    my society and the neighbouring society are constructed on an undivided plot of land i have 2 queries:
    Whether the division of the land is based on plot area (i.e. the are on which our individual buildings stand) or the built up area (i.e. considering the no of floors built upon in our reapective buildings)
    2. If the ans to above is built up area, then if the top two floors of my neighbouring building doesnt have OC should the same be considered in the built up area while calculation by the reg architect?

    Summary
    * Owner’s rights to a property are rights to use, right to lease, right to mortgage and right to sell
    * A conveyance deed is a deed that transfers one or more of these rights from a grantor to a grantee
    * Ownership right is transferred via - Sale deed, Gift deed, Relinquishment deed, or Exchange deed. The last three of these don't involve any payment
    * Right to use is transferred by a lease deed
    * An unregistered deed is also legal. However the advantage of a registered deed is that you can always get a copy of the deed from the registrar office in case you lose your copy. This also eliminates any claim that your copy is fake.

    Sir agar koi property 100 years ke liye agreement per liye ho to kya uspe loan mil sakta hai aur agreement 100 sal ke bad fir aur 100 sal ke liye hai to kya loan milega

      Main samajhta hoon ki aap 100 years leasehold ki baat kar rahe hain. Leashold property pe loan mil sakta hai. Aap banks se baat kijiye.

    Hi sir, I am a big fan of your informative videos.
    Currently i am planning to buy a flat in Mira Bhayandar which falls under thane district.
    Your videos have helped me a lot in the entire process..
    I just had a simple question regarding the conveyance deed.
    We liked a flat and are planning to buy the same but the OC for the building is not received.. instead the society has got the deemed conveyance so is it safe and legal to buy such property.
    Just want to be sure that we will not face any issue the if we bought the property
    Also whether will be able to get home loan or not...

    hii sir, mai ek property le raha Bahyandar me, property 25+years old hai and society registered hai but OC nahi hai, owner and agent are saying ki before 1995 there was no OC type of document, please suggest if I need to buy or not this property
    Note Bank of India is agree to sanction loan.

    Hello Sir,
    Who pays the stamp duty for conveyance deed. Builder or Flat buyer?
    We have already paid stamp duty. Our builder says that he will not pay the stamp duty for the conveyance deed and society residents have paid it @6% of Sale deed.
    Can you please guide?
    Our society is in Gujarat.
    We are refusing to take the handover on account of Builder's adamant stand on not paying the stamp duty for conveyance deed

    Agar Original Sale Deed gum ho gaya ho, ya chori ho gaya ho, to use kaise prapt kare. Certified copy to milati hai. Lekin certified copy ko itana mahtva nahi hota jitana original deed ko hota hai. Kya Civil Court se certified copy par court ki muhar ( stamp and signature) mil sakti hai ki 'Consider This Is Original'.

      We purchased flat total member 39also builder handover the possession with apartment deed and apartment Declaration and registered we applied to register our name in land of 7 12 extract but circle deny there is not a conveyance deed so this document thru cannot transfers land to apartment name ?

    Sirji, Perpetual lease deed ke baare me btaaye. My father had purchased a plot of a cooperative housing society and got the perpetual lease deed which is signed by lessor and lessee and sub-registrar on the deed page itself. Plot got registered in my father's name as per the housing society registration no. XYZ. Further, he took the permission to construct from the housing society and did the construction and we are living in that house from the last 20 years. So, I want to confirm.. Does it need to be registered on stamp paper? As there's no agreement, no sale deed, no registry, no mutation but only perpetual lease deed signed by lessor, lessee, sub-registrar and chairman of the housing society. Kindly reply... Thanks.
    PS: is this freehold or lease hold.?

    In Gurugram builder's are constructed 2 BHK flats without any approval, no MCG BUILDING PLAN APPROVAL, NO DTCP APPROVAL, DOING REGISTRY IN NUMBER 2, corrently no registry and electrical supply by government . Please suggest should we have to buy these type of flats.
    They are charging carpet area 750 Sq ft but doing registry for 550 Sq ft. I don't know the real reason behind this.

    in the chain of title in 1981 one document was missing, conveyance deed was given to the society in 2017, does conveyance deed from 2017 absolves the chain of title befor 2017 as the buyer is stuck for his home loan
