  • Location surveys are also known as a mortgage survey, are often required by your bank or mortgage lender when you are buying or refinancing a home. These types of surveys are typically done for banks, mortgage lenders, real estate title companies or attorneys who do real estate closings.
    A location survey is a print drawing by a surveyor showing the relationship between the lot lines and improvements. Common examples of improvements would be the home, deck, patio, garage, shed, barn, fence, retaining wall, swimming pool, driveway and sidewalk. When they are completing a location survey, they are usually looking to make sure all improvements are located within the lot lines, and that they are not located within the building setbacks or utility easements.
    A location survey or mortgage survey is an approximate survey (not exact) with the goal to approximately determine the location of the property lines, buildings and other improvements such as a driveway, sidewalk, retaining all, yard barn, detached garage as examples and how they relate to one another. This type of survey is not a pin survey and in most cases the surveyor is not required and does not place flags on the lot corners.
