. Blanco Street in Barangay, Piapi, Dumaguete City. I stayed there for three days it's a nice hotel though.
It is truly a diamond in the rough but great potential. Exciting project to take on and Dumaguete area is fast progressing. Previous owner will surely be sorry selling the place. If you dont buy this one Im sure someone else will quickly snatch it.

8:55 and to answer Phil: It's magentic/ ironsand. Surely there was some volcanic activity but the color is more from that. They make magnets with this stuff, if I remember correctly. Fun thing to hold a magnet to the sand and see it making funny patterns. A bit dangerous with magnetic cameras like the Insta360 Go for example. Believe me, I speak from experience. Took a while to get it out the USB port again 😢
The resort itself is beautiful and with your renovation in mind that will be much much better. Tho u have beautiful pool, The sand is not white and pure, most people likes white sand, but u can do with exciting water activities to keep guest entertain

you can also take a look at Sipalay and punta bulata if you guys are not in a rush, it's 5 to 6 hrs bus ride from dumaguete and 4 to 5 hrs from bacolod

You might want to consider Pure Beach space-wise for your son to open up a reptile/animal sanctuary. We need more awareness for the animals here. There is a roadside zoo in Amlan and Siaton of Negros Oriental that are badly in shape and the animals are kept like prisoners but nobody has enough funding to make a difference.
the bar could be the focus of the resort, from drinking to checking in. The bar/reception area can help you cut staff n cost while you turn the detached house into staff rooms.
Playing catch up with all of your videos, but I really love the journey your family is taking. I plan on splitting my time between Asia and the USA when I retire, and the Manila Area will be a home base for my Asian travels. I'll follow you on your journey and should you someday start up a resort....you can add me to the list of visitors!!! I really love the collab with Critter Hunter! Now looking at the resorts, If i had the finances for it, you could take that second option specifically for one reason. That resort while twice as much is set up for reduced maintenance. Being in the tropics, insects, mold and natural deterioration of wood products make that a very attractive resort. On the other hand, that first resort could be rebuilt in a similar manner and you could create something based upon your development criteria that is just as sturdy! I'll keep watching you on your journey!!!
gotta say the first one has a LOT of potential, and that view from the pool is a selling point.. but you need to be unique and artistic to market the resort..

The owner of Sierra Resort in Dauin is also the owner of a four star hotel named Sierra hotel at E.J. Blanco Street in Barangay, Piapi, Dumaguete City. I stayed there for three days it's a nice hotel though.

8:55 and to answer Phil: It's magentic/ ironsand. Surely there was some volcanic activity but the color is more from that. They make magnets with this stuff, if I remember correctly.
Fun thing to hold a magnet to the sand and see it making funny patterns.
A bit dangerous with magnetic cameras like the Insta360 Go for example. Believe me, I speak from experience. Took a while to get it out the USB port again 😢

The resort itself is beautiful and with your renovation in mind that will be much much better. Tho u have beautiful pool, The sand is not white and pure, most people likes white sand, but u can do with exciting water activities to keep guest entertain

you can also take a look at Sipalay and punta bulata if you guys are not in a rush, it's 5 to 6 hrs bus ride from dumaguete and 4 to 5 hrs from bacolod

You might want to consider Pure Beach space-wise for your son to open up a reptile/animal sanctuary. We need more awareness for the animals here. There is a roadside zoo in Amlan and Siaton of Negros Oriental that are badly in shape and the animals are kept like prisoners but nobody has enough funding to make a difference.

the bar could be the focus of the resort, from drinking to checking in. The bar/reception area can help you cut staff n cost while you turn the detached house into staff rooms.

I plan on splitting my time between Asia and the USA when I retire, and the Manila Area will be a home base for my Asian travels. Now looking at the resorts, If i had the finances for it, you could take that second option specifically for one reason. That resort while twice as much is set up for reduced maintenance. Being in the tropics, insects, mold and natural deterioration of wood products make that a very attractive resort. On the other hand, that first resort could be rebuilt in a similar manner and you could create something based upon your development criteria that is just as sturdy! I'll keep watching you on your journey!!!
gotta say the first one has a LOT of potential, and that view from the pool is a selling point.. but you need to be unique and artistic to market the resort..
