That is low but if you charge a $300 transaction fee you can still pocket $400... your goal would be to convert renters into buyers since you can get 50 rental leads a day with my strat. This way if you close 10 rentals you only make $4000 a month off the renters BUT you would close at least 1 buyer a month from this... so more like $14,000 a month even in your market! Then in 2 years from now when the market switches to a buyers market the hundreds of renters you worked with will turn into buyers! At least 30% of them... that's when you can start making $500,000 or MORE every year!
