Affordability is always one of the hottest topics on my channel so I was excited to find a company with options under $100,000.00. They're called Idacore Homes and have a line of small footprint models with prices starting at $59,900.00. In this video I look at who they are, what they're building and how much they cost. Models like this are more up my alley. I started looking at prefab to save money. The recent videos with models that cost 200-300 hundred K defeat the purpose.
I would love a cheaper one with 2 bedrooms but I would like to have them standing up on the 2nd floor and have a great kitchen living room and bathroom on the 1st floor with a washer and dryer in the bathroom with some storage for some of my clothes.

I LOVE THE 60K.I WOULD PUT A REFRIG AND COOKTOP.
The larger home reminds me if a wheelhaus. Price pint is encouraging.
Count me as one that is not interested in climbing stairs to go to bed! And I like a bedroom I can stand upright in, call me crazy. But I do like the two bigger options. And the price isn’t that far off if the quality is there. 👍
Of course, I like the one that shows a pool table...That looks like an excellent family cabin to stay in for a week or so at a destination location like a national or state park or a casino...or crews working out on a construction site for a while. I like the earthquake stability through the light gauge construction. Could be a great rental or event space, or clubhouse as well. Thanks, Kerry.

Ahhh my Sunday "Let's see what Kerry found" video! I Like the second model with the blue door and the bedroom. One could always have a sliding glass door or single glass panel door in the bedroom instead of the window for a 2nd exit. Yes on a fridge and space for a cooktop. shivering black bell thumbs up and hearts~

The Maverick pricing seems a bit ridiculous to me. It would be a cool home office but not $59k cool. The others, ironically, don't seem that bad as they scale up (usually I find the pricing more ridiculous the larger the units get).
One thing I'd like to know from your channel/videos is whether the builders offer customized designs or not at all (you're buying what they've dictated and that's it). One of the models here was 2 bedroom with 2 bathrooms. 2 bathrooms wouldn't really be needed if it's a no kid household or empty nesters downsizing. The 2nd bedroom can be nice, but I'd want the option to completely remove the 2nd bathroom, or customize it to be something like a laundry room. Space is obviously a premium in what this channel focuses on.
Price per square foot is scary high on these.

Yes. $60k is nice, appliances extra is fine, shipping & install to NC will hurt, but c'est la vie, c'est fromage....
If the awning horizontal support beams on the largest model are covered with wood, they'll eventually rot out due to being exposed to inclimate weather. Attractive pricing though

Kerry. I calculate that the 197 is about $304 per square foot. December 2022 data from Home Advisor indicated that the average cost to build by size is approximately $150 per square foot (less than half). I am not understanding why these prefab Builders are charging so much!?!?! Is it strictly supply and demand?

Pam here….I soo so many ‘new’ prefab builders popping in HIGH REAL Estate priced areas….building the ‘cheapest or lowest’ cost home and sharing premium price for it becasue of the LOCAL market, essentially increasing their ‘profit margins’ not really providing a cost effective housing solution. They are just fueling the inassessibilty of affordable homes for the average person.
I know it's not here , but I would like to see something on the smaller side , steep roof and stairs going up.

Maybe one of the bigger ones, but none of them have a sufficient kitchen. A good kitchen would be far more meaningful than a second bathroom. This means upper and lower cabinets, counter space, range, full-sized fridge, decent-sized sink, dishwasher and pantry.

Pricing a little better
It never makes sense to me to put 2 bathrooms into a small dwelling. It seems like a waste of space. One bathroom and more living space is what i would want.

Thank you Kerry. This one, definitely not one of my favs. I'm not impressed with the exterior design at all. The interior seems nice but the furniture images are so out of proportion I lost interest. I do like the large windows. So these are a nah...but you are fabulous and I appreciate your time and videos.

The only problem with these prefab home companies is being able to order one in a timely fashion…
You can buy a shed at Home Depot around the same size for like $5k.. you’re telling me everything in this is actually worth 60k? No chance
