My first thought was a kidnapping plot gone bad; Tamagawa conspiring with someone else to extort money from his boss. He leaves the front door open, his accomplice (in the white car?) snatches the kid, but maybe something goes wrong and Mai loses her life. Tamagawa has his alibi, but no victim with which to make a ransom demand, and he and his pal aren't ruthless professional crooks who would have demanded a ransom knowing the victim was already dead. So they panic and just decide to keep quiet about the whole sordid affair.
I also think that is what happend. Nothing he did made sense that night. And who goes to meet a friend at 11 pm if they had to stay behind for work next day? They should have put him in jail till he confesses and tells where the body is.
Theoretically, unless there was a witness the entire time, tamagawa technically doesn't have a full alibi. Conspiracy to commit a crime doesnt mean you have to be there. Also was there not a phone in the house? Going to a payphone to call his friends. It says he left briefly and then returned 15 minutes later. Was that the phone call? Was the second staircase door , (for the outside stairs).. unlocked? Could someone go through the first staircase, taken Mai and went out the other staircase? Or maybe hid in a closet and left after the grandparents went to bed? The sudden work that needed to be done? I wonder if that involved other people that may have shown up briefly that night. Bonnien haim's son was 3 when she disappeared, and repeatedly told people his father had did it. 25 years later, he found his mother's remains. Children dont always tell tall tales.
I'm kind of in the same boat. He's the most suspicious person, but that alone isn't enough. Weird things happen, and perhaps it's just because it's only a small snippet of the case shown in the video but as presented they didn't really have anything on him other than him being kind of weird.

Ditto, I would be looking at any of the construction sites he had access to during that time.
Him sitting on a bench for some reason definitely screams “I’m here to establish an alibi”. I really wish they arrested him…

I think the sedative that must have been used to facilitate the kidnapping likely killed her so everything was buried instead of a ransom being made
