I’ve shown my seller our competition and he immediately agreed to lower the price. They aren’t open to staging or seller help at this point. Im offering an agent bonus, but I can’t do anything about these small ass bathrooms. We’re one of the best listings on the market from what I see though despite this and I have faith I’ve receive an offer.

I'm confused, some areas appreciated 20%-30٪ YOY especially boomtowns. You state that prices will go back normal to prepandemic levels, I feel like going back 30 to 40% is significant enough to be considered a crash right?
Brandon, what should we say to the sellers that are holding off because they believe the market will stabilize and prices will shoot back up again, like the pandemic? THIS is the challenge I see across the board. All the canceled and expired sellers are holding off on their sale until the market shoots back up again. How likely is that?
But, will they go up any percentage from now until the end of next year? Or will they continue declining? Prediction for 2023 and 2024 prices? I just talked to a canceled seller, she said she will wait a couple of months and try again. What a joke. She even said maybe she'll try in spring time next year. What should I tell such homeowners? Thanks so much.
