Seems like most big companies won't fix there mistakes unless they go through long ligation or news companies putting there story out for public to see and damage there reputations
It's not the builder's fault. It's the designers who drafted the plans the didn't have the foresight about actually fitting two cars in a "two car" garage with water heaters. It was the designer's fault for putting the location and position of the water heaters on the plans like that. The builder simply followed instructions on the plans. They're lucky that it's an easy fix.

I have working on jobsites for 20 years and have seen some of the dumbest shit from builders who simply cut corners to keep their pockets as filled as possible. This is simply a case of that. They built multiple homes with the same flaw and never for a second thought "hey, we need to rethink this"? Come on. Their name is on that product, they are accountable for it.

@@skyserf My house has a two car garage with a large single door. Most 2 car garages with a single door are a bit narrower from what I've seen. My garage is packed with stuff, but I made hanging shelving and there is a bump out on the side for storage as well. I park one car backed in against the wall which leaves plenty of room for the other. Its not ideal but works. My wife would never, ever be able to park both in there as she would just slam into the wall 😕

As much as is charged to have a home built these days….. This should have been built correctly in the first place. Incompetence of the person who measured for the framing of the garage……come on now….these are basically ( unless custom measures are required) standard sizes for these spaces to house cars……as are sizes of cars……. I would like to bet that whoever did it either had some dislike or agro that day and just did the 🤬what he wanted….. I’ve been following this story from day one…..glad they have it resolved! 🤗🤗🤗

I grew up in a normal split level suburban home built in 1963. It fit a 1966 Chevy Impala and a 1969 Chevy Impala with a refrigerator in front of one of them that you could open with the car in the garage. Lawnmowers fit alongside one of the cars also. Candy bars, cereal boxes and now garages have all shrunk over the decades.
A lot of new houses are built on tiny lots in areas that anticipated rural living when zoning laws were written. They cannot make the total structure larger so either the living space must be smaller or the garage. They almost always choose to make the garage smaller. Or they could make the lot sizes larger, but that's not gonna happen.

Congradulations! Our house’s garage won’t fit two cars either. Just like you we back into our garage. It was advertised as a 2 car but it only fits one. My problem is the width not the depth. To make them fit. One has to be backed in almost touching the inside wall. Then fold the mirrors in. Back the second one in right next to the first & then they both fit. However we have to pull the first one out to get the second one out. The mirrors are practically touching. There is no room to store anything else in the garage except on a high shelf or on the ceiling. We had to build a shed for our yard equipment because the garage is soo small.

Both of the driver’s seat pedestals were removed & a new pedestal crafted in a blacksmith shop. They repositioned the seat 4” further back & 3” lower all while using the same holes in the floor. At work I drive a 2012 International Dura Star. I’m in a new position at work. They offered me a 2019 Ford 350 XLT crew cab pick up truck with 4 wheel drive & an 8’ bed. I sat in it to try it out. My shoulders were too wide. I felt like I was sitting in a kids toy car. I tried to close the driver’s door but couldn’t. Hence why I still drive my old work truck.
@@johnclyne6350 Those are both large trucks so it's reasonable for them not to both fit in a 2 car garage, which is intended for 2 sedans. I'm 6′4″ and I drive a 2003 VW Jetta because it has one of the highest head clearances for a small car, partly because the seat goes so low to the floor (obviously not designed for 99.99th percentile height people). The absolute worst vehicle I've ever driven for head clearance was a truck I borrowed from work once. I think it was a Chevy Tahoe. It was horrid. The best vehicles for head room are probably minivans because they have both a low floor and a high ceiling. There's a reason minivans are used for wheelchair accessible conversions. (I hardly drive anyway so I selected a minimal vehicle that would serve my needs; I delight in living an active life where I commute and shop by foot and by bike.)
@@cmmartti Compared to my work vehicle….I consider both of my personal vehicles cars not trucks. My truck at work is a TRUCK! 54,000 pounds. 11’11” tall X 9 feet wide & 26 feet long with air brakes. That’s a truck! I tried all kinds of vehicles at auto shows. I didn’t fit in any of them. Even trucks as you call them were too small. I tried them all. I don’t even fit in a first class seat on a plane. I get hit by the beverage cart atleast three times during a flight. The flight attendant thought she hit something on the floor & backed up & drove it harder into my shoulder. She backed up a second time & drove it even harder into my shoulder. No amount of apologies is enough for that kind of stupidity. I had to stand up so she could get past me. My knees are into the seat in front of me. The guy in front of me couldn’t lean back. We both live in a short person world unfortunately. I’m glad you found a vehicle you can fit in! My biggest issue is the width of my shoulders. I’m built like a lineman on a grid iron. I’m actually a power lineman by trade. Just not the other lineman. My wife who is also tall at 6’ watches as we go anywhere. She says people stop what they are doing & watch us with mouths agape. She says I’m a giant amongst mere mortals-LOL! There is a guy I happen to be friends with who is the restaurant manager & he’s your height. He has my shoulders. He always greets me with a big strong handshake. I looked at the garage when we were house hunting. I saw how big it was. Unfortunately I didn’t have time to measure it. There were two jeeps parked inside. They had room between them to get in & out. I thought both of my vehicles could fit. Back then I had the same Suburban & a 1988 Ford Bronco (the big one). The description of the house said 2 car garage. I took it for face value.
@@cmmartti Unfortunately with my job & the distance I have to travel now. Commuting by bicycle is too dangerous. Even walking is too far at 21 miles each way. My employer gives me 1/2 hour to report to work on a call out. I have to drive to work. I bought our house purposely so it was close to work 21 years ago. It was 3 miles each way. 10 years ago they closed my work center & now I have a long commute. Unfortunately all three hills are steep & long. The roads around here are dangerous for even motorcycles. There was a death last week a few blocks from my house. The roads are old & too narrow. They are barely wide enough for a vehicle let alone a bicycle & a vehicle. There aren’t any sidewalks here either. I live in rural New England. I used to commute by bicycle a very long time ago. I got hit by cars twice while commuting at night. One time I was taken by ambulance to the hospital. Yes, I had lights on both front & back. It doesn’t matter. Drivers are just not in tune to look for pedestrians or cyclists especially at night unfortunately.
This is why you never pay in full upfront and you need to make sure there is a significant final payment in the end that they will be motivated to fix the punch out list. Never hire a contractor that doesn't leave a good portion (25%+) as the final payment.

Because builders are cheap! They cut corners on everything. I hate to say it but I will. The builder was trying to get over on the owner because of the color of their skin. I'm glad he pushed hard enough to get it fixed right! Koodos to him. He deserves it especially as a fire fighter!

Newer homes are built on smaller lots because land prices are high and going higher. In order for developers to make money they need to squeeze more homes on a given tract of land. 50 years ago they built fewer on the same tract of land. With high land prices developers must build more land on the same size tract of land than before. All that said the garage space will suffer along with the size of the green space for kids to play. That's why smaller garage space with homes being built closer and closer together. In order for your garage to actually fit two cars buy an older home or custom build one.
The only requirement that makes a garage a “2 car” garage is having a 16’ garage door. Garages have become smaller over the years because of lot sizes and lot prices. Something on a floor plan has to be sacrificed when trying to maximize living space on reduced lot sizes and garages usually take the hit.
Trying to fit 2 cars in a garage with a minor fix like that is far from the an isue. Most people probably can't even afford 2 cars, let alone a nice house with a 2 car garage. Clearly, if they can afford all that, they have the money to fix it if its that serious to them.
Home plan designers and builders have not adjusted the size of a two car garage since forever ago when people had smaller cars. Now we have SUV's, Pick-ups with cars. They don't leave any room for storage. Some subdivisions do not allow sheds in your yard. Where do you put the lawn mower? The only other option is to build a 3 stall. But, if your plan only has a two stall, the door is 16' wide. Put two vehicles in there and some one can't get out of their car! We had this issue at our last house. Door dings happened. We really need a 9'x18' door! 20x20 should be 22x22. Come on designers, make it happen. Get rid of the service doors too, they are useless.
2 car garages seldom fit 2 cars.. but that design was definitely a huge mistake!! I have looked at plans and found many mistakes that would have been HORRIBLY disastrous.
a solar waterheater wouldn't take up any space inside. on demand has downsides... if the power goes off you instantly have cold water... if a tank you have time to have lots of hot water.
Unfortunately the term "# car garage" only refers to the size of the garage, not how many cars can actually fit in it. However, suppose the customer raises this concern with the builder or realtor. In that case, the buyer can measure their car or find the dimensions online and compare them to the dimensions of the garage while taking ingress and egress into consideration. The water heater location should be on the blueprint. If not, it is up to the builder to accommodate the needed space.
Lot of people would not be able to read a old blue print. Now a days the plan would be published in form of a PDF, which would be even harder to read on a 24" computer screen due to zooming in and scrolling side to side, and up down. They might see the floor plan, but not realize the mechanical, electrical & plumbing systems are in a different section of the plan. The. Uilder should have known better than to build a poor design.
I'm a power lineman for a living. Some of my coworkers have million dollar houses. Personally that's too much house. I bought a modest house for $250K. I still have another ten years to pay it off as a "SINK". More house equals more cleaning & more energy used to heat or cool it.
I guess two cars mean a couple of sub-compacts. My neighbor bought a home with a "2 car garage that had a 12' wide door. The stairwell into the home from the garage was centered in the garage making it impossible to park even a mid- size . The solution suggested by the contractor was to build a detached garage...behind the house...with no access.
I just watched a video that showed how they have shrunk from 24x24 to 20x20 and smaller.. it is a joke. My suv fits in my garage but nothing else. they should call it a 1car/1bike garage.
They DO NOT build houses the way they used too, especially by me in Ontario. They now make the houses so close together, small driveways, postage stamp back yard, literally all the houses are built together, like duplexes and overpriced. The houses from the 1950s-1970s are way better, nice ranch style suburban houses, with decent space between the houses, decent back yards etc… Now developers want to squeeze every last dollar and square foot into houses, that look like shit and literally just so close together… its so sad…
Seriously? It’s super common. Usually in the attic and usually closer to where the water will be used otherwise it will be traveling really far and you’ll be waiting a long time to get hot water. Unless you have a recirculation pump.
Better solution is to go with a tankless water heater. I installed one in my home. Endless hot water from a fairly small machine that hangs on the wall.

The U.S. currently has the LARGEST size cars and trucks. Maybe that is telling us something. The old "land yachts" were not even as long as current trucks.
Either way, all it takes is one slip up when parking and the water heaters are ruined, and water is going everywhere. I would not place them in the garage. I'm sure the house has a basement, why not there? That's what every home with a basement I've seen does... Still, if they're going to be in the garage, why not place them this way from the start? I have so many questions for this home builder.

My garage is an extra long, so I have storage up front. However my mirrors have about a 5" clearance on both sides when pulling in. Good thing I have a car because nothing bigger would fit.
Massive? The test fit shows a blue Honda Accord which is an mid-sized sedan, granted its way bigger then years ago but he ain’t trying to park an F-150 full size crew cab in there. I’m actually dealing with this various problem in a house I’m trying to purchase, they put the air handler for the A/C in the garage turning your typical 20x20 (400 sq ft) 2 car garage into a 1.5 car garage. No problem if I had Miata.
You think that's bad, I went from a true two car garage to a one car condo. Even in my one car garage I still have room for a work bench, overhead and one sidewall shelf and a 12 gallon air compressor.
That's the problem there. You bought from Ryan Builders. There's a reddit horror story out there about them harassing people into getting their tenants to join an HOA, but after a legal battle, it came out that Ryan Homes had their homes inspected, by an unlicensed realtor.
Hughston Homes is by far worse than this. Want a great news story, talk to homeowners in Grovetown, Ga. If anything with the builds could go wrong, it did. Now there are a bunch of angry homeowners fighting to get the new homes they paid for.
Now imagine some full-sized crew cab pickup, but a European car could have fit in there. Frankly, cars and trucks in America are too big for most people without a valid reason.
I hate that we live in a world where companies and people have to be shamed into doing something so obvious.

Cars are bigger now. New compact cars are now size of full size sedan.

On-demand are less than a foot thick and can hang up high. No need for the barrel type heaters.

Trying to fit 2 cars in a garage with a minor fix like that is far from the an isue. Most people probably can't even afford 2 cars, let alone a nice house with a 2 car garage. Clearly, if they can afford all that, they have the money to fix it if its that serious to them.
being from wisconsin we could never do a water heater in the garage like that... why are there 2 water heaters i do not understand that part

Home plan designers and builders have not adjusted the size of a two car garage since forever ago when people had smaller cars. Now we have SUV's, Pick-ups with cars. They don't leave any room for storage. Some subdivisions do not allow sheds in your yard. Where do you put the lawn mower? The only other option is to build a 3 stall. But, if your plan only has a two stall, the door is 16' wide. Put two vehicles in there and some one can't get out of their car! We had this issue at our last house. Door dings happened. We really need a 9'x18' door! 20x20 should be 22x22. Come on designers, make it happen. Get rid of the service doors too, they are useless.

2 car garages seldom fit 2 cars.. but that design was definitely a huge mistake!! I have looked at plans and found many mistakes that would have been HORRIBLY disastrous.

a solar waterheater wouldn't take up any space inside. on demand has downsides... if the power goes off you instantly have cold water... if a tank you have time to have lots of hot water.
Unfortunately the term "# car garage" only refers to the size of the garage, not how many cars can actually fit in it. However, suppose the customer raises this concern with the builder or realtor. In that case, the buyer can measure their car or find the dimensions online and compare them to the dimensions of the garage while taking ingress and egress into consideration. The water heater location should be on the blueprint. If not, it is up to the builder to accommodate the needed space.
Lot of people would not be able to read a old blue print. Now a days the plan would be published in form of a PDF, which would be even harder to read on a 24" computer screen due to zooming in and scrolling side to side, and up down. They might see the floor plan, but not realize the mechanical, electrical & plumbing systems are in a different section of the plan. The. Uilder should have known better than to build a poor design.
Would have been easier to just do it right in the first place, glad it got resolved!

I'm a power lineman for a living. Some of my coworkers have million dollar houses. Personally that's too much house. I bought a modest house for $250K. I still have another ten years to pay it off as a "SINK". More house equals more cleaning & more energy used to heat or cool it.
So….I gotta a really weird question, why didn’t the home builders take care of THEIR PROBLEM??
Because they just had the house built and it should’ve been done right the first time.
Didn't want to spend money out of their profits to fix it for them and everybody else's garages they messed up.

I guess two cars mean a couple of sub-compacts. My neighbor bought a home with a "2 car garage that had a 12' wide door. The stairwell into the home from the garage was centered in the garage making it impossible to park even a mid- size . The solution suggested by the contractor was to build a detached garage...behind the house...with no access.
That is why you pi get an independent person to check it.

I just watched a video that showed how they have shrunk from 24x24 to 20x20 and smaller.. it is a joke. My suv fits in my garage but nothing else. they should call it a 1car/1bike garage.

They DO NOT build houses the way they used too, especially by me in Ontario.
They now make the houses so close together, small driveways, postage stamp back yard, literally all the houses are built together, like duplexes and overpriced.
The houses from the 1950s-1970s are way better, nice ranch style suburban houses, with decent space between the houses, decent back yards etc…
Now developers want to squeeze every last dollar and square foot into houses, that look like shit and literally just so close together… its so sad…

Seriously? It’s super common. Usually in the attic and usually closer to where the water will be used otherwise it will be traveling really far and you’ll be waiting a long time to get hot water. Unless you have a recirculation pump.

Better solution is to go with a tankless water heater. I installed one in my home. Endless hot water from a fairly small machine that hangs on the wall.

Either way, all it takes is one slip up when parking and the water heaters are ruined, and water is going everywhere. I would not place them in the garage. I'm sure the house has a basement, why not there? That's what every home with a basement I've seen does...
Still, if they're going to be in the garage, why not place them this way from the start?

My garage is an extra long, so I have storage up front. However my mirrors have about a 5" clearance on both sides when pulling in. Good thing I have a car because nothing bigger would fit.

Massive? The test fit shows a blue Honda Accord which is an mid-sized sedan, granted its way bigger then years ago but he ain’t trying to park an F-150 full size crew cab in there. I’m actually dealing with this various problem in a house I’m trying to purchase, they put the air handler for the A/C in the garage turning your typical 20x20 (400 sq ft) 2 car garage into a 1.5 car garage. No problem if I had Miata.

You think that's bad, I went from a true two car garage to a one car condo. Even in my one car garage I still have room for a work bench, overhead and one sidewall shelf and a 12 gallon air compressor.

That's the problem there. You bought from Ryan Builders. There's a reddit horror story out there about them harassing people into getting their tenants to join an HOA, but after a legal battle, it came out that Ryan Homes had their homes inspected, by an unlicensed realtor.

The standard used to be 24 feet by 24 feet. Now your lucky in new builds if you even get 20 by 20. Most of the time its less...
A few dollars/easy for the builder to fix; a big hassle for the homeowner to fix by him/her self.

Hughston Homes is by far worse than this. Want a great news story, talk to homeowners in Grovetown, Ga. If anything with the builds could go wrong, it did. Now there are a bunch of angry homeowners fighting to get the new homes they paid for.
