    Shelby, you should make a QR code with a video explaining how to use everything in the house and put it in the guidebook. A video is always more quick and easy to understand than reading.

      Look it up. It’s a new scam going around using QR codes to scam people. All it takes is a guest manipulating the code.

    Shelby me and my partner have a 3 bedroom airbnb in Palm Springs. And we live in seattle, so a lot of similarities :)
    A few things we learned....
    1) Pool heat would be kept at 85 or 86. we keep at 86 deg and charge $60 a day. But I'm reasonable with this. If its like October and its 90's during the day. the pool still needs to be heated but I only charge like $30 a day. But our guidebook says $60.
    2) TV's in each bedroom. I'm amazed at how many people go to sleep with a TV. Oh and buy Roku's for each. Roku's have a guest mode which automatically logs them out of the apps when they leave. Its pretty slick.
    3) You got a labeler, you'll need to label anything that is not obvious. For example we have misters, and it requires turning on two faucets. So I have a small 5x7 picture frame attached to the wall where the faucets are with laminated instructions in the frame. We have a random switch which is on wifi on the wall to turn on the string lights outside. Had to label that. Like I said if its not obvious people need help.
    4) we have bunch of pool floaties. luckily we have a walk in shed on the side of house where they all reside. So yeah for your cornhole game and whatever floaties you have, you have that small Rubbermaid closet on the side of the house, they make big chest ones. maybe get chest one, so people can just throw the toys in there. People really appreciate the pool floats. we have tubes, noodles, some loungers. just getting some noodles is great. oh and get a couple kids life preservers. I've had some renters really appreciate that too.
    5) I see commenters mentioned a pool cover. If its your own house yes, but for a rental. it would be a nightmare.
    6) right by the front door, we have a 8x10 frame on a table listing the wifi, etc. so yeah thats a great idea.
    7) keep your hot tub at a slight lower temp. a true hottub is like 103. we keep ours at 100/101. people are there to drink and relax. So they want to stay in longer. 100/101 is great temp to lounge for longer periods of time.
    8) Our pentair system works great, but there is a way to sidestep the pentair system where people can control the temp and turn on the heater. We never had a problem yet, with anyone messing with ours, but there is a way around it. ( sorry about being vague I don't want to post it here)
    9) yes get board games! make sure some of the games, 6 people can play. Puzzles are good too.
    10) I see you got Sonos, connect it up to all the music apps. I use Pandora, not spotify. but had a renter wish we had Spotify on it. So I added that.
    I'm sure I can come up with many more, after reading the comments, these are the ones that come to mind.
    and you probably know this, but yes things will get broken, but overall, people do respect the house, and all the Palm Springs house rules about noise, etc. seem to keep the partiers at bay. What bugs me is people do not put stuff back. Like you had a guest put your gas lighter somewhere, and it went missing. Its probably not gone, its just left somewhere. So everytime we go to the house, we are like where is this or that.
    and unfortunately even though you have a guidebook in a 3ring binder on house rules and what needs to be done for check out. People don't seem to follow it. ugghhhh

      I clean an airbnb for a friend (not in Palm Springs) but despite having multiple laminated sheets with check out instructions, nobody seems to follow them to a T, which is a little frustrating. Never a HUGE deal, but still a little annoying.

      i literally live out of airbnbs 9 months of the year, i was recently in a villa in bohol island for 4 months, and it had a pool with controllable lights which was awesome but my absolute favorite part of the airbnb was simply the sonos... being able to control the speakers around the villa, by the pool, kitchen.. .all seeminglessly, we absolutely loved it, so definitely leave instructions for your guest about the sonos.

    88 is really hot for a pool...from a former lifeguard, most public pools are kept at 80 and little kids are fine at that temp. Save the money and don't heat it above 80

    You may already have these things but a collapsible luggage rack in each bedroom, hair dryers, yay for 4 pillows. Bottles of water or water for purchase are nice. Also be clear about what to do with the trash and provide extra trash bags. Insulated coffee mugs are nice. Doesn't have to be yetis but the knock off ones from walmart are nice. It takes me a long time to drink my tea and I like to sit outside and it always cools off in a regular cup/mug. Microfiber beach towels. A small cooler in case people want to pack a lunch. These are all things that we have sooo appreciated at airbnbs.

    Not sure if you’ve done it already but TONS of board games are the best. Things like Clue, what do you meme, 4bidden words, regular card deck (can be used by guests for drinking games). Things like that are the best

      I suggest telestrations! My family played that for HOURS when we were at a vacation rental, everyone ended up buying one for their house. 😅

    I thought you said you could get fined for guests playing music. Leaving them an outside projector could yield those same results. Also, that’s a lot of trust with strangers with that type of equipment.

    Might sound tacky but having those in picture frames like the WiFi and main rules you really want people to respect. Def love when Airbnbs/Vrbo do that. I still flip thru the binder but having those in your face is a nice reminder

    I love all of what you strive to provide for your guests!
    As a super host going on 4 years- my biggest word of advice is, when opening up your very first rental. Start small. As muuuuch as you want to provide allll the fun stuff, you will set yourself up for more work. Every amenity will require even more questions, how to’s and possibly even more problems for you.
    Just stick to like 3-maybe 4 big things at first and add more on the more you master how to manage them. As much as you can dream them being able to ‘have it all’ you will soon realize that you will sacrifice your time the more you put on your plate.
    I really love all that you have done so far.

    Most AirBnB's we stay at in Florida during the winter months charge an additional daily or weekly fee for the pool heater. It's usually somewhere around $50 per day or $200-300 for the week. We usually pay it if we know we'll be using the pool. They lock the control panel if you didn't opt for it.

      It takes a long time (12 to 24 hrs) to heat a pool 20 degrees. A client would prefer to arrive to a heated pool. An agreed temperature, i.e., 88° F and a remotely controlled scheduler would make a flat rate fee workable. Being able to set the pool heater with an on/off with a scheduler would be convenient and possibly a method of monitoring usage.

    Yeah, some big yard games put in a big pool box in the back will definitely spice things up a bit! As for the inspection, not everything goes smoothly the first time, Shelb. Just know that you’re project is almost there. Don’t give up! We’re rooting for you!

    From New England it shocks me that people still heat a pool in an area that you can swim all year long because the temps don't get that low. And 88 degrees??? We swim in about 70-75 in the middle of summer max 😂

      Palm Springs gets very cold at night--especially in the winter. So, any day heat is gone by the morning. And it takes forever to heat back up with ambient warming. Also, you come to Palm Springs for a spa-cation. So, guests will demand--and pay for--an ideally heated pool temp. I own an Airbnb in LA.

      I agree! I just rented one in Gulf Shores, AL and I fell down the stairs that did not have a hand rail for the last 5 steps that curved around a corner and had very uneven risers! Also, the seawall was destroyed in Sally and caused the parking area to be flooded with 6" of water! We had to drag luggage through sand and weeds in the dark! Ridiculous. It wasn't cheap either. 2k/week. Oh, also no manual at all, no board games, one dryer sheet, 2 trash bags for 2 people for 7 days. I knew from other Airbnb stays to bring extra consumables.

      @@kate-ne I am 61 and I landed flat on my chest, I mean ALL the way down. I scraped my left shin bone bloody, through my jeans and hurt my left palm and 2 nails separated from my nail bed on me R hand. My L knee is very arthritic was painful to begin with, but that made the pain even worse. It could've been much worse. I felt lucky I didn't break any teeth or hit my head on the cinderblock wall that I missed by an inch or 2. So definitely could've been worse. Thank you for asking!!

    The Airbnb we’re renting next summer has a heated pool fee. It’s something like $250 for the week. That would probably be the best way to go

    The house is looking great! Tv's in each bedroom is nice but I don't think it's necessary since there's a tv in the livingroom already. Just seems like an unnecessary expense. 😊 But I love that you have got some outdoor games 😍

    Shelby, have you considered a solar cover for hearting the pool? I grew up in the so cal desert and this is what we used. It’s worth a though as they kept our pool really warm. House looks great!

      I live in Mexico and we started covering our pool last year and it's a freaking game changer!! It also keeps the pool cleaner. We also have solar panels and they also help a lot to keep costs down.

    As someone who has an Airbnb property, I would keep in mind that not all guests are going to treat your home as well as you do. Be prepared to have things broken and things go wrong.

    Shelby, you could film videos that SHOW how to operate things to go with the your written instructions.
    Also, you might check into solar panels to take advantage of the 350 days of sunshine per year. A couple of batteries like Telsa's power walls could store and power the house 24-7. That could cut your electric bill substantially and pay for itself in 10 years or less given the tax credits and your location for solar.

    If you have simplisafe I recommending just replacing all your sensors with your own adhesive. I have that system and the adhesive they provides sucks. Even with cleaning the surfaces ahead of time my sensors were falling off left and right. I replaced them all with the command 3m strips and haven’t had a problem since.

    Hi Shelby, I forgot to mention earlier. You may want to also consider adding a Pool Alarm (i.e. like "Lifebuoy Pool Alarm System". Shop around, there may be one that is perfect for an AirBnb.) for the well-being of your guests. Also, maybe add flotation safety devises discretely near your pool for easy/fast access if needed. Stay safe and best wishes.

    How about putting QR code stickers on all appliances, like the grill, or wifi, anything that needs instructions, etc.
    The QR codes can direct visitor's phones to instructions, which you can update remotely, as needed.

    Lowes has globes by Portfolio and Litex in various sizes and with really cool designs that I think you would like. They also carry self closing/spring loaded gate hinges that don't require that adjustable spring which as you found out can break easily (even on it's own after long use). Solar panels would be a great investment for the property to lower electric costs and there are some great State and Federal refund programs that can pay for part of the cost of materials and/or installation. Definitely want a Bluetooth connection on your projector (it looked cool out there BTW) so people don't bother the neighbors and can use there own ear buds if they aren't comfortable using headphones that strangers have used. House looks great!

    Not sure if this is possible, but is there a device you hook up to your pool heater that connects to an app on your phone? So you can control the heat from wherever? That way if renters leave it on once they depart or if you see on the backyard cameras that they’re not using it during their stay you can turn it off/lower it? Just a thought

    I feel like a projector near the hit tub in Palms Springs isn’t the move, most people wouldn’t use it as people can’t sit that long in the hot tub anyway but especially in Palm Springs where it’s so warm

    Not sure if you and Monica have considered this but a lot of Airbnb's I've visited have a tappable device that automatically fives guests the wifi! It's so much easier and I think pretty cheap :)

    @Shelby, no music outside is a rule. The hottub with jets are loud, and sound from a projector would be too loud. We installed two free-standing outdoor speakers on the opposite sides of our hottub for stereo music. Local, so not too loud. Maybe, wireless Bluetooth speakers on 4 ft pedestals would work. Optionally, moved around wherever for local (low volume) music and easily recharged inside. Waterproof rechargeable Bluetooth headphones if no outside music is aloud.

    I've used airbnb before and the one I stayed in had a neat chalk board on the wall where the host wrote helpful information like wifi password and list of stuff for guest to do when its time for check out. I found it very helpful

    Another great vlog and hope you can get the door fix soon and such so you can officially be done with all the inspections. But I'm so glad to hear that your mood has changed on the house and you're enjoying it more and that it's less of a burden. As some have commented, if you do go with TV's in each room, definitely get a Roku/Chomecast/Fire Stick, etc. so people can watch content. Same with the projector also having those capabilities.

    Great idea on the book. I think every appliance etc needs a ‘hot to use’. I’d be clueless. Also include lists of recommended restaurants, grocery stores, things to do etc. Also I think TVs in each room is expected at minimum. People have their own shows and like to watch before bed etc. stops fighting over tvs. Lol. Also I’d say if you put merch on a shelf as decor people might think it’s a free gift. I probably would.
    Also make sure you include the cost of heating the pool in your rental expense because most will definitely be turning the pool heater on- probably leaving it heated the whole stay- and not be worried about how much it is costing you.
    Love how the outside glass and doors came out.
    Can you put that Rubbermaid cabinet over on the wall that is along the bushes line? It would be more hidden etc unless it blocks a slider door over there. Wasn’t sure if that was a window or door (left of where it is now)
    Does a projector stay outside? Id think not. So cant people decide where to watch? You can suggest both walks in your book. I have no idea how projectors even get movies to play. Curious. (Jump drive??)

    You should look into having solar powered heating for the pool! Some people we know had that and it was awesome.

    A random series of thoughts...
    1. You should get racket club resort matchbooks for guests to keep and they'd be handy for lighting things like the fireplace
    2. You should consider getting a nice shampoo something like a purple shampoo for those who have blonde hair
    3. Random pool toys like those rings you can dive for and maybe even some goggles.

    5:30 - Recall heating the pool (only 14,000 gallon size), to ninety degrees, once or twice, for family get togethers. (Like bathtub temp.) Back then, the gas-co had a level pay plan, (spread the peak cost over a rolling 12 month time frame). I do not see those plans being advertised up-front on their web site, maybe it is now one of those: “Have to call to inquire about plans”. Good times wished to you and everyone.

    I’d definitely include instructions in your guide book about how to turn the pool heater on and off :)
    Btw, I’m not sure a projector by the hot tub is the best. It’s a fun idea, but aren’t you not supposed to spend that much time in a hot tub?

      The projector can be easily moved so it’s more of just something you can do if you want - I actually like just playing music videos etc on it more than watching movies

    I live in Florida and have solar heating for the pool. Would that be an option for you? It’s an up front cost obviously but then free after that to heat!

    As an added convenience, you may want to make like a laminated quick guide that you could potentially put into a nice 3 ring binder that you used to find often at hotels for "things to do around here" but targeted for your house to let whoever is staying there very quick tips/guides on what various amenities are available in and around the house, as well as some directions as to how to access them and how to "nicely" put them away. Nothing outrageous but I can see whoever coming if they aren't familiar with all the various tech and "accessories" that are part of your unit, can appreciate that extra step. Though I guess it may encourage people to use "more" stuff than they were going to and potentially eat into your profits...?

    My cousins had a pool and they had a big plastic floating cover that sits on top of the water when you aren’t using the pool and it helps heat it on sunny days! It would help lower the heating bill! I don’t know how the technology works but it’s worth looking at☺️☺️

    Most airbnbs I've been to charge daily for pool heating. I've been charged $50 a day before on a 7 day trip and $80 a day before. When booking the airbnb it was an option if I wanted it or not and honestly, if it's on the cooler months most people never say no to it.

    I stayed at an Airbnb in Cali in the winter and I paid about $60 to heat the pool for a day. It was noted in the ad that it was an extra fee and we wanted to swim at night so it was worth it for the big group. You could offer that!

    My parents have a small cottage and they use smart plugs that are wifi connected to control things when they are not there or when they are renting it. For example, they heat the cottage in advance, they open or close the pool lights, etc.

    Self closing door hinges are available at any big box store. No need for a bulky spring that is hung at the wrong angle. Additionally, pool covers work well in Silicon Valley; I assume the angle of sun in your area of California is not much different. Best wishes in your endeavors.

    Oh also - bout the pillows, get 2-3 European pillows + plain white, simple pillowcases made for European size. Yo put at an angle in front of the other 2. It looks more like a luxury hotel then. Also, put a throw blanket on each bed, draped across a corner so a guest could briefly rest or read, using a light throw. Good luck:)

      nah palm springs is basically a retirement community for seniors. shelby wouldn't want to be there year round. and her & monica specifically bought this property to rent out bc they can make bank on their rental during coachella and any other time it's rented during the year is just icing on the cake

    Wifi & Password like framed in the kitchen is nice. And when I have stayed in Palm Springs, they charged us per day if we heated the pool.
